Well in the past 3 weeks I have 9 Clients that had put things on hold come back to the market.

I have gotten 8 calls on my cell from new clients.

Picked up 5 clients on the up desk.

Do you think the MARKET is BACK????

I have put 5 new listings up. And just did three more CMA’s.

I have 3 Accepted offers for Buyers.

Do you think the MARKET is BACK????

I have seen 7 listings go into bidding wars and 5 go for more than asking.

There have been a lot of new listings that has come on the market and have accepted offers in the first 30 Days.

Some gone in the first week.

It is hard to miss the media reports this spring that REAL ESTATE is back! This good news has many Minnesota homeowners thinking about selling. If you will be listing your home on the market this spring, it will take some preparation and repairs.Even though we seem to be in a never-ending winter this April, it may be time to make the "honey-do" list of spring projects.

Keeping your home in optimal condition is essential in maintaining property value. Whether you plan to sell your home this summer or not, there are a few essential things to check, repair and or replace after every Minnesota winter. As a REALTOR®, I often have to show properties that have not been properly cared for. Throughout Anoka County, Chisago County and northern Washington County, the areas where I work extensively, I have seen houses with interior ceiling damage from leaking roofs, cracked driveways and unmaintained decks that can be downright scary to walk on.
Surprisingly, these are not all foreclosure homes. While I understand it can be frustrating to have to make repairs just prior to selling your home, not making the repairs means being priced to compete directly with foreclosure homes for thousands less.
If repairs had been made in a timely manner and the home properly maintained, this expenditures before selling might have been avoided.

With hindsight being 20/20, I often hear sellers lament about how they wish they had chosen to keep the home in better condition all along and had more of an opportunity to enjoy the benefit of a well maintained home. It is much more beneficial and cost effective to assess your property for required repairs on an annual basis than to be hit with everything at one time when you sell.

Here are 6 spring maintenance tips that will not only beautify your home, but also aid in retaining your home’s value for years to come:

Roof—Walk around the exterior of your home with binoculars if necessary and check for any missing shingles that may have been blown off during a winter storm. If any are missing or you see other concerns, bring in a contractor to assess the damage and make repairs before you have water damage on the interior of your home.
Siding—Power wash debris buildup from vinyl or aluminum siding. Buildup can stain siding overtime.

Deck Settling—Check for any settling or worn boards on your deck especially if it is several feet off of the ground. If the supports of your deck appear to be pulling away from the home or if the boards are weather-worn, have it reviewed by a professional before that first summer barbeque.

Paint and Stain—Did the harsh winter sleet, snow and ice cause the paint or stain on your siding, trim or deck to start to peel? Now is the time to assess the damage.

Gutters—Gutters filled with leaves? Take the time to clean out to prevent water backups. Keeping water away from the foundation is the best way to keep water out of your basement. If your gutters are clogged, they cannot do the job and the rains will pour right over the clogged-gutter’s edge near the walls of your home. Consider adding screens or guards to prevent leave buildup in the future.

Driveway—The winter’s freeze and thaw cycle can do damage to an asphalt driveway. Cracks need to be filled or they will get worse. It is recommended that blacktop driveways also be seal-coated every 2 years when there in an open area with extreme sun exposure to extend the life of the driveway.

This evening, I discovered a new supermarket - one that is 15 mins from my home, but on my way on a frequent route I take, so I was very happy with this new find.

When, I went to pay for my groceries, the woman asked if I wanted a paper bag. I was a tad stunned, since I'm used to plastic, and that's what I prefer, since it's much easier with all the things I need to carry. She said, no, we don't have plastic, we only have paper....And, it costs five cents. I was stunned...almost shocked. My jaw just completely dropped.

I was just puzzled, and I said, REALLY? She said yes, or else you can buy this other bag. I said okay to five cents since I felt that I didn't have any other choice. But, I still must have looked shocked. Thankfully, she said, okay, I'll give it to you this time, but next time bring one of those recycle bags. It's a good thing she said that...otherwise, it would have been my last time there.

Why do I do these crazy SHORT SALES?????

I seem to do a few short sales, and tend
to enjoy the negotiations with the bank.
I have my Attorney negotiate any leans.
But one of the ones I am doing now, is with Chase.
We put in an offer 12 weeks ago.
The negotiator we had on the offer told
me to get the total to the bank up to a
certain amount and we would be good.

Well less than two days later we submitted
a new HUD1 with what they told me I
needed to be at, thought we had a deal!
Why do I do these crazy SHORT SALES?????
A day went by and got a message through
Equator.com and was told if I
have another offer to send it in through Equator.com.

The bank decided this updated HUD1
was a whole new offer, so we had
to resubmit the whole thing again.

No problem, I got this done the next day.
Then I find out the offer went to a
processor to be processed before
it can go to a new negotiator.

