Orange County,California Hello friends, Today I wanted to talk about the "New Wave" of listings flooding our real estate market, Foreclosures and Short Sales.  Currently "Short Sale Listings" make up about 30% of listings the properties available for sale in the North Orange County area. Foreclosures/ Bank Owned homes make up about another 30% and the balance of the listings are "traditional" sales.

I have a new listing coming up in Orange County  where the previous owner passed away in the home. It was a peaceful passing that was actually planned to take place in the home surrounded by his loved ones instead of at a hospital. I know the disclosure laws and we will be disclosing the death since it has taken place recently. My question to you as agents is...what is your experience with your buyers of homes where a death has taken place?

Fullerton, California real estate always sells. Even in a tougher market there are  home buyers moving into Fulerton. At this time approximately 30 % of the home avaliable for sale in Fullerton are "Short Sales". These are homes where the seller owes more than what he can sell and close escrow for including his closing costs. Often times these homeowners are also in foreclosure.

Is the market really that bad? Have we hit bottom? - 05/01/08 04:40 PM
This question has been asked of me by many people lately, especially home sellers. The answer is I really don't know what will happen to the future of our North Orange County Real Estate Home Prices. I do know that there are more home buyers in the market. I have just closed 2 escrows with 2 first time home buyers, I have one more in escrow and I am currently negotiating an offer for another!  I am not trying to brag I am just stating the activity I am experiencing in my market area.
