      <description>&lt;p&gt;&lt;em&gt;&lt;strong&gt;Following is my market report for&amp;nbsp;Multi-Family Dwellings (2-4 Families)&amp;nbsp;in the city of St Louis (Areas 1,2,3,4,5).&amp;nbsp; These statistics were gathered from the local Multiple Listing Service and are provided as a service to the public:&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;There were&amp;nbsp;&lt;strong&gt;459 Total Active&lt;/strong&gt; Listings on the market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;53&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Sold&lt;/strong&gt; in the last 30 days.&lt;/p&gt;
&lt;p&gt;Average sales price was &lt;strong&gt;$68,157&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Highest sales price in the last 30 days was &lt;strong&gt;$230,000.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;86&lt;/strong&gt;&amp;nbsp;was the average days on market &lt;strong&gt;(DOM).&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There were&amp;nbsp;&lt;strong&gt;27 new Active&lt;/strong&gt; listings, with list prices ranging from $8,900 to $399,500.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7&lt;/strong&gt;&amp;nbsp;listings went Under Contract &lt;strong&gt;(Contingent/Option)&lt;/strong&gt;, with list prices ranging from $9,900 to $189,900.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;14&lt;/strong&gt;&amp;nbsp;listings moved closer to closing &lt;strong&gt;(Pending)&lt;/strong&gt;, with List prices ranging from $9,900 to $225,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;12&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Sold&lt;/strong&gt;, with Sold prices ranging from $4,750 to $120,000.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;28&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Expired&lt;/strong&gt; from the market, with List prices ranging from $4,900 to $350,000.&lt;/p&gt;
&lt;p&gt;And&amp;nbsp;&lt;strong&gt;12&lt;/strong&gt; listings went Inactive &lt;strong&gt;(Cancelled/Withdrawn)&lt;/strong&gt;, with List prices ranging from $13,900 to $269,900.&lt;/p&gt;
&lt;p&gt;For the&amp;nbsp;&lt;strong&gt;12 &lt;/strong&gt;listings that Sold, &lt;strong&gt;25%&lt;/strong&gt; were on the market for &lt;strong&gt;30 days or less&lt;/strong&gt;, and &lt;strong&gt;50%&lt;/strong&gt; were on the market for &lt;strong&gt;120+ days&lt;/strong&gt;.&amp;nbsp; For the 30 day or less category, the average sales price to list price ratio was&amp;nbsp;&lt;strong&gt;94.2%&lt;/strong&gt;.&amp;nbsp; For the 120+ day category, the average sales price to list price ratio was &lt;strong&gt;61.6%.&amp;nbsp; &lt;em&gt;That goes to show homes priced correctly will sell quicker and closer to list price.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Pending Ratio&lt;/strong&gt; was &lt;strong&gt;3.1%&lt;/strong&gt;.&amp;nbsp; This is the Pendings divided by the Actives (14/459).&amp;nbsp; This is the number of properties going under contract compared to the number of active properties on the market.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Absorbtion Rate&lt;/strong&gt; was &lt;strong&gt;8.67&lt;/strong&gt;.&amp;nbsp; This is the active homes on the market divided by the number of homes sold in the last 30 days (459/53).&amp;nbsp; This tells us how many months of inventory we have on the market.\&lt;/p&gt;

&lt;p&gt;There were&amp;nbsp;&lt;strong&gt;529 Total Active&lt;/strong&gt; Listings on the market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;53&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Sold&lt;/strong&gt; in the last 30 days.&lt;/p&gt;
