      <description>&lt;p&gt;&lt;strong&gt;The Las Vegas Housing Market Remains Active!&amp;nbsp; &lt;/strong&gt;While listing inventory continues to creep up ever so slightly, the Las Vegas real estate market supply continues to remain stable at 8.9 months.&amp;nbsp; This is good news as prices continue to slip&amp;nbsp; - now averaging close to 50% less than the market peak in 2006.&amp;nbsp; Inventory absorption is critical to a recovering market.&amp;nbsp; The million dollar market is dead.&amp;nbsp; Fewer homes qualify for the&amp;nbsp;&amp;nbsp; market segment due to price declines.&amp;nbsp; Million dollar closings though are off 366% compared to last year in the same time frame.&amp;nbsp; 2009 continues the momentum established in the 2nd half of last year with a moderate number of closings through the first 4 weeks-up 108% compared to 2008.&amp;nbsp;&lt;/p&gt;

      <title>Catastrophe Averted!</title>
      <description>&lt;p&gt;A strange phenomenon has gripped the planet over the past 6 months.&amp;nbsp; Teams of scientists from the best universities and research facilities in the United States and abroad have been assembled to determine the cause and potential effects of this seemingly unstoppable and potentially man-caused crisis. Since last June, each following day offered 2 minutes less time of daylight than the proceeding one.&amp;nbsp; In a report just released, it was determined in late November that should the current diminishing daylight continue, the earth could be in total 24 hour darkness by June 2009.&amp;nbsp; On the heels of global warming alerts, this scenario would totally change the human lifestyle forever!.&amp;nbsp; Behind the scenes, nations around the globe have been scrambling to put measures into place forcing populations to make changes to hopefully avert a situation where total darkness would rule the day. In some cases, a whole new class level of poverty was emerging due to these sometimes very expensive measures according to a leading consumer watchdog group.&lt;/p&gt;
&lt;p&gt;But in a Special Bulletin released this morning, an amazing occurrence transpired yesterday.&amp;nbsp; For the first time in six months yesterday, December 22, was actually longer than the preceding day.&amp;nbsp; Not wanting to declare a victory in stopping this certain slide into total darkness, the science community is waiting to see if this trend continues.&amp;nbsp; Still, some rogue scholars are willing to declare the emergency over - all thanks to the Winter Solstice.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;&lt;a href=&quot;http://headstraightrealestate.squarespace.com/inspiration/2007/11/21/thanksgiving.html&quot;&gt;Thanksgiving&lt;/a&gt; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;***Thanksgiving is the most important holiday of the year for me.&amp;nbsp; My career in real estate is a result of a literal life-changing event in January 1992 - the sudden death of my father.&amp;nbsp; The previous Thanksgiving was the last time I saw my dad.&amp;nbsp; I was supposedly attending Arizona State University at the time and working full time with gemstones.&amp;nbsp; Due to the&amp;nbsp;demands of retail and the holidays, I had chosen to remain in Arizona for the holiday but my dad would not have any of that.&amp;nbsp; I flew home Wednesday night and flew back 24 hours later.&amp;nbsp;&amp;nbsp;I should have hugged him longer and thanked him more for the part of him that is me. Of course I told him &amp;quot;I love you&amp;quot; but I should have shown him or demonstrated my love that day more to leave the impression of true appreciation when I left to return to Arizona that night.&amp;nbsp; I did not come home for Christmas that year.&amp;nbsp; Thanksgiving was the last time I saw him alive.&lt;/p&gt;&lt;p&gt;Where I am today is a result of my dad&amp;#39;s passing.&amp;nbsp; The glorious path I have traveled is the result something tragic.&amp;nbsp; Yet I am thankful.&lt;/p&gt;&lt;p&gt;We all have much to be thankful. We are blessed with life and are challenged with the responsibility to make the most of our it. Each of us are born with gifts in the form of individuality, talent, inspiration, opportunity, and more. Currently there is a 25 month supply of homes. There are still some challenges for owners who are occupying the homes they are trying to sell.&amp;nbsp; One, there is fewer of them.&amp;nbsp; 1 in 2 homes on the market this week are vacant - more than anytime in the recent market.&amp;nbsp; Two, the portion of the market offering either shortsale listings or bank repos continues to bulge and now accounts for more than 1 in 4 homes currently being offered for sale.&amp;nbsp;&amp;nbsp; Bank repos account for the twice their marketshare in portion of closed homes.&amp;nbsp; Due to this, prices are dropping and doing so at a rate faster than anytime this year.&amp;nbsp; Depending on home size,&amp;nbsp; median prices have declined 4 to 6% in just the last 60 days.&amp;nbsp; Can owner occupant sellers afford to wait any longer to sell their homes?&amp;nbsp;&lt;/p&gt;</description>

