san diego realtor: IL Dolce Far Niente Di Domenica: UCSD's Science Research Park?-4 - 07/04/17 08:10 AM
The Sweet Nothing of Sundays 4th of July Edition

Shhhh, I’m doing Sunday, My Silent Sunday.

No Phone, No Text, No Emails, No Meetings...Silence.

Sometimes we flop all day and relax, read books, work in the garden, etc.- then go for an evening hike to get some exercise and enjoy the beauty of San Diego. Today we hiked a trail that pops us out (eventually) on the UCSD Medical Center in Science Research Park, adjacent to UCSD. There's a curious building here, it looks out of place. I've driven past this for years never noticing it; it took hiking to discover the obvious.

Why Downsizing? Many people downsize when they retire, they plan to travel more, they may be relocating or just trying to lower expenses to work within their retirement budget. There are many other reasons though; "empty nesters" have too much house now that the kids are grown and gone for example. A spouse may have passed away or been moved to a care home. $ Sellers Trading Up: sell small, buy big. A growing family, a   skyrocketing career, an aging parent moving in and so on; all reasons people out grow their current home; seldom is it simply to have more square footage.

$ The HOT TOPIC! Do I Buy or Sell First? Ideally you can afford to buy, then sell. However, that's only about 40% of the sellers I serve; the majority need to sell in order to buy. There's no way to give this advice here, it would be irresponsible of me (or way … (3 comments)

san diego realtor: Do You Know It or Do You Blow It? - 06/01/17 11:13 AM
Do You Know Your Purchase Contract or
Do You Blow Hot Air and Argue Your Opinion?

I recently had to "educate" an agent and her Sales Manager on the black & white boiler plate text written within our RPA (Residential Purchase Agreement) and to the sales manager, her behavior. I'm always amused (and disappointed) when an agent "interprets" the contract for their own purposes; well, if it's done well, I applaud them for taking the shot-representing the interests of their client....but in this case it wasn't in the best interest of my seller. Unfortunately this agent did so and backed it up with a … (4 comments)

san diego realtor: The Real Estate Business is Going Out of Business - 03/29/17 07:39 AM
IS The Real Estate Business Going Out of Business?
We have so much technology available to use today. A person wanting to buy a home can go online, search homes, research schools, walk the neighborhood on Google Maps and even pre-qualify themselves with on an online mortgage calculator. Sellers have self-service opportunities too. There are Apps coming, if not already available, that will allow a homeowner to connect to a home buyer through the APP, strike a deal and close a sale of a home.
Problem: a great agent, makes Real estate look easy. The perspective is skewed.

san diego realtor: Preparing Your Home: The Physical Property Inspection in San Diego, CA - 02/25/17 07:35 PM
Preparing Your Home for a Physical Property Inspection in San Diego, CA

The evaluation of your home’s systems (electrical, plumbing, HVAC, solar, sprinklers, (limited) appliances, etc.) and structural components (roof, foundation, walls, windows, etc.) of your home and its general condition as it relates to the occupants' health & safety.

Buyers often ask me, “How will we know the true condition of this home? How do we know it’s not a money pit?”

My answer is of course: “It starts with a property inspection, which may lead to expertise inspectors: roofer, plumber, electrician, chimney, termite, mold, swimming pool, etc.”

Sellers often ask me, “Should we inspect … (1 comments)
