Fernando, I'm buying a foreclosure. . .it looks that the "defaulted" previous onwers still living there. How Can I get them out? Simple, the purchaser at foreclosure is responsible for evicting anyone occupying the property, This process may take several months. . you have just put yourself into a bad position. You are buying a foreclosure. . . and all it's problems! My suggestion, some banks have a CASH FOR KEYS program into effect. They will pay a fair amount of cash in exchange for them to leave the house. Paying now will be cheaper than waiting for months and hiring a lawyer.. .to evict them. Most of the (0 comments)

Fernando, the sellers were supposed to clean the property before we went to closing. . .the house stinks! The property is to be vacant and clear of trash and debris at the time of settlement. I don't understand why this is so unclear for so many sellers? Your junk is not wanted! Frozen cans of paint over and over again. .after the last 3 winters.. . is not something that you should leave with the property. “broom clean.” means that!!!! Take a BROOM and CLEAN IT! Hispanic Referrals Hispanics value their families even more so than other cultures. Providing them with venues that will help them help their own families is a good start. One way for you to benefit from the Hispanic market without learning a new language is for you to affiliate with a Hispanic agent who speaks the language. That way both parties benefit from attracting clients from at least two cultures, while dealing with clients who feel most comfortable with them.
