First time home buyer activity is on the rise in Oceana County. A significant reason for this is the number of bank owned properties currently for sale in the Hart, Shelby, New Era, and Pentwater areas. Bank owned properties, often referred to as foreclosures, are often sold well below market value, and create unique opportunities for first time home buyers. I recently had the pleasure of writing an accepted offer for a young engaged couple from Hart, MI. They are getting married this summer, and wanted to start looking for a home now. I was driving east on Ocean Dr. in Hart, Michigan today when I saw this little gem sitting alongside the road. I had my camera with me, like any good realtor should, and I just couldn't resist blogging about it. Michigan is widely held to be a left leaning, liberal state. The Michigan State Housing Development Authority (MSHDA) is considering expanding a down-payment assistance program that, when combined with the 2009 $8000 Federal Tax Credit, would provide more than $15,000 in help for first-time home buyers. The MSHDA program offers down payment assistance up to $7500. Currently, however, your household income must be below $55,000 to be eligible. I've sold many homes with this program in Grand Rapids, but was often unable to help families with incomes that exceeded the limit. This may be about to change, however. If MSHDA's new plan is approved, MSHDA would raise its limits on the household (5 comments)

michigan: Lake Michigan Home Sales on the Rise! - 03/24/09 02:48 PM
As we near the end of the First Quarter for 2009, homes sales along Lake Michigan have already matched a six year high for the quarter. Four homes have closed to date, with an average sale price of $554,250. That's over $2M dollars in volume in just three months, along the lake shore alone.
Statistically, since 2003, first quarter sales along Lake Michigan have equaled 15% of the yearly number of homes sold in OceanaCounty. If this trend continues, we could be looking at a record number of sales for 2009. With 4 sales for the first quarter, we could see (2 comments)

One of my most valued friends is Jaime Woodall. I met Jaime about four years ago when I started attending First Baptist Church in Hart. My family and I were new to the church, and Jaime was the youth pastor there at the time. Jaime and his wife Kris welcomed us into the church family, and Jaime and I really connected. Over the first year or so, Jaime and I would meet for coffee, and talk about some seriously deep stuff. I'd never had a friend I felt so comfortable talking with. My wife and I are currently in the process of obtaining our Foster Care License here in Michigan. We have three children of our own, ages 12, 10, and 8. Recently, we had a relative that is going through some rough times, and lost custody of their six month old daughter. If we didn't get involved, the baby would remain in the foster care system in Genesee County, so we contacted the Department of Human Services in Genesee County, and were able to get custody. Because of new childcare laws, Michigan requires that relative caregivers become licensed foster care providers. My wife and I had (2 comments)

For the last several years, I worked in Grand Rapids, driving over a hundred miles one way everyday. When establishing rapport with my customers, eventually the subject of my long commute would come up, and they would invariably ask, "Oh my! Why do you drive so far? You should move down here." In truth, I have considered it over the years. But every time I drop my kids off at school, and I recognize nearly every parent and teacher, I realize: THIS IS HOME! For the last several years, I have sold new homes in Grand Rapids for West Michigan's largest home builder. I enjoyed great success, and set the standard for sales and customer service in Grand Rapids. Everything was as it should be, the stars were aligned, the birds were singing, it was paradise! Then, in August of 2007, I was asked by a respected Marine colleague to augment with another infantry unit from Madison, WI. This unit was deploying to Iraq, and I had a certain skill set that was desired for the mission. Always putting my commitment to our nation and (0 comments)
