Thank you CENTURY 21 for making April 2008 Open House Month. The corporation is doing national advertising creating an expectation from our clients to find open houses this month. We are enjoying the opportunity to showcase our listings.
Today, it seems that we all want to see ‘The Guy’ or ‘The Gal’ who will get us the best deal. So in our industry we open a can of alphabet soup and push the letters around on our plate so they look like an important string. I, as a member of our community, know that a person with a designation after their name took a course and got the right / privilege to place the initials there. I know that I am part of a sub-set of the community, and often times that community often helps it’s siblings with problems. For example, I am an e-Pro. I have had other e-Pro members give me guidance regarding web page issues. That, to me, was a great deal of help. So, we know that within our own ranks the alphabet-soup can be a good thing.
Do our clients know that if they are looking in an adult community they should select an agent that is so designated? Do buyers know they can seek out an agent who is designated to keep their needs / interests in mind? (eh, isn’t that what we are all bound to do?)
Believe me, I think continuing education is important. It can be irksome with you have to transact a deal with a dinosaur, but why the alphabet soup?

I got a call yesterday from a woman who is completley disdraught over her situation, understandably so! She is a veteran of one of the recent world conflicts and is suffering from PTSD. Add to that a recent decision by her spouse to hit the road, she is left with a house, bills, 2 kids, and cannot work.
She called because her house is in foreclosure. She and her children are about to be turned out onto the streets! She is working with a lawyer in town who charges for every conversation he has with her. (I know that's his job, he is entitled to his compensation... That's another blog for another day!)
She called because someone suggested that she may find a private investor who would purchase her home from the bank, rent it back to her, and when she's able, sell it back to her at a reasonable profit. She has to have this all resolved by the end of the week!
It's very difficult to be in a situation where you would love to offer help, but there's just none available. Let's face it, her credit is not stellar, if it were she more than likely would not be in this situation.
So why am I blogging this? Just wondering what, if any advice other rainers may have to share with me, to offer the lady on the phone!

Share A new look at foreclosure pictures from the foreclosure listing service Realtytrac does not paint a pretty picture: 437,000 homes landed in foreclosure in the first quarter of this year.
There were 120,000 more foreclosures in the first three months of this year than there were during the same time period last year.

We recently had someone come to our office to give a presentation of a tool that I think is going to help me a great deal with prospecting in the 'new' market we are facing now.
If you've been a REALTOR® for several years, then the market changing is not new to you. If you've been around that long, you know that the past several years, with properties being sold in hours, rather than months, was a situation that is not 'normal'.
So now we actually have to work a little harder for our clients, to market and sell a home. Instead of 3-4 people fighting over a house, you have people wanting to see 3 or 4 times more houses before they make a decision to buy!
So, now to market we need to do a better job of prospecting. It's time consuming and could be very costly to be effective. So we need good tools that will enable us to utilize the hours in a day in a more productive way.
Now, I'm not getting anything for the endorsement, I just saw it and thought it was a great deal. Check out ProspectsPlus and see what you think!
If you're currently using the tool, please take a few moments and let me know how it's working for you? I purchased it and am just digging my heals into it. But I think it's very sharp!
