One West Bank Completed Short Sale and Sell At Auction - Two Owners - 09/26/10 03:47 PM
One West Bank has a big problem it sold an ocean property as a completed short sale and then seld it at a foreclosure auction meaning there are two owners. Now two owners have title documents that show them as owners. OOPS! The couple that purchase the home through the regular process got notice of eviction from the ones that purchase the property at the auction. San Clemente to vote in a special election on March 8th over the commercial development at North beach parking lot. The opponents of the Playa del Norte project gained enough signatures to cause the City Council to either rescind it July approvals of the project or schedule a referendum. They voted to hold and election, on a vote of 3-2 Tuesday. The project is to replace a North Beach parking lot an put in shops and restaurants. Laguna Niguel approves a study for dwelling units and businesses at a cost of $86,000 for the Gateway district. The city council of Laguna Niguel is going to spend another $86,000 to continue a study of the proposed Bateway district for some 3,000 dwelling units and about 2.4 million square feet of office, retail and service-type purposes. Loan Modification Attorney Disbarred - 09/26/10 02:03 PM
Today is The Orange County Register there were two articles on loan modification attorney that was disbarred. Brian Colombana a Laguna Hills attorney admitted extensive misconduct that will result in his being disbarred according to the State Bar of California. He stipulated last week that he committed nine acts of misconduct. This attorney did not achieve a single loan modification with a single client. Can you imagine a bigger failure not one client got results but paid a fee for his incompetence. This weeks market report for Mission Viejo and surrounding areas from Mission Viejo Realtor shows that Orange County Median Prices for the resale homes were up 6.0 percent, for new homes it is up 2.6 percent and for resale condos up 13.6 percent. The sales volume is down for resale homes 16.7 percent and down 5.6 percent on condos and down 12.5 percent for new homes. UCI Professor Stated Recovery a Year Away - 09/19/10 03:38 PM
Kerry Vandell professor of finance and director of the UCI Center for Real Estate stated recovery is a year away according to The Orange County Register. Professor Vandell indicated the the tax credit us to accelerate sales. He stated that the drop in number of sales was an expected outcome therefore it is not much of an issue. As I have been stating in blogs and comments the real issue is jobs. Valdell thinks the market will bounce around for a while with the market pretty much level. We cannot expect a rapid recovery. Today I read an article in the Orange County Register by Jonathan Lansner quoting Steve Thomas on this topic, was the tax credit help or did it harm us. The article was "Tax credits did more harm tan good, some say" They show that the Federal Reserve's San Francisco regional summary on regional economic conditions that's done 8 times a year say that the West Coast housing market "weakened somewhat" over the summer. They went on to say in the Fed U.S. 12th District for their July report demand for housing "appeared to deteriorate somewhat". Steve Thomas was quoted as saying,

Another piece of evidence of a Slow market is the report that Orange County is on track to have the fewest mortgages taken out in over a decade. Wow, that really is another piece of evidence of a slow market. We can see a slow down in the purchases but with interest rates so low I would have thought that we would have had people flocking to the refi market. Buyers I thought would have kept coming after the tax credit for the low interest rates and the low prices of homes. But they are not! What is causing the drop

On 911 I had an interesting day as I usually do, in that I am always reminded of the the attack and it is my wedding anniversary. So with respect for the families and friends who lost someone on that day, I do not blog until the day after. Having a wedding anniversary on the day of the biggest attack on the United States in my life time is a downer. However, remembering all of the great things of my marriage is wonderful. Now 102,000 Homes in Orange County are Upside Down - 09/05/10 05:59 PM
It is reported in The Orange County Register today that the county has currently 102,000 home that are now upside down. That means that we have about 18 percent of the homes have a value less than the mortgage on the home. I think that is a very large number of homes after all the short sales and the foreclosures that we have done here in the county. Significate numbers of property owners have gotten out from under the burden of an upsidedown property. To see that after so many homes have gone through the process we now have 102,000 more homes

The first time I saw John Wayne's houseI was 14 and that was a long time ago. I have gone down to visit a friend from high school to discover they lived next to John Wayne. Wow that was unbelievable news at that time. The home was in Bayshore estates. That was something I told all our friends about and I never did see John Wayne only the house.