An agent is currently negotiating 2 contracts for 2 separate buyers. Both buyers were walk-ins and the registered agent was not present to accept the FREE&lt;strong&gt; &lt;/strong&gt;business. Again, there are 2 agents out there who may have enjoyed the future commissions to be enjoyed by this agent. All they had to do was show up.&lt;/p&gt;&lt;p&gt;Can we keep every commitment? It&amp;#39;s all the stuff in between the initial desire to be a success and the achievement of that goal or desire. It&amp;#39;s hard, not fun, and can just plain suck.&lt;/p&gt;&lt;p&gt;&amp;gt;&amp;gt;Do you think Michael Jordan enjoyed shooting the hours of free throws he did?&lt;br /&gt;&amp;gt;&amp;gt;Does Tiger Woods enjoy taking 1000 swings of his driver to change his drive direction by one or two degrees?&lt;br /&gt;&amp;gt;&amp;gt;Does a doctor like the cadavers, long hours as in intern, and residency, in order to start their practice?&lt;br /&gt;&amp;gt;&amp;gt;Did Marion Jones (without the Juice) love to run wind sprint after wind sprint for months to compete in the Olympics?&lt;/p&gt;&lt;p&gt;The answer is NO.       <description>&lt;p&gt;The Credit Crunch.&amp;nbsp; What a difference a few weeks can make.&amp;nbsp; While the fed tries to determine whether or not the real estate economy is in need of resuscitation, here are some figures in the Las Vegas market to help make a decision.&lt;/p&gt;&lt;p&gt;In just 7 weeks the Las Vegas market has slowed significantly.&amp;nbsp; Here are some interesting stats from the past 6 weeks (last week of July 2007).&amp;nbsp; Today&amp;#39;s listing inventory (supply) is 21 months.&amp;nbsp; Six weeks ago was 18.&amp;nbsp; Combine the growth of inventory over the last 12 weeks, supply has grown more than 6 months.&amp;nbsp; Supply is determined by the number of available listings divided by the number of closed homes within the last 30 days.&amp;nbsp; What a cruddy 3 months.&amp;nbsp; What does the future hold?&amp;nbsp; Look at current Pending sales.&lt;br /&gt;&lt;br /&gt;The number of Pending sales are 2251.&amp;nbsp; This number is &amp;nbsp;down 18% in 6 weeks.&amp;nbsp; In the previous 6 week period the decline was 8.7%, less than half.&amp;nbsp; I&amp;#39;m a &amp;quot;half full&amp;quot; type.&amp;nbsp;&amp;nbsp;There is opportunity here for serious buyers.&amp;nbsp; Speaking of buyers...&amp;nbsp; &lt;/p&gt;&lt;p&gt;In a related news point, according to the Originator Times, 1/3 of brokered purchase money loans failed to close last month as loan programs disappeared or changed qualifying terms.&amp;nbsp; &lt;/p&gt;&lt;p&gt;There are buyers wanting to buy.&amp;nbsp; They can&amp;#39;t due to tight credit.&amp;nbsp; Have the banks overreacted?&lt;/p&gt;Where does the market go from here?&amp;nbsp; UP!&amp;nbsp; There is just some more down before that happens.</description>

      <description>&lt;p&gt;Here are&amp;nbsp;comments I submitted to&amp;nbsp;a relo company today when asked to do a second opinion on a home on the market with a very competent agent at CB Premier.&amp;nbsp;&lt;/p&gt;&lt;p&gt;The subject is a very nice home; well maintained in side and out.&amp;nbsp; Any buyer could move right into this unit.&amp;nbsp; Positives are condition, &amp;quot;feel&amp;quot;, location in community, and community itself.&amp;nbsp; Negatives are living room is small and not very functional, backyard privacy is limited and backyard itself.&lt;/p&gt;&lt;p&gt;The financial market has become a train wreck and half the buyers became&amp;nbsp; renters at the end of July.&amp;nbsp; The rental market had the best 30 days &amp;nbsp;in more than 2 year with new leases -1556 new ones signed last month alone-200 more than recorded resales for the same period.&amp;nbsp; I am attaching a Market Snapshot that I produce each week and is distributed among the REALTORs and news communities.&lt;/p&gt;&lt;p&gt;The last 30 days have had the LOWEST number of Closed sales in more than 5 years.&amp;nbsp; The number of Pending sales is at the lowest point&amp;nbsp; this year, a 44% drop in activity since just the beginning of the year.&amp;nbsp; Listing inventory is at an all-time high (up 46.6% since Jan 1) and more than 45% are vacant.&amp;nbsp; Last week the number of REO listings increased by 8% in just 7 days!&amp;nbsp; REO and Shortsale now comprise an estimated&amp;nbsp; 20% of the available listings in the immediate Las Vegas market.&amp;nbsp; Market declines in median price are 8.8% for current 12 months for a 1500sf home.&amp;nbsp; Currently there is a 21 month supply of homes on the market, an increase of 6 months supply in just the last 60 days.&lt;/p&gt;&lt;p&gt;Specifically to&amp;nbsp;zip 89012,&amp;nbsp;DOM in the immediate area for sold homes are 75.&amp;nbsp; BUT, current Pending sales are 102 DOM - an incease of essentailly one month.&amp;nbsp; The market is tanking.&amp;nbsp; Year to date-for every 4 houses listed only 1 is selling.&amp;nbsp; A seller looking to move home in 60 to 90 days has a 1 in 16 chance&amp;nbsp;of that happening.&amp;nbsp; Price is king.&lt;/p&gt;&lt;p&gt;In the immediate market of the subject REO is commanding since July 30.&amp;nbsp; Last month Repos accounted for 5% (verifiabled but suspected to be 10%) of all listings on the markt.&amp;nbsp; In the same month, repos accounted for 18% of all closings.&amp;nbsp; Comparable or not, they are selling and driving down prices.&amp;nbsp; Sales closed prior to July 30 are prices that never will be attained in the next year as lending criteria has eliminated many of the buyers in this price point.&amp;nbsp; From community to community, the homes under contract are those at the bottom of the deck - lowest price in the subdivision or best dollar/sf.&amp;nbsp; With a 4% tumble in median price in just the last 30 days for this size home, pricing AHEAD of the market is critical - Incentives are nice and 50% of the homes sold did so with an average of $9000 in incentives.&amp;nbsp; But it is still the lower priced homes in any neighborhood that are selling.&amp;nbsp; Best price for best condition, period.&lt;/p&gt;</description>
