I was showing condos and townhomes up and down the river in Pier 3, Pier 7 and Dockside and a couple of townhomes. Stephanie was showing properties in Northern Liberties and Fishtown. As listing agents, we stress to our sellers the importance of ease of access for buyers agent to get in and how important it is to be accommodating. Here is a home remodeling tip that may make many of you traditionalists roll your eyes at me. Plywood Floors. That's right. I was just showing a client a property in Fishtown that had finished plywood floors instead of the more expensive alternative, hardwood. I was pleasantly surprised at how beautiful it looked. It was not the first time I had seen plywood floors as the main flooring material. I had seen painted plywood used in restaurants and artist studios before as well. The Best Real Estate Marketing Is No Match For an Overpriced Home Sometimes it can, but often times it cannot. At the end of the day, if the price is too high, the best marketing cannot overcome the price objection. Yes, more people and showings may occur as a result which may increase the chances the property may get sold, but at the end of the day, those are not great odds. Why would someone pay $3.00 for a dozen eggs at the fancy store when they can walk down the street and pay $2.50 for the same eggs ? In (14 comments)
