I was reading an article today that talked about when a buyer should lock in rates.  The article mentioned that you should be sure your lender offers a "float down" which was a chance to renegotiate your rate should there be a substantial drop. I wasn't familiar with this so I emailed one of my favorite lenders (David Stacy) and he replied saying that they do offer this feature and will fill me in on the details the next time we talk.  I'm looking forward to the info and will pass it.    Until then, if you need the expertise of a realtor, I'm  your girl!

 

There are currently 93 residential homes on the market in the Loris SC Area.  These properties range from new construction to manufactured home.  The median price of a home in this area is $137,000.  Since January 1, 2009 2 homes have gone under contract and 5 homes have been sold.  The median price of the properties sold...$66,000.

The volume in Little River is the same, but the numbers have changed.  The median price of a home on the market in LR is $150,000 and the median price of properties sold since Jan 1 is $153,400.

North Myrtle Beach is a horse of another color.  There are currently 414 homes on the market.  The median listing price is  $387,450.  5 homes sold since Jan 1 had a median sold price of $349.900.

I won't bore you with more statistics, but I want you to be informed.  There are several different markets within Horry County.  There is a wide price range as well as a wide range of lifestyles.