&lt;p&gt;Average sales price was &lt;strong&gt;$174,338&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Maximum sales price was &lt;strong&gt;$520,000.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;161&lt;/strong&gt;&amp;nbsp;was the average days on market &lt;strong&gt;(DOM).&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There were&amp;nbsp;&lt;strong&gt;17 new Active&lt;/strong&gt; listings, with list prices ranging from $60,000 to $679,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8&lt;/strong&gt;&amp;nbsp;listings went Under Contract &lt;strong&gt;(Contingent/Option)&lt;/strong&gt;, with list prices ranging from $72,000 to $289,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10&lt;/strong&gt;&amp;nbsp;listings moved closer to closing &lt;strong&gt;(Pending)&lt;/strong&gt;, with List prices ranging from $15,900 to $359,900.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Sold&lt;/strong&gt;, with Sold prices ranging from $55,500 to $167,000.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;43&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Expired&lt;/strong&gt; from the market, with List prices ranging from $79,000 to $1,785,000.&lt;/p&gt;
&lt;p&gt;And&amp;nbsp;&lt;strong&gt;13&lt;/strong&gt; listings went Inactive &lt;strong&gt;(Cancelled/Withdrawn)&lt;/strong&gt;, with List prices ranging from $145,000 to $729,000.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Pending Ratio&lt;/strong&gt; was &lt;strong&gt;1.9%&lt;/strong&gt;.&amp;nbsp; This is the Pendings divided by the Actives (10/529).&amp;nbsp; This is the number of properties going under contract compared to the number of active properties on the market.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Absorbtion Rate&lt;/strong&gt; was &lt;strong&gt;9.98&lt;/strong&gt;.&amp;nbsp; This is the active homes on the market divided by the number of homes sold in the last 30 days (529/53).&amp;nbsp; This tells us how many months of inventory we have on the market.&amp;nbsp; It demonstrates how long it would take to sell all the homes on the market if no other homes came on the market.&lt;/p&gt;
&lt;p&gt;For the&amp;nbsp;&lt;strong&gt;7 &lt;/strong&gt;listings that Sold, &lt;strong&gt;14.3%&lt;/strong&gt; were on the market for &lt;strong&gt;31-60 days&lt;/strong&gt;, and &lt;strong&gt;57.1%&lt;/strong&gt; were on the market for &lt;strong&gt;120+ days&lt;/strong&gt;.&amp;nbsp; For the 30-60 day or less category, the average sales price to list price ratio was&amp;nbsp;&lt;strong&gt;95.5%&lt;/strong&gt;.&amp;nbsp; For the 120+ day category, the average sales price to list price ratio was &lt;strong&gt;90.7%.&amp;nbsp; &lt;em&gt;That goes to show homes priced correctly will sell quicker and closer to list &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Maximum Sales Price&lt;/strong&gt; in the last 30 days was &lt;strong&gt;$525,000.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;76&lt;/strong&gt;&amp;nbsp;was the average days on market &lt;strong&gt;(DOM).&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There were&amp;nbsp;&lt;strong&gt;84 new Active&lt;/strong&gt; listings, with list prices ranging from $5,500 to $2,225,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;23&lt;/strong&gt;&amp;nbsp;listings went Under Contract &lt;strong&gt;(Contingent/Option)&lt;/strong&gt;, with list prices ranging from $16,000 to $565,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;57&lt;/strong&gt;&amp;nbsp;listings moved closer to closing &lt;strong&gt;(Pending)&lt;/strong&gt;, with List prices ranging from $5,742 to $520,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;71&amp;nbsp;&lt;/strong&gt;listings &lt;strong&gt;Sold&lt;/strong&gt;, with Sold prices ranging from $5,000&amp;nbsp;to $480,000.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;87&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Expired&lt;/strong&gt; from the market, with List prices ranging from $8,500 to $1,999,999.&lt;/p&gt;

&lt;p&gt;For the&amp;nbsp;&lt;strong&gt;71 Sold&lt;/strong&gt; listings, &lt;strong&gt;38%&lt;/strong&gt; were on the market &lt;strong&gt;0-30 days&lt;/strong&gt;, and &lt;strong&gt;19.7%&lt;/strong&gt; were on the market for &lt;strong&gt;120+ days.&lt;/strong&gt;&amp;nbsp; For the 0-30 day category, the average sales price to list price ratio was &lt;strong&gt;97.6%&lt;/strong&gt;.&amp;nbsp; For the 120+ day category, the average sales price to list price ratio was &lt;strong&gt;81.7%&lt;/strong&gt;.&amp;nbsp; &lt;strong&gt;&lt;em&gt;That goes to show homes that are listed correctly sell for more money in a shorter amount of time.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>Today in St Louis - November 9, 2009</title>