Well we finally got it to a negotiator
and this person calls and her
Ideas are completely different
from the first negotiator.

Now we have to go back to the
drawing board and renegotiate the
liens and fees due on a closing for a
condo in New York that the bank now won’t pay.

Will do a follow up when we get this one DONE!!!!

Only ONE Photo Used In This MLS Listing....And, It's Not Of The House

I have seen many realtors put only1photoormaybe2of a new listing, but never just a photo of the front door. I guess some agents don't know that when a buyer searches on the internet a lot of web sites have option to eliminate homes with no pictures and some require at least 3. My MLS can have up to 30pictures. So agents put the same picture more than once, but at least they put some photos! Read this great article below!!!

I recently noticed a new FOR SALE sign in the area. A beautiful house has come on the market and in addition to being a Home Stager, I'm also a curious neighbor... I couldn't wait to check out the MLS pictures. Imagine my surprise.....my complete disbelief ....when I saw only one photo. As if having only one photo isn't bad enough, the only photo for this listing isn't even of the whole house.

The single photo for this listing is of the front door....not even the whole entryway (which is very nice)....just a cropped shot of the door.

For illustration purposes here is a picture of a door which is very similar in style and finish, cropped similar to the mls picture.

After I got over my initial shock, I tried giving the agent the benefit of the doubt. Maybe they were so quick to get the house listed that they put only one photo with the intention of adding others as soon as they could. Maybe there was a scheduling issue with a photographer....something. I checked the listing history. Nope, the house has been on the market for over a week.

Aren't the first couple of weeks on the market the most important as far as exposure? Isn't this when interest and viewing of the listing will be the highest?

How can such a beautiful home be represented by this photo? Is this someone's idea of strategic marketing?   I'm so confused by this.

One of my pet peeves is not spending time on the phone with someone that is trying to sell me something that they claim to be great but have tokeep selling the same slot every other monthbecause they can't keep someone in their program. A little long winded but had to get it all out at once. Read below a blog by Lenn Harley. Well put!!!

ASK AN AMBASSADOR: How do I determine the value of products and services when salespersons call?

ANSWER: Before commiting your advertising money to a product or service, MEASURE THE RISK. That said, it's not as easy as many would believe.

MEASURE THE RISK AGAINST WHAT?

How Do We Measure Risk? We can more easily measure risk of a new expense, process, program or plan if we have some experience against which to compare the risk.

Put in practical terms and something the advertiser can't do for you is MEASURE THE BENEFIT of the product or service they are advertising or selling. Empty promises are not evidence of a benefit.

Wayne Martin in his post, Measure the Risk suggests taking risks (I think). To quote T.S. Elliot as Wayne did: "Only those who risk going too far can possibly find out how far they can go!", HA! That all depends on the ramifications of going too far. One thing for sure, spending our hard earned money buying product or service from a telephone sales person is not generally a wise move when there is NO EVIDENCE of a benefit, only a CLAIM of a future benefit.

A recent ActiveRain article about cold callers, I hate sales calls, I hate them! reminded me of the years these sales persons hounded me all day long with buy this, use this, and the most rediculous, TRY THIS. Why would I TRY A PRODUCT or SERVICE? Especially when they expect me to pay in advance for the product or service. Worse yet, they not only want me to BUY IT, they want me to BUY IT month after month FOR A YEAR!

I CONFESS. I'm very risk averse. Especially when the entity trying to sell me the product or service IS TAKING NO RISK.

SURPRISE! It will often come as a surprise to new real estate agents, loan officers, home inspectors, etc. that a large amount of their time and resources will have to be spent in BUSINESS DEVELOPMENT. Business Development is another way of describing the act of selling our services to consumers.   If we cannot sell our services to consumers, WE HAVE NO BUSINESS. No business?? What does "no business mean? It means NO BUYER OR SELLER CLIENTS.

No buyer or seller clients = No business.
No business = NO INCOME!

Fact: The caller with a product or service to sell is not taking the risk of failure, YOU ARE!
Fact: You are not generally offered a TRIAL PERIOD to test the product or service, even if you could pay for it.
Fact: The caller is NOT A USER of the product or service.
Fact: The product or service touted is often not to be found on the Internet in a Google search.
Fact: You can't verify their claims for the benefit of using their product or service.
Fact: They will want to automatically tap your credit card monthly to pay for their product or service.

THERE'S A WAY TEST THE PRODUCT OR SERVICE THE CALLER IS SELLING.

Go to Google. Search for the benefit the company is promising. For instance, if they are promising that they'll get your web page to page one in Google search for their site for the benefit they're offering:

Search for: "SEO companies Maryland"

Is their web site indexed by Google? If a company offering SEO services isn't listed on page one of Google for "SEO services" in your area, how can you verify their claims for your site if they can't even get their own site to a spot on page one of Google.

