What do you do, on a $250,000 cash deal, when the buyer pulls out a personal check ? - 06/29/09 11:42 AM
The buyer pulls out a personal check on a $250,000 cash deal (this happend last week)  What do you do ?
Scream and yell !  Maybe argue a little bit.       Tell the title company they should take a personal check.      Arrange for last second seller financing.      Get someone to agree to do a bridge loan.      Keep your cool and have the buyer go to his bank. Obviously number 5 is the best answer.  If you picked a different answer, I would reconsider immediately !!!!
(Update - the buyer was reminded several times via email and phone … (74 comments)

SOLD ! A Pier 3 Condo at Historic Penns Landing in Philadelphia - 06/28/09 07:28 PM
We just sold one of the condos in the Pier 3 Condominium building as settlement was this past week ! Pier 3 is located at Penns Landing, which is the most visited river front location in Philadelphia.  The Pier 3 Condos are literally built on a pier that stretches out into the Delaware River.  It offers amazing views of the river as well as the Ben Franklin Bridge.  Inside includes a 24 hour doorman, a wonderful indoor pool and a fitness center.
It is not easy getting these types of properties sold in this market.  But with the right Realtor on your side providing intensive Internet marketing and … (6 comments)

Philadelphia Independent Film Fesitval in Northern Liberties ! - 06/27/09 06:17 AM
Where else can you go where there will be 190 movies (233 total including second showings) over a four-day festival ?  Well, right here in Northern Liberties through June 28, 2009 !
It is awesome that these independent films get an opportunity to be shown, especially because we are disappointed over pretty much EVERY main stream movie !  The venue being in Northern Liberties is both vibrant and centric for the movies and the folks coming in to see.  Some of the cool places for the screenings include Tower Investments, City Fitness, Exit Skateshop, Yards Brewery, Arbol Cafe, Dave and Busters and Invincible Pictures.

How many leads are generated by your corporate site ? - 06/25/09 07:45 PM
I had the pleasure to meet with a Technology Trainer from RE/MAX International this week and learned some interesting facts about RE/MAX as well as some new features that agents are currently benefiting from which I will discuss in another blog post.
I have been very impressed with the new look of RE/MAX.com .  The layout and design are much improved for the consumer which is great to see as well as the many cool features a consumer can utilize when doing their home search.
What I am most impressed with are the statistics though.  Right now, RE/MAX.com is generating well over 2 … (17 comments)

Back to Square One with TD Bank! "NO MEANS N0" Continued ! - 06/23/09 07:28 AM
Back to square one with TD Bank ! "NO MEANS NO" continued !
This is a blog post I wish I was not writing.  Six weeks ago I wrote a featured blog post "TD Bank says No Means No - We choose Foreclosure.  Do Not Call Here Again !" that brought some attention to the difficulty I was having with TD Bank in Philadelphia regarding a short sale I was doing for my client.  The post seemed to have gotten to the right people (TD Bank commented on the blog - comment number 56) and it seemed as though TD Bank was making … (17 comments)

"It is not easy being green." Or is it? - 06/19/09 03:14 PM
"It's not easy being green." “It's not easy being green” sings Kermit the frog. Being a life long fan of PBS in the 1970‘s including the Sesame Street gang, Zoom, and Electric Company, I sympathize deeply with good old Kermit. I am about as green as a glass of sand is quenching.  I try though.  I recycle my plastics, glass, and paper products but I make Chris take them out to the dumpster.  I try to unplug to reduce my carbon footprint but easily get defeated on groggy mornings when I turn the coffee maker ON only to realize 20 minutes … (27 comments)

Is your goal to own a real estate office ? - 06/17/09 08:16 PM
Is your goal to own a real estate office ?
Two months ago I recently purchased half ownership of RE/MAX Affiliates in Philadelphia.  It was not my goal to be an owner of a real estate office.  It is not something I ever set out to do.  It just sort of happened per se.   Sometimes I think "geez wouldn't it be nice to be buying up some low priced real estate properties instead of a real estate office"?   But when the opportunity came up to be a RE/MAX owner, I seized it !   After all, I have been running and … (19 comments)

Who was Keeping it Real in Northern Liberties Friday Night? - 06/14/09 05:13 PM
Who was keeping it real in Northern Liberties Friday night? Perhaps the better question is: Who was keeping it Photo-realistic?Jesse Beamsderfer and Arcadia Boutique were keeping real in the Northernliberhood on Friday night. Jesse is a talented technical artist whose photo-realistic fashion inspired ink drawings are featured in Arcadia Boutique through August.

We had a chance to talk to the artist face to face at his opening reception regarding the inspiration for his featured study called PAPERDOLLS. In speaking with him, it was evident that he has a real passion for drawing and I was amazed to learn that much of his work was done with a brush as well … (7 comments)

Housing Affordability Index is at Record High in 2009 - 06/13/09 06:08 PM
Housing Affordability Index is at Record High in 2009
What does that mean to you ?  Simple !  This is probably the best time to purchase a property in your lifetime, especially if you are a first time homebuyer !  Even though interest rates have climbed, it is still a great time and historically those rates are still very low.  We also believe that rates will continue to trend up over the course of the next year or two due to the risk of inflation.  The signs are already there with the price of crude oil, gold, copper and all the … (11 comments)

Selling Your Own Property: Our Recent Successes - 06/09/09 07:03 AM
Selling Your Own Property:  Our Recent Successes
When you sell your own property, it is a great case study to see if a Realtor practices what he preaches.  Also, it is interesting to see what your mindset and psychological reactions are to pricing your own home as well as negotiating on your own deal as well.  In May 2009, we settled on 2 of our own properties, one a beautiful condo in Old City and another investment property in Fishtown.  The Old City condo sold in less than 6 weeks and the Fishtown rowhome sold in 2 weeks !  Wow !  Who says … (12 comments)

A Year in Reflection as I walked (in FEAR) over the Ben Franklin Bridge ! - 06/07/09 08:04 PM
A year in Reflection as I walked over the Ben Franklin Bridge !
It was about a year ago that I started blogging.  One of my first blogs was a post that I wrote "Overcoming the fear of Heights" (I enjoy looking at some of my old posts).  I was so scared that day walking over the Bridge.  I could not believe that I had gone from being a bold risk-taker as a skydiver and an adrenalin junkie to the point where I was terrified of heights and needed to hold my wife's hand to ease my fear as we walked over the … (7 comments)

Real Estate Bar Camp Philadelphia ! - 06/07/09 07:59 AM
Real Estate Bar Camp Philadelphia !
As soon as I saw a tweet from Kim Wood regarding Real Estate Bar Camp Philadelphia, I signed up immediately for both me and Stephanie !  I got there a little late that morning due to a settlement (a great reason to be late !)  but even missing the first part of the morning, I got caught up quickly.  There was a ton of great information shared and communicated... am still soaking it all in.  I was even more impressed with all the people that came from outside of Philadelphia.  It was amazing to be … (7 comments)

(VIDEO) Be a Fly on the Wall at our Candid Camera Listing Appointment - Our first video ! - 06/05/09 06:17 AM
(VIDEO) Be a fly on the wall at one of our listing appointments. Chris is caught on candid audio. We just bought a new gadget - A Flip Video !!! Right after hearing Wellcome Mat's presentation at Real Estate Bar Camp Philadelphia, Chris and I literally ran to the nearest Best Buy to buy the Flip Video.
I hate reading instructions. I loathe manuals. I am more of a picture kind of a gal. Therefore, I am still trying to figure out how to fully use my MacBook after 2 months (which I love by the way). I pulled the video camera out … (52 comments)
