      <title>Who Said You Should Have Some Humor with Your Marketing</title>
      <description>&lt;p&gt;&lt;img src="http://www.mortgagemarketingcommunity.com/wp-content/uploads/originatorsguide.jpg" height="296" alt="" width="202" style="float: left;" /&gt;&lt;/p&gt;
&lt;p&gt;I love marketing! Marketing is something you should do ALL the time, not just some of the time. There are so many ways to market your business but one of my favorite ways is through using video. Many of you have watched my You Tube videos that I have posted on my blog. Recently I started using a new service to deliver videos. I tried to embed the payer on this blog but for some reason it just would not take.&lt;/p&gt;
&lt;p&gt;We started a new video series for our Agents called The Middle Tennessee Market Report.       <title>If I hear one more person tell me this bailout is a good idea...</title>
      <description>&lt;p&gt;I took part in an interview for the local paper &lt;a href="http://www.mortgagemarketingcommunity.com/interview-with-the-newspaper/" target="_blank"&gt;(you can watch the interview here)&lt;/a&gt; and the question was raised..."is this bailout a good idea?"&lt;/p&gt;
&lt;p&gt;Yes there were some bad loan decisions made. Lender and borrowers can shoulder the blame equally. But the one thing I hear from a lot of people today is this...&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;"I think there should be tighter guidelines when getting a mortgage"&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;I find this an interesting statement, simply from the stand point the ones saying this are not currently trying to get a mortgage. It is easy to arm chair quarterback this thing, but something totally different when you are in the game. It isn't fun fo ryour LO to call 50 times during the loan because the rules changed and they need more paperwork.&lt;/p&gt;
&lt;p&gt;Here is another thing people say...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;"I think you should have to put money down to buy a house"&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Really? What if you are selling your home and NEED to move? Do you feel the same way then? Do you relly care what type of loan the buyer really gets at that point in time?&lt;/p&gt;
&lt;p&gt;One the the gentleman at the interview&amp;nbsp; said this...&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;"I think the appraisers are to blame. The appraisal should be completely unbiased"&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;So I told him about the impending legislation to have appraiser totally removed from speaking with Realtors and loan officers. He thought this was a good thing, so I propose this scenario to him...&lt;/p&gt;
&lt;p&gt;Lets say you have locked in a rate for 30 days. Your appraisal is ordered from a National vendor. The loan officer can not gaurantee when it will come in, so what happens if it takes 31 days to get the report in. At that time rates shoot up 1%. Your rate expired, so you have to take te new higher rate, but for pete's sake your appraisal is a clean as the driven snow...at least until the market crashes again.&lt;/p&gt;
&lt;p&gt;These are just some random thoughts that go through my head these days. A lot of people have opinions until they are the ones in the situation. We all like to say we have faith, but faith is not truly tested until we are deep in up to our eyeballs.&lt;/p&gt;
&lt;p&gt;I guess the conclusion is we all make the argument depending on which side of the fence we are on at a particular time. That tends to be our human nature. That is why I like he following statement...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sure the grass is greener on the other side, but don't forget it still has to get mowed.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Keep your head moving forward and remember, this too shall pass...&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>Is that a loan app in your pipeline or are you just happy to see me?</title>

