Attention Fullerton, California Home buyers: We Can Help You Buy a Home at a Trustee Sale Auction! I used to think that purchasing a home on the "Court House Steps" were both impossible and insensitive. Both of my opinions have recently changed. My Broker, Ron Holborn has been researching the Trustees Sale process and has enlightened me to "how it is possible to purchase and home at a Trustees Sale". Also most important to me is that he showed me documented proof that many opportunities were given to these defaulting homeowners to keep their properties.
In the past few months we have accompanied our buyers to the Courthouse and successfully purchased homes! The preparation and selection process of these homes are most critical. We steer our clients away from potential problem properties or homes where you will not be given "with clear title".

C.A.R. calls for swift adoption of Dodd-Lieberman-Isakson amendment to extend home buyer tax credit
LOS ANGELES (Oct. 23) - The CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) today called for the U.S. Senate to swiftly adopt the Dodd-Lieberman-Isakson amendment, which would extend and amplify the hugely successful first-time home buyer tax credit until June 30, 2010.
"The success of the home buyer tax credit and its positive impact on the real estate market is clear," said C.A.R. President James Liptak. "According to our research, nearly 40 percent of first-time buyers said they would not have purchased a home if the federal tax credit for first-time home buyers was not offered. This underscores the significance of the federal tax credit to the housing market's recovery in California.
"The Dodd-Lieberman-Isakson amendment would expand the credit by removing the first-time buyer requirement and instead would apply to all home buyers," he said. "The amendment also would increase the qualifying income limits to $150,000 for single buyers and $300,000 for those filing joint income tax returns.
"We urge Senators Feinstein and Boxer to demonstrate their support for home buyers in California and quickly adopt the Dodd-Lieberman-Isakson amendment," Liptak said.
Under additional provisions in the Dodd-Lieberman-Isakson amendment, taxpayers would be able to claim the credit on purchases completed in 2010 on their 2009 income tax returns. The amendment maintains the provision that home buyers do not have to repay the credit provided the home remains their primary residence for 36 months after purchase, and waives this requirement for active duty military personnel who move due to a military order.

I was holding an open house this weekend in a community that I specialize in. While at the open house I had a conversation with a couple about a short sale llisting in the community that they loved and wanted to purchase. I was told how their offer was accepted by the seller and then turned down by the listing agent because they did not want to pay the listing agent's short sale transaction fee!
I was shocked to hear that the listing agent was trying to get the buyers to pay him to do his job! Basically that is what a short sale transaction fee is! My feeling is that if an agent can't negotiate his own short sale and chooses to pay "an assistant" they it's the listing agent's expense.
I am going to be researching with CAR to find out if this practice is even legal.
What are your thoughts on listing agents charging buyers "short sale negotiator fees"?

This is my first year participating in this event. I was an organizer and cast member of The Placentia Founders Society Haunted House at the Bradford House for about 6 seasons until they closed. I received so many calls last year from my old blogs on The Bradford House event from local Fullerton, Placentia and Yorba Linda families asking about local Halloween events and I had no suggestions for them! When I heard of this event I felt to compelled to join my to keep "The Halloween Spirit Alive" locally says Maraj.

Children 12 and under are $6( may not be appropriate for children under 5 ); teens and adults cost is $10. Admission at the door is $8 per child and $12 per adult, if space available. Yorba Linda California: Free TV Recycling and E-Waste Event beginning Friday October 9th thru Sunday October 11th. at Diamond Case Entertainment Center at 655 N. Shepard Street in Yorba Linda.
I was cleaning out my garage and came across a pile of E-Waste, including my poor crashed computer and monitor that I really needed to dispose of. I did a little research and lucky for me I found this event going on this THIS WEEKEND! I had made attempts to recycle these items in the past but could not find a convenient location or time.
I went down to the location near FRY's and Camalot Golf Center near the 91 frwy. I was drove into a very organize collection center attended by the All Green Recycling company. I did not even have to get out of my car of lift anything. My TV and computer items were unloaded for me and all I had to do was sign my name.
In return I received and voucher for up to $1200 credit towards a new Energy-star Television being sold by Diamond Home Theater Company, which I found out was hosting the event. I browsed their store and inventory which was very impressive. The credit which was being applied towards a Mitsubishi TV appeared to be substantial if you were ready to purchase a TV this weekend.
Overall I was happy thta I participated in this event. Thank You Diamond Case Home Theater for bringing this to our community! Written By Tina Maraj, REALTOR Since 1989 www.TinaMaraj.com
