As Elizabeith points out, every situation is different. .  but there is a rule most lenders have when they are considering a short sale for a homeowner
That rule becomes a question for them.. .
"If the homeowner is in a hardship. . why are their mortgage up to date?"
I can understand that in some instances, a homeowner sees trouble ahead and becomes pro-active before they experience it.
But in general. . your mortgage payment frequency  is the exclamation point of your hardship