      <title>What does the Bailout of Fannie and Freddie mean to you, the agent?</title>
      <description>&lt;p&gt;Who really cares that the &lt;a href="http://www.mortgagemarketingcommunity.com/government-may-seize-control-of-fannie-mae-and-freddie-mac/" target="_blank"&gt;Government bailed out Fannie and Freddie&lt;/a&gt;? What you really care about is what does it mean to your paycheck? Will home loans get easier? Will values go up? Will the credit crisis end?&lt;/p&gt;
&lt;p&gt;Well here is how I see it playing out and how it will impact your paycheck as an agent...&lt;/p&gt;
&lt;p&gt;1. Will the crisis end? The crisis is like a Hurricane. You get a squall line of ferocious storms and then the sun breaks through and you think it is over until wham, another line of storms...so you need to brace yourself because the next line of storms will be option arm loans that will reset and people can not pay. We will have to wacth closley to see how this move plays out over the next 6-12 months.&lt;/p&gt;
&lt;p&gt;2. Will home loans get easier to obtain? The short answer is no. We now live in a full doc if you can't prove it you don't get it world and that will not end for the foreseable future, but you can prepare by qualifying buyers and sellers (YES SELLERS) on the front side! Get with a lender and get the qualified early!!&lt;/p&gt;
&lt;p&gt;3. Will rates drop? Yes and in fact that did today. Will they stay low? Again it is a wild guess at this point. People have short memories and a what have you done for me latley attitude. Your best bet is to get the fence sitters off the fence and into contract.&lt;/p&gt;
&lt;p&gt;The bottom line is this, things chaneg and happen all the time that we can not control, but the one thing we can control is ourselves. So to that end I ask you...&lt;/p&gt;
&lt;p&gt;Do you have a plan? Do you have a database? and do you work everyday to meet new people and ask for business? Successful agents do, and the others look for higher ground!&lt;/p&gt;

      <title>You won't believe what I caught on my video camera</title>
      <description>&lt;p&gt;As many of you know I really love creating video's for my &lt;a href="http://mortgagemarketingcommunity.com/" target="_blank"&gt;blog&lt;/a&gt;. Visual communication is a great way to connect with your audience!&lt;/p&gt;

      <title>Then My Doctor Totally Freaked Out And Scared Me To Death</title>
      <description>&lt;p&gt;What would you do if your Doctor came in and started freaking out because of your test results? What if he made you incredibly nervous about your diagnosis? Would it concern you? You bet it would!&lt;/p&gt;
&lt;p&gt;That is why it is incredibly important that you, as a Realtor, remain calm in the crisis. Let's face it, in today's market loans are being underwritten stricter and taking longer to close. Gone are the days of here is my name and I will tell you what I make, lets close tomorrow.&lt;/p&gt;
&lt;p&gt;Today's market requires the professional agent to remain calm. The minute you get nervous about the loan, is the minute the buyer and seller get scared. I was working with an agent recently who got so nervous about the deal that he literally sent over 20 e-mails o everyone involved within 24 hours. And to top it off, they were all marked urgent with read receipts.&lt;/p&gt;
&lt;p&gt;Why did he get nervous? Simply put the borrower failed to disclose some important information at time of application that was discovered by processing two weeks before closing. Still enough time to uncover the truth and make closing, but certainly warranted a call to all parties to inform them.&lt;/p&gt;
&lt;p&gt;The agents behavior&amp;nbsp;made the buyer so nervous, he wanted to back out of the deal. Here are some tips to keep your clients calm when the lender calls with an issue.&lt;/p&gt;
&lt;p&gt;1. Don't panic. The minute you show signs of concern your buyer will pick up on it.&lt;/p&gt;
&lt;p&gt;2. Get the Facts. Before jumping to conclusions, learn what can be done and the time frame it my take.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3. Develop a plan of action together with all parties. Don't run off to another lender and start trying to get other people involved until you have determined the best course of action with the current lender and client.&lt;/p&gt;
&lt;p&gt;4. Show confidence. Make your communication specific, but respectful to everyone. Give them clear points, but don't over do the communication&lt;/p&gt;
&lt;p&gt;5. Take a deep breath and allow ample time for the issue to be resolved. When problems arise we all want answers right away and that is understandable; however, allow the proper time for an issue to be resolved.&lt;/p&gt;
&lt;p&gt;Most issues can be worked out, but it is critical that the agents and loan officers remain polite, calm, and respectful to each other and the client.&lt;/p&gt;
&lt;p&gt;Remember my motto..."if you make a friend you will make a sale!"&lt;/p&gt;
