If you are just buying a new home and making improvements or simply need a new heating and air unit, this is a great time to purchase one! The Government is giving a $1,500.00 tax credit for installing new "high efficiency heating and air systems.

There are even HVAC Companies that will buy you old heating & air conditioning systems back! I received an advertisement from ARC Air Conditioning, Heating & Indoor Air Quality Company in my mail yesterday. They are offering me an additional $915.00 rebate back on a new unit. It looks like they calculate from the age of your home. That would be a total savings of $2,415.00 for me.

On January 26th  I opened an escrow after successfully negotiating down the listing price a price for one of my Fullerton home buyers. In a market where multiple offers and overbidding the list prices have become rampant, I helped my buyer pay a very fair price for a property that was exactly the type of home they wanted in the neighborhood that they were searching for.

It was not an easy task...There were many obstacles going against me. The weather was terrible and I nor the buyers  wanted to be out in the stormy rain. The property was tenant occupied so scheduling a showing was a challenge. The sellers "did not want to give away their home." Lastly their agent was nice but also felt that the home was worth more than my buyers thought. I had my work cut out for me!

As soon as my  buyers expressed to me that "this home was just the one for them". I made my game plan on how I would make this transaction happen despite the fact that the listing price was much higher than my buyers wanted to pay.  I used all of my tools including my  "Docusign Service" to assist my buyers in writing and signing their offer all online from the comfort of their own home without having to drive out in the pouring rain to come to my office.

The negotiation process took several days but in the end we were victorious. I can attribute my success mainly to my different experiences in the over 20 years I have been  selling real estate. In addition I take the time to make a great presentation of the buyers for the  listing agent and sellers to evaluate.

Attention Condo and Town home  Buyers Using FHA Financing read this! The Department of Housing and Urban Development "HUD" Has made several changes on how and where you may be able to obtain FHA Financing. If you are interested in purchasing a condominium or town home there  some valuable information  you need to know.

Communities that have associations need to be approved by HUD for FHA financing. If they are not already approved you may be able to obtain a "spot approval". This is a loop hole that HUD says is only open until the end of February, 2010. This a means that if you find a condo, town home or other property that is governed by an association that is located in a "non approved community" you will not be able to get an FHA loan.
