We seem to have had a large number of people lately that are trying to get the best values and then are disappointed when there are six or seven other offers.  Is it the same in your market?
What can we do to "jump start" home sales in a variety of price points?  As an example we only have 20 homes or homes on acreage or condos in Boise, Idaho that have a price above $1,000,000.  There may be a few more in other nearby communities, so we really only need twenty buyers to wipe out that inventory.

Every day I am amazed at the questions that I hear, especially the one of how do Realtors get paid?  I guess it really isn't that easy.  Some of us work on a commission basis, which means that our income is all tied to the sale and closing of a particular home.
Some of us work on a consultative model that allows the consumer to decide if they pay us for certain activities as they happen, say $250.00 for an afternoon of showing homes.  Often consumers don't like that way of business because they don't want to take on the risk.

As a former appraiser and a present day Realtor, we have read so many descriptions of homes. Then we go to see them when we read million dollar view in Boise, Idaho, and you wonder, could it be?

In some places on this planet a million dollars doesn't buy much.  In parts of Hawaii, there are condominiums that are 1,000 square feet or less that sell for that price.  But, when you look at million dollar homes or condos in Boise, Idaho you have quite the different situation.  Here those dollars go much further and purchase quite a nice home, or one near the river or one with the view of the entire valley below.

If I hear it once, I hear it a hundred times a week, what's a short sale?
The best place to start is probably to answer what it isn't.  It isn't in most cases, short in duration!
It's not always fun and games like the photo shows.  The usual way it goes is the listing agent should meet with their seller and educate them on what a short sale is.
1. The property is the primary residence of the seller and the amount they owe exceeds the amount a buyer with current market data would be willing to pay;