      <description>&lt;p&gt;Went down home yesterday to Mom &amp;amp; Dad's house in Perryville.&amp;nbsp; It was such a warm day (close to 70), that I wanted to just drive around and see the country and take some pictures.&amp;nbsp; (Wouldn't you know it; I forgot to charge my camera, and after several pics, it went dead).&amp;nbsp; We drove Mom &amp;amp; Dad down to Grandpa's farm outside of Uniontown. &amp;nbsp;I haven't been down there for a year.&amp;nbsp; &amp;nbsp;Everything is falling down on the farm.&amp;nbsp; Tin is missing from the roof of the house and windows have broken out. Boards are falling off the barn.&amp;nbsp; There are so many trees down from the storm earlier this year.&amp;nbsp; The chicken house is falling in, and the smoke house has completely collapsed.&amp;nbsp; It's sad to see it look that way, but since Grandpa died last year, there's no reason to try to keep it up.&amp;nbsp; I didn't even want to go inside the house.&amp;nbsp; I'm afraid of how it looks on the inside.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Then we drove by our old house - the homeplace - in Uniontown.&amp;nbsp; It certainly doesn't look the way it did when Mom &amp;amp; Dad lived there, and the neighboring places are really grown up.&amp;nbsp; The town looks really old and depressed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;On the way back to Perryville, we decided to drive back to Crosstown to see how they were rebuilding after the tornado.&amp;nbsp; Then we drove to Menfro (there's nothing there anymore), through Farrar, Brazeau, and back through Frohna.&amp;nbsp; We stopped by the Saxon Lutheran Memorial - that place is amazing (&lt;a href=&quot;http://www.saxonlutheranmemorial.com/&quot; title=&quot;Saxon Lutheran Memorial&quot; target=&quot;_blank&quot;&gt;http://www.saxonlutheranmemorial.com/&lt;/a&gt;), before heading back to Perryville.&amp;nbsp; We had dinner with Mom &amp;amp; Dad, and then came home to St Louis.&amp;nbsp; It was a memorable day with Mom &amp;amp; Dad.&lt;/p&gt;

      <title>Great News!  President Signs Bill to Extend Homebuyer Tax Credit!</title>
      <description>&lt;p&gt;Citing the rebound of the housing market as one of the factors contributing to the growth of the economy last year, President Obama today signed his approval of the bill extending and expanding the homebuyer tax credit.&lt;/p&gt;
&lt;p&gt;The credit was originally set to expire at the end of November, but has now been extended to buyers who sign a contract by April 30, 2010 and close by June 30.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The credit amount for first time home buyers is 10% of the homes purchase price to a maximum of $8,000.&amp;nbsp; Other buyers, who have owned their homes for the past five years, can purchase a new residenct (owner-occupied) and receive a credit up to $6,500.&amp;nbsp; This credit will begin on December 1, 2009.&lt;/p&gt;
&lt;p&gt;Income limits for buyers has also been increased.&amp;nbsp; Income limits for individuals is now $125,000 and $225,000 for couples.&amp;nbsp; Before, it was $75,000 for single people, and for couples it was $150,000.&lt;/p&gt;
&lt;p&gt;Buyers who sell the home or stop using at as their principal residence within 3 years will be require to pay back the credit.&lt;/p&gt;
&lt;p&gt;The bill pass unanimously in the Senate this week and passed the House with a vote of 403 to 12.&lt;/p&gt;

      <title>Halloween 2009 in St Louis</title>
      <description>&lt;p&gt;Halloween was slow for us this year.&amp;nbsp; I don't know if it was because the holiday fell on the weekend, and parents had their children at Halloween parties instead of out trick-or-treating.&amp;nbsp; Last year we had close to 300 kids come to the house.&amp;nbsp; The weather was beautiful Saturday evening, but we didn't even have 100 kids show up.&amp;nbsp;&lt;/p&gt;

      <title>Another St Louis Short Sale Closed - Happy Client!</title>
