It is hard to believe how quickly 2013 went by !  We were super busy all year selling properties and have a feeling 2014 will be just as busy, it not more...
So to get right at it, below are some of our 2014 Predictions:

 
1.  The Philadelphia Real Estate Market will have its third straight year of appreciation.
2.  The top appreciating zip-code will be 19122 (South Kensington).

Similar to across the country, the Philadelphia real estate market has already started to rebound, showing many signs of strength.   Total housing inventory has decreased from 8,888 units to 7,862 units (from 12.4 months to 10.4 months of supply).   From June 2011 to June 2012, total homes sold ticked up to 4,533 from 4,450 with median prices being up 4.8 percent during that same period.   In many parts of Philadelphia, the inventory for some neighborhoods is extremely low where many properties sell quickly with multiple offers.   In 2012, the homebuilders have been … (2 comments)

Don't You Know Nothing Good Happens After 2 A.M.?
In a year that is already sparked by tremendous violence and crime and with the City of Philadelphia having the highest homicide rate in the Country, one of our City Council folks is proposing a bill that would let bars stay open an additional hour to help fund the ailing Philadelphia school district.  Can you imagine Old City, Manayunk, Center City and Northern Liberties bars open another hour? Did Philadelphia Forget to Vote on Election Day? When I first saw the Philadelphia Election results, I thought it was a mistake!  I saw that Mayor Michael Nutter had a little over 100,000 votes and Karen Brown had  a little over 30,000 votes.  My initial response was "is that it"?  That is all the people that voted?  The final tally was Nutter receiving about 134,000 and Brown receiving 39,000 votes.  My initial prediction was Nutter receiving about 90 percent of the votes but it turned out to be  74/21 percent which was surprising to me, partly due to the low turn-out.