Give them a "test run" in Google. When a caller is trying to sell web site services to me, the first thing I do is see when the last Googlebot visited THEIR SITE, and how many linkbacks their web site has.

TRIAL AND ERROR can be very costly. Be careful TAKING RISKS with your advertising money.

VET advertisers and if they can't answer all of your questions ABOUT THEMSELVES, they're not a good RISK.

Homeowners battling foreclosure face another unneeded challenge

Here is one of the new issues that Americans are facing! The problem of home values has not gone away. Read below to better understand these new issues!!

Over the past few years the housing fiasco has elbowed millions of property owners and mortgage holders to mental regions they have never been to before. Plummeting home values have introduced them to the dark side of life that is totally new to them. Unable to make mortgage payments on time has tested their patience with the system many believe is working against them. Foreclosure is the word on their taut lips. A short sale could avoid that but then the horror stories associated with it – according to real estate aficionados - isn’t often a viable option.

It has been tough for so many. And then reports emerge that it has been even worse for scores of mortgage borrowers and homeowners than previously believed.

The reason is actually quite straight forward. And on the surface acceptable. When a homeowner is approaching the point of being unable to meet his mortgage obligation he is likely to cut off some other payments first, like the required home insurance for instance. If that happens the mortgage lender will take out a policy for him – it’s called a force-placed insurance - to protect everyone involved and then bill the owner for it. Fair enough. But this is where things have in recent years descended into a nasty money-grabbing scam.

The insurance bill sent to the already struggling mortgage holder could be double what it usually runs, or triple and has been reported to be even as high as ten times the normal cost. Yes it has. So where does all the excess loot go to? The insurance firm of course gets a fat premium and it also pays the home loan provider – frequently being its wholly owned subsidiary - an appropriate referral commission. Quite disturbing. The ugly word kickback somehow flutters into the picture. Almost 6 million of these products have been issued since 2009.

The mortgage banking industry has already earned a reputation of high greed and mismanagement and this just adds another chapter to that. It has dealt with the infamous robo-signing controversy, absorbed severe criticism over how incompetently it handles short sales, fought in courts over its role in improperly securitizing mortgage-backed paper in the secondary marketplace, hauled over the coals for poorly and often illegally executing foreclosures, the list is long.

The underhanded practice leaves the homeowner even less able to make his mortgage payments. What happened to the good-faith promise the lending sector has generally advertised about doing everything possible to work something out? In addition, it certainly could be another factor as to why people decide to walk away from their mortgage. The lenders are breezily advancing the notion that it is the consumer’s moral obligation to honor that mortgage no matter what. Interesting?

Federal and state regulators have been slow to catch on to this abuse. The Consumer Finance Protection Bureau has generated new rules that should help, as long as they are enforced properly. California, Florida and New York have passed regulations to curb the excesses. And recently the Federal Housing Finance Agency, or FHFA, the present boss of Fannie Mae and Freddie Mac, has stepped in to wrest back the hand that was hungrily reaching into disillusioned homeowners’ pockets.

When is the next money-grabbing scheme going to pop up?

Update onCelebrating Easter???

Well the buyer showed up early!

They have a handicapped child.
The home we looked at
was in great condition.
BUT!!
This home won't work because
there is no way to make it
handicap accessible.

We hit it off pretty good and he
had another home he would
like to see in another town.

I will call him in the morning and make
arrangements to see that one and maybe
3 or 4 other ones I just found.

I think they will be great buyers;
they are in contract on the home they own now.
This will be a great buyer, approved and ready to go.

For those of you that wished me luck, THANK YOUIT WORKED OUTGREAT!!!!

Celebrating Easter???

I have been planning my day off for Easter a couple of weeks now. Uptime on Friday came and got three up calls. Naturally one wants to go see the home he called. Asked him if Saturday morning would work for him! He said he has to work and would I be able to show it to him on Sunday (Easter)? I have difficulty saying no to someone that wants to see a home, so I checked it out and low and behold it is a vacant home. So I call him back and he says he can meet me there at 11:30. I thought for a second and asked if 10:00 would work for him (I have 12 people coming over to my house at 12:30). Luckily he said that would work. Called him tonight to confirm (hoping he changes his mind). He said I will be there at 10:00 with my whole family.
Wish me luck!!
My wife said go it!

White Or Red Oak Hardwood Flooring? If you have ever had to install new hardwood floors and wanted to know if you should use White Or Red Oak, below is the answer to your question. It could not be made any simpler!! Read Below to figure it out!!!!

What is the difference between red oak and white oak hardwood?

Oak flooring is the most popular species of hardwood here in Pound Ridge NY. Oak is a very practical wood, is readily available (grown and made in the US), very affordable and very easy to stain so you can find the color you prefer. But many consumers don't realize that there are 2 species of oak - red oak and white oak flooring.