      <description>&lt;p&gt;I just recently closed another short sale in the St Louis area.&amp;nbsp; This one was with Ocwen.&amp;nbsp; I began working on this file on May 6, 2009, and we closed with the new buyer on September 4, 2009 - so about four months.&amp;nbsp; The people with whom I dealt were in India, and the hold times (phone) were horrible.&amp;nbsp; One day&amp;nbsp;I was on hold for four hours before I was able to speak to someone, and then I couldn't understand half of what they were saying.&amp;nbsp; They would not send someone out to do the BPO (Broker Price Opinion, but made me do it for them - quite a process since I am not an appraiser.&amp;nbsp; It worked out in my favor though, as I used lower end comps and they accepted it...&amp;nbsp; Another thing I learned with Ocwen is that they would not extend the foreclosure sale date for this home, so we really had to scramble to get this one closed in time.&lt;/p&gt;
&lt;p&gt;Following is the testimonial provided by my seller client.&amp;nbsp; He was quite relieved to not have the foreclosure on his credit report, and Ocwen gave him a full release from the loan, and the release has already been recorded!&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;8&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Expired&lt;/strong&gt; from the market, with List prices ranging from $10,000 to $147,900.&lt;/p&gt;
&lt;p&gt;And&amp;nbsp;&lt;strong&gt;8&lt;/strong&gt; listings went Inactive &lt;strong&gt;(Cancelled/Withdrawn)&lt;/strong&gt;, with List prices ranging from $75,000 to $1,300,000.&lt;/p&gt;
&lt;p&gt;For the&amp;nbsp;&lt;strong&gt;9 &lt;/strong&gt;listings that Sold, &lt;strong&gt;55.6%&lt;/strong&gt; were on the market for &lt;strong&gt;30 days or less&lt;/strong&gt;, and &lt;strong&gt;11.1%&lt;/strong&gt; were on the market for &lt;strong&gt;120+ days&lt;/strong&gt;.&amp;nbsp; For the 30 day or less category, the average sales price to list price ratio was&amp;nbsp;&lt;strong&gt;99.1%&lt;/strong&gt;.&amp;nbsp; For the 120+ day category, the average sales price to list price ratio was &lt;strong&gt;40.7%.&amp;nbsp; &lt;em&gt;That goes to show homes priced correctly will sell quicker and closer to list price.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Pending Ratio&lt;/strong&gt; was &lt;strong&gt;4.1%&lt;/strong&gt;.&amp;nbsp; This is the Pendings divided by the Actives (19/460).&amp;nbsp; This is the number of properties going under contract compared to the number of active properties on the market.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Absorbtion Rate&lt;/strong&gt; was &lt;strong&gt;9.58&lt;/strong&gt;.&amp;nbsp; This is the active homes on the market divided by the number of homes sold in the last 30 days (460/48).&amp;nbsp; This tells us how many months of inventory we have on the market.&amp;nbsp; It demonstrates how long it would take to sell all the homes on the market if no other homes came on the market.&lt;/p&gt;

&lt;p&gt;There were&amp;nbsp;&lt;strong&gt;556 Total Active&lt;/strong&gt; Listings on the market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;33&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Sold&lt;/strong&gt; in the last 30 days.&lt;/p&gt;
&lt;p&gt;Average sales price was &lt;strong&gt;$169,656&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Maximum sales price was &lt;strong&gt;$309,000.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;133&lt;/strong&gt;&amp;nbsp;was the average days on market &lt;strong&gt;(DOM).&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There were&amp;nbsp;&lt;strong&gt;26 new Active&lt;/strong&gt; listings, with list prices ranging from $2,000 to $569,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8&lt;/strong&gt;&amp;nbsp;listings went Under Contract &lt;strong&gt;(Contingent/Option)&lt;/strong&gt;, with list prices ranging from $144,700 to $394,900.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10&lt;/strong&gt;&amp;nbsp;listings moved closer to closing &lt;strong&gt;(Pending)&lt;/strong&gt;, with List prices ranging from $61,900 to $299,900.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Sold&lt;/strong&gt;, with Sold prices ranging from $15,000 to $270,000.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;12&lt;/strong&gt;&amp;nbsp;listings &lt;strong&gt;Expired&lt;/strong&gt; from the market, with List prices ranging from $131,900 to $595,900.&lt;/p&gt;
