I’m one of those Realtors that says, “I don’t buy leads, I work (or prospect) my Sphere of Influence (SOI) or my Database is the term I prefer to use. Now, in my case this is effective, because I really do. But, do you…really…work yours? Your Sphere of Influence is essentially your database. And yes, its a Sphere, not a Spear folks -I hear so many say “spear”; the title is tongue and cheek folks.

One of my favorite Neighborhoods in University Towne Centre aka UTC
Technically part of University City with a 92122 zip code, Renaissance lives up to it's Italian neame in it's architecture and beautiful gardens, pathways and common areas.
The neighborhood is 10 minutes from UCSD and 20 minutes to La Jolla Village and the coast!
I'll be updating this site with links from time to time with posts on each of the 6 residential communities and a secret 7th community, many locals even forget is there!

Hiking San Diego: from UTC to Sorrento Valley
I enjoy hiking with my English Cream, Peroni throughout San Diego the last 5 years. So, when after 14 years of living in my neighborhood, I discovered a hiking trail 1 block from my house I had to laugh at all the times I'd driven to trail heads to hike; when I could have walked across the street-I live 1 minute from a trail head! Well, it's pretty subtle so OK not to embarrassed.
It's really an SDG&E access road but it serves as a great, secluded trail for the first 1.5 miles and then you hit the fork in … (5 comments)

U.T.C. in San Diego-a well known hidden gem!
(What is UTC?) I asked the same question when I arrived in San Diego in 2003; this town loves it’s neighborhoods and those acronyms that make you sound local; each with unique characteristics and pride.
UTC is short for University Towne Centre. For example we never say “Pacific Beach”, it’s always “PB”. I’ve never heard anybody say “University Towne Centre” it’s always UTC.

Safer Streets: You Can "Fight City Hall" if you are polite, persistent and patient.
And, I didn't do it alone, I got help.
I recently had a local victory making our streets safer. I rallied my neighborhood and worked with the San Diego Roads Engineering Office and our local S.D.P.D. to bring an end to near head on collisions and rear-ender accidents on our neighborhood street.
September 22, 2016, I'd finally had enough of our neighborhood's west bound traffic using our east bound turn lane as a short cut to swing into the office park in our neighborhood. Ironically I work in this same … (4 comments)

I love discovering little tidbit historical facts, especially “local to my neighborhood” facts. It’s funny what you see and discover when you walk instead of drive. Even more so, when you leave your cell phone at home (or at least in your pocket) and keep your eyes open.
I’ve driven over this Sorrento Mesa bridge in UTC, which serves as the Eastgate Mall overpass @ the 805 Freeway (and my shortcut home), at least 2,000 times in the last 11 years of living here, in San Diego as a UTC resident. I never knew the history of it, after … (2 comments)