If you are installing new hardwood flooring everywhere, either red oak hardwood or white oak hardwood will work, and your choice will probably be dependent on which look/color you prefer as well as the price (the prices of red oak/white oak fluctuate, so in general there is not usually a major price difference, but this can vary slightly at any given time frame or based on the brand/grade/width of hardwood you are choosing.

If you already have oak flooring, and are adding additional oak flooring, you will want to match what you already have...that way, you will have a consistent look and wood will absorb the stain colors the same way. I've seen it happen too often where a customer (or contractor) has mismatched the wood with red oak in some areas and white oak in others. This means that your wood will never completely match - the graining will be different and the stain color will be different.

What's the difference between red oak flooring and white oak flooring?

1. Color - red oak has a bit of a pinkish tint is a little bit lighter than white oak. White oak tends to be a bit browner, darker and more yellow. When you stain them, the difference between the 2 species decreases, especially the darker you go. With lighter stains, the red oak tends to have a bit of red undertone in the color.

2. Graining - red oak tends to have stronger graining than white oak hardwood. White oak has a bit of a smoother look. Some people prefer the strong graining of red oak - both because they like the look and because the strong graining helps hide the scratches and dents; other prefer the slightly smoother grain of white oak and feel it's a less busy look.

3. Hardness - white oak flooring is a bit harder than red oak. On the Janka hardness scale, White oak is 1360 and red oak is 1290. But, as I mentioned above, even though red oak is a bit less hard, it tends to show the dents a bit less.

4. Compatibility with stair treads and accessories - Red oak is more common in stair treads, saddles, banisters and other transitions. If you have oak stair treads already in your home, chances are, they are red oak, so you may be better served matching that. If you need to get new stair treads or other transitions, they are usually more readily available (and hence lower priced) in red oak.

5. Price - In general, there is not a major price difference between red oak and white flooring. Because unfinished hardwood is a commodity item, the price tends to fluctuate weekly. At times, red oak costs more; at other times, white oak costs more. the price will often vary based on width and grade. And, very often, I have the red oak in 1 size as more expensive and white oak of another size is more expensive, and it literally changes all the time.

Please note that matching hardwood is a bit more complex than simply matching red oak vs. white oak. Also, there are differences in grades of hardwood flooring (e.g. select grade vs No 1 vs. No2 vs quartersawn). I will share this info in a future blog post. But, if you are unsure what type of flooring you have, it's best to call in an hardwood flooring expert.

Rising Sales Prices Are Excellent News For Homeowners Across America

The National Association of REALTORS® released its monthly Existing Home Sales report on March 21 and gave investors and home sellers something to cheer about. While February sales of existing homes did not meet investor forecasts of 5.00 million homes sold on a seasonally adjusted annual basis, the actual number of existing (previously owned) homes came close at 4.98 million homes sold. This number surpassed January's revised reading of 4.94 million homes sold by 0.8 percent. Sales of existing homes comprise approximately 85 to 90 percent of homes sold in the U.S. Investors watch existing home sales for evaluating housing markets and short-term economic trends related to home purchases such as goods and services associated with home ownership. Existing Home Sales Up For 20 Consecutive Months Existing home sales have increased by 10.2 percent as compared to 4.52 million existing home sales for February 2012, and have increased for 20 consecutive months. A short supply of homes available for sale and better job prospects are creating more demand for homes. In February, available homes increased to a 4.7 month supply of homes, which is up from January's 4.3 month supply of available homes, the lowest number since May of 2005. With that said, current listed inventory of homes is 19.2 percent below last year's 6.4 month supply of available homes. Increasing demand for existing homes also suggests growing competition between buyers for available homes. Mortgage Rates Remain Near Historic Lows Increasing Affordability For Home Buyers Getting pre-approved for a mortgage before making an offer on a Parkland home or Coral Springs home can help buyers, as sellers know that pre-approved buyers won't have potential delays related to the mortgage approval process. The National Association of REALTORS® reports that the national median selling price for existing homes of all types was $173,600, which is up 11.6 percent year-over-year. This suggests that potential homebuyers may want to act now as mortgage rates typically increase along with home prices. Regional Average Selling Prices Show Positive Results For February

Northeast: The median selling price was $238,800, 7.6 percent higher than for February 2012.

Midwest: The median selling price was $129,900, which is 7.7 percent above the median selling price in February 2012.

South: The median selling price was $150,500. This represents a 9.3 percent increase since February 2012.

West: The median selling price was $237,700, a substantial increase of 22.7 percent over February 2012.

Multiple buyer bidding and limited inventory choices are fueling higher prices for existing homes, particularly in the West. This is the strongest year-to-year rate of growth since November 2005, when existing home prices had increased by 12.9 percent as compared to the previous 12 months.
