Same YTD stats in 2007 is 136 single family homes sold for the same time period. This is amazingly consistent. The Freehold market sold one less house than in did so far for the first 8 months of the year.

The amount of activity is stable by those numbers.

The average closed price in Freehold Township YTD through 8/31/2008 $551,773 This is $46,773 higher!!! than 2007!!!

This represents a 9.2% increase for single family homes. The sales values are 9.2% higher thus far than they were in the first 8 months of 2007.

Allow me to ask, has anyone successfully added value added products or service to their existing clients and had it serve as an income stream rather than just future referrals from the happy client???

A medical doctor in my town turned me on to personal nutrition based on ones personal DNA. That same week I saw the same company with an ad here in Active Rain and my research began.

My question is do you believe this will add value to your clients or will they be disenchanted to see that it generates revenue? Companies need revenue to stay in business.

Colts Pride in Freehold Township, NJ is maintaining a healthy turnover of homes that are selling. In 2007, of the 254 homes that are in this nice subdivision....17 houses sold and closed. This equals a 6.6% turnover of homes.

So far, year to date 5 of these homes have sold and closed and there is currently one "under contract" on Kentucky Way.

Last years buyers saved an average of 3.2% off of the listing price. In 2008 in light of the current market, buyers so far have averaged a savings of 3.6% off the listing price.

The average sales price in 2007 was $419,524.

The Second Annual Wine and Music Festival at the Colts Neck Community Center (Bucks Mill Park) in Colts Neck, NJ is being held on May 31, 2008 from 2:00 to 6:00.

Come sample local wines and enjoy a day of wine tasting in the lovely community of Colts Neck Township. This event is put on by the Colts Neck Lions' Club and organized by Lion Sil Lutkewitte and Lion Sal Barbagallo.

All monies raised by the ticket prices are to be donated to the Lions "Sight First II" program which will help many people be able to see and prevent river blindness in third world countries. It is a great cause and it will promise to be a fun filled enjoyable day with local musicians strapping on their guitars.

Latest scam on Craig's list

Craig's list is an excellent resource. We have much success with it and we market all of our listings on the site.

There are however predators that are out for an easy buck. As an owner of a CENTURY21 franchise, I received the following email today from the CEO of CENTURY21:

We recently learned that the CENTURY 21 brand name has been used in a consumer scam on Craig's List in the United Kingdom to dupe consumers into sending money for property rentals in the United States or the UK. Essentially, the scam involves a person who claims to own a rental property and requires the prospect to send a deposit to a bogus CENTURY 21 representative from whom they can pick up the property keys to inspect the location. We received calls and emails from consumers regarding the scam and have confirmed that it is a scheme being used through property listings on the Craig's List web site.

We are currently investigating the matter to determine where the scam originated and what the impact has been. Craig's List has also been notified of this issue and we hope that it will be able to address the matter on its site as well. In the meantime, if you hear from a consumer questioning the use of a CENTURY 21 office as an escrow agent for property rentals or questioning a Craig's List posting, please advise the consumer not to send any money and to file a complaint with Craig's List at abuse@craigslist.org.

Colts Neck Business Association Rocks at Rosalia's

The house was rocking. Well if it was a house it would have rocked but it was the storefront of Rosalia's, the Italian grocery store in Colts Neck. Bullet Bob of the Colts Neck Custom Shop was playing his guitar with songwriter Joe Iantoska to a full house of Colts Neck's business owners, doctors, farmers and other professionals.

The all original music was well received as members and newcomers of CNBA exchanged business cards and enjoyed delicious foods provided by the host Carmine

Carmine is the owner/operator of Rosalia's and provided the venue and the food complementary.

is CNBAan association of business people with an interest in Colts Neck started by a few business people in town and is currently presided by Ed Lear of Lear Title Agency, Tom Illmensee of Illmensee Realty as Vice President and Timothy Schwartz Broker/Owner of C21 Showcase as the Association's secretary.

An impromptu performance on the guitar by Bob Covallo of Covallo Construction made the business card exchange a delightful evening for all that attended.
