Important Information on Property Tax Payments and Assessments Post-Hurricane Sandy
On November 9, 2012, Governor Chris Christie signed Executive Order 113 to extend the deadline for fourth quarter property tax payments  in calendar-year (those whose budgets expire on December 31st) and state fiscal year municipalities (those whose budgets expire on June 30th) from November 1st to November 16, 2012. In addition, Executive Order 113 also permits these municipalities to extend this grace period, by adoption of a resolution, to December 31, 2012. Many towns in eastern Monmouth County are showing significant single-family unit sales gains year-to-date relative to last year during the same period.  While the county overall is down 5.3% here are some of those towns that are "in the black" as of today:

Monmouth County Sales Stats Year-to-Date Sales Are Up
Year-to-Date (Jan 1st thru Mar 6th) Monmouth County, NJ, single-family sales show a 2.29% increase over the same period last year.  That's a big jump from last week. I'm hopeful we'll be seeing a strong spring market this year.  Between the great values (prices are down!) and the great interest rates (rates are down but soon to go up!) we're definitely seeing new activity in the market.  Best of all, many of the buyers I've encountered of late are all relocation clients meaning someone is hiring them!  My strong feeling is that as … (0 comments)

Much of this year we have been seeing that the strongest portion of the market -- the one with the most significant rebound gains have been in the high-end. 
Luxury home sales have been showing big increases much of the year and this continued thru November.  Year-to-date sales of single-family homes between $1. 5 - $2 million are up 22%.  Above $2 million that increase jumps to almost 31%.

Monmouth County single-family home stats for the 12-month period ending in November compared with the previous 12-month period:
Dollar-volume are up almost 8% (+) Unit sales are up almost 4% (+) Average sale price is up almost 4% (+) Median sale price is up 2.5% (+) Available inventory is up 6% (-) All in all year-end unit sales will probably end up flat relative to last year but the strong rebounding portion of the market is the luxury end... year-to-date sales of homes between $1. 5 - $2 million are up 22%, above $2 million that increase jumps to almost 31%.

Resources Real Estate Sales Up Across All Categories Highest in Three Years Resources' overall unit sales (across all categories: SF, condo, AC, rental, etc.) for the 12 month period ending in September are up 21% over the previous 12 month period.  In fact, it's the highest it's been in three years! Dollar volume is also up.... 90% for the same 12 month period vs. previous 12 month period... also the highest it's been in three years!

Tired of all the bad news?  There is good news out there -- kno about it!
Monmouth County Sales are Up!   Amost 7% IncreaseAs of Oct 2nd, Monmouth County unit sales are up almost 7% year-to-date compared with same period last year!  Biggest gains are above $1.5 million (up 38%)!
Resources Real Estate Shows Year-Over-Year Gains:  Significant Increase in SalesYear-to-date Resources' sales are up almost 9% compared with same period last year as of Oct. 2nd! Higher than increases for the county!

monmouth county: Monmouth County NJ Single-Family Home Sales Are Up - 09/09/10 02:03 PM
Thought I would check in once again check in and see how the market in Monmouth County is doing and was pleased to see we're still in positive territory relative to last year for the same period.  Single-Family home sales are up 10% from last year with a particularly large comeback for the above $1.5 million bracket.

As you can see, the $1.5 - $1.99 million range is up over 48% and $2 million and above is up 53%!  Solid gains were also seen in the $550,000 - $700,000 range, each showing a more than 30% increase.

The New York Post ran an article this weekend which got a lot of attention in Monmouth County as it was highlighting the higher end of the market, specifically in Rumson, NJ.  If you'd like to read the full article you can do so on the NY Post website.

monmouth county: Monmouth County June Sales Way Up - Lowest Absorption Rate in over 4 Years! - 07/28/10 05:44 AM
Single-family home unit sales in Monmouth County, NJ,  were up 50% in June relative to the year before (650 homes sold vs 435) - a remarkable increase and hopefully a promising indicator of market improvement.  Interestingly, June's figures were an even bigger increase from May - 94%!
Upon seeing this I thought, "Well of course it means that the prices must have been really low..." but the median sale price actually went up by 6%! (from $385,000 to $408,500)... also good news.
And while current inventory is slightly higher than this time last year, the absorption rate is way down … (4 comments)

Since the National Association of Realtors made such a positive announcement today ("Big Rebound in Existing-Home Sales"), I thought I'd check to see how we're making out in our neck of the woods.
Good news! In Monmouth County, we're experiencing the same thing... 
For single family homes September was up almost 15% for total number of homes sold compared with Sept '08.  Unit sales were down from August of this year by a little less than 4%.
Overall we're still trying to compensate for the heavy reductions in sales experienced in late 2008 thru May 2009.  Three of the past four … (2 comments)

Local:  Monmouth County home sales experienced a staggering 120% increase in July, more than doubling the sales of the previous year (1678 vs 763).  Year-to-date Monmouth's sales are still down significantly ~ -36% ~ but the recent sales figures are certainly encouraging.  Condo sales also experienced a large increase, with an almost 65% increase over sales in July 2008.
Price-wise Monmouth's July figures show a median sales price increase of 7.3% from June but still 8.5% lower than July 2008.
National: In July new home sales across the nation jumped more than forecast, reinforcing signs the economy is rebounding from the the recession.  Nationally, home sales increased 9.6% … (4 comments)

A:  Aly,  As a lover of Craftsman homes (and owner of a great 1917 California Bungalow), I can tell you there are a good number of Craftsman stye homes in northern & eastern Monmouth County. Unfortunately, searching thru MLS for them can be a bit difficult because there's no specific description of "Craftsman" or "Arts & Crafts" when searching (unlike other stylistic descriptions like "Victorian" or "ranch", etc.) I think its made more difficult because the MLS style … (0 comments)

Truly, one of the best features of Monmouth County is its park system.  With over 30 parks, gardens, ocean beaches, forests, golf courses, historic sites, recreation areas and marine habitats, it's comprised of over 14,500 acres and each year it offers over 4000 recreation programs with activities suitable for any age or ability.
One of my personal faves (in part because I can walk to it from my home) is Hartshorne Woods, almost 800 acres of trails for hiking, biking, mountain biking, horseback riding or walking. I've heard that it is regarded as one of the best mountain biking parks on the east coast.
