Good Morning All! 

Well, I'm finally settled enough that I have time to update the blog.  We survived two typhoons - although technically only one actually hit Shanghai hard enough.  We lost a few tree branches on campus but that's about it.  Typhoons in Shanghai are like thunderstorms in Michigan.  They just last a little longer.Zhong Xing Pond

Our campus is quite beautiful.  And very peaceful on the weekends when we don't have 2800 students wandering about.

 

 

 

 

 

 

 

 

 

 

 

 I teach Grade 9 and Grade 10.  My students come from Taiwan, Korea, Hong Kong, Germany, The United States, Japan, Australia and Thailand so it's quite an interesting bunch.  I live in a very working-class neighborhood.  I buy my vegetables on the street corner -literally, on the sidewalk.  I have to stand on my head to see what they've got.  I buy my DVD's from a local shop filled with chain-smoking men and kids looking for deals on the latest video games.  At night the sidewalk is wet from people dumping their cleaning water into the gutters and the whole place smells like something curled up and died in the storm sewer.  That smell would be something called Chou Do Fu.  It smells like the inside of a gym bag left in a sunny car for about three months but it's darn tasty.  Ah, it's good to be back. 

There are no less than six real estate companies on my block.  I happened to run into an agent that spoke a little bit of English.  We had a good talk.  He pretty much has the same problem here that we do in the states, too many agents getting into the business because they don't know what else to do and an abundance of listings that are just sitting.  They do 90 year mortgages here so when they say the contract applies to heirs and successors, they're not kidding.Jin Mao Tower

This photo is of the Jin Mao Tower and right behind it is the new financial center.  It was featured in a discovery channel documentary.  This is located in Pudong.  Pudong is a bus and two trains away from where I live and work.  Fifteen years ago there was nothing in Pudong but rice and hogs.  Now it is the financial heart of China.  Oriental Pearl Tower

This is an icon of Shanghai.  It is the Oriental Pearl Television Tower.  It's 145 meters tall and it's usually on the top of the list of anyone who visits Shanghai.  This picture was taken over the National Day holiday which celebrates the founding of the PRC.  National Day is a seven day federal holiday where just about everything is closed, including Citibank.  I found that out after it took me two hours to find the place only to learn it was closed.  The security guard learned a few new English words that I don't think he really wanted to learn.  I did, however, find H&M was open and I have a place to shop in the spring.

To get an idea of the size and scope of Shanghai try this:  Take the population of Michigan and double it.  Then cram it into an area the size of five counties.  To say that it's crowded is an understatement.  Shanghai is noisy, dusty, polluted, constantly under construction, and right now I wouldn't want to live anywhere else.

YES its true!  With the change in season also comes a change for The Zuidema Team.  After many many successful years with RE/MAX SunQuest we have parted ways and Wendy has formed a new company, SunRise Realty and Relocation of West Michigan.  Its Real Estate with a TWIST!  SunRise Realty and Relocation of West Michigan is a Technology driven company infused with personal service. We are located at the heart of Grand Rapids in a loft on the edge of Eastown.  With the change in the Real Estate market for buyers and sellers we also need to consider the way the contemporary agent is changing.  SunRise Realty and Relocation acknowledges this change and hopes to cater to the conteporary REALTOR!  SunRise Realty currently has 3 agents - Broker, Wendy Zuidema, Danielle Robinson and Laura Houlmont.   We're looking forward to many successful years!

I thought I would start a discussion about innovative marketing.  What are you doing that is original and creative to sell your listings?  I'm sure we're all feeling the pressure from our sellers who are always asking "What are you doing to sell my house?"  So what are we doing?  Since we're all experiencing the same trials and tribulations of this market, I thought it only reasonable to ask others share what works and does not.  Besides the obvious; of pricing the house right the first time! 

We're offering an incentive on one of our condo's where the seller has offered to pay 1 years worth of association fees which includes cable. With homes for first time home buyers, maybe a gift certificate to Lowes, Home Depot, the local hardware store?  I suppose the list could be long for gift certificates and things you could potentially give the buyer.  It seems that offering closing costs is a given anyway.  What buyer in this market doesn't ask for closing costs??  So what does todays buyer want?

 I have some listings coming up in the Eastown area and I plan to market to patrons at the local businesses.  Not only is the Internet the most effective form of advertisement but I also believe in a community such as Eastown or any of the Uptown areas it is the people who live, work, and visit these area who will eventually buy homes in these areas.  So the traditional flyer in the coffee house may just be effective.  But then again I ask the question what is innovative creative or original about a flier in a coffee house?  Maybe we just need a return to the basics!  Ok enough of my ramblings...please share you thoughts. We can all benefit!

I'm moving back to Shanghai.  I got a teaching job at Shanghai High School International Division where I previously taught for 3 1/2 years and I'm really looking forward to it.

It's a slow day on the phones so for my own morbid curiosity I put my purse on the scale; 18.2 pounds.  No wonder my back hurts.  "So what do I have in my purse that's weighing me down?" I asked myself.  I have my calendar.  That's a necessity.  But what about the other crap.  Let's see: three notebooks, two magazines, one bottle of advil, two checkbooks - neither of which actually have any checks, one WeightWatchers journal, one Janet Evanovich book, seven pens, two highlighters, three sharpees, a palm charger, palm keyboard, MP3 player, passport - as if I'm really going anywhere right now, another notebook, an empty M&M's wrapper, showing cards, business cards, wallet, palm pilot, three pounds of miscellaneous receipts, and seven dollars in change.  Oy!  Isn't just amazing how much stuff a person can cram in a purse.  I'm thinking seriously of going paperless.  Any suggestions?

I learned a tidbit today about my beloved compact flourescent bulbs that have saved me so much money in the last few months.  They're made with Mercury.  Yep.  They are considered hazardous waste.  Does that mean I'll stop using them?  Absolutely not.  Seven years from now when I have to replace them, I'll call my city hazardous waste service and have them safely disposed of along with my excess paint and lawn chemicals.  In the city of Grand Rapids, that number is 1-888-217-2850 or 616-336-2570.

On the list of things I hate, junk mail is pretty close to the top of my list.  I'd have to say it's somewhere between predatory lending and the tax collector.  If, like me, you hate junk mail here's a terrific link from the Today Show.  http://today.msnbc.msn.com/id/18530707/
