Priced to sell! How many times do we say that after we reduce the price 60-90 days after we take the listing? We are all at fault with that, because we want the listing, the seller says he wants $$$$.So we list it with the price the seller wants, then when they don't get showings and or offers in the first 60 days the agent get the blame. So maybe we should tell the sellers that instead lets list where we recomend for 60 days and if we get no showings or offers then we will raise the price...!!See what happens then.If we are doing the correct CMA's and the seller knows that the first 30-60 days are very important, and we have done the proper work, the list price now becomes the selling price,or even make the seller happy add 5% to the price they will take.Their are buyers out there and they are buying, rates are good, and good buyers will buy when a house is priced right, and a good buyers agent will do a CMA to support the price and next thing you know, the papers will report how good the market is..

Just a thought!

There's never been a better time to buy a home. Really.
That's because, thanks to the efforts of the NATIONAL ASSOCIATION OF REALTORS®, Congress is now offering a new $8,000 tax credit to help first-time homebuyers, like yourself, purchase a home.
If you qualify and buy a principal residence before December 1, 2009, then you're eligible for the credit-allowing you to deduct 10% of the purchase
price of your home up to $8,000 when you file your taxes.

Almost every email we receive is about buying something to do with websites and technology. I believe that we need websites and technology to help us with over 80% of buyers looking on-line. But I also believe that we are missing out on building relationships by expecting drip emails to do all the work for us. We need to go back to the basics, shake hands and kiss babies, etc., along with our websites and drip email campaigns. Then we will build relationships that will last and the 28% who bought from a Realtor will buy from the same Realtor the next time and our referrals will last and will build your business to the next level, even in what they call "Down Market."
