Can a Realtor Hold an Open House on a Home with out having a List Price? - 06/27/08 11:03 AM
Yesterday I was leaving my office driving through an area in Fullerton where I specialize. I noticed open house signs for a "Bank Repo" open house. I decided to check it out for several reasons, 1)It was in my farm, 2) I thought "The Bank must be trying to sell it quickly, if they are having an open house on a Thursday evening" 3)I may have a buyer for it! When I arrived at the property the listing agent was busy showing a couple information on some of her other listings. I did not see a brochure for the home being held open. I (24 comments)

Sellers in Distress; Beware Sharks are circling! - 06/22/08 11:13 AM
When I represent home sellers , I advertise their listings EVERYWHERE! The most exposure I can get for my Orange County homes for sale the better! Lately I have been receiving several offers to purchase my listings at some incredibly low price! This particular listing I received the offer on was a short sale. I already had an offer on it and I recently had the trustees sale date extended so that we may close the escrow. The listing status of this home is currently :"back up offers only". This offer really made me think...who would send such a low offer to purchase (12 comments)
Escrow Closing Dates Often Cause Confusion - 06/19/08 12:04 AM
Today I was having a conversation with a co worker about a situation on a *concurrent closing of an escrow. Tension was flaring between the seller, the buyer and the agents. The # 1 Transaction was late in closing causing the #2 Transaction to also be late. The biggest problems in concurrent closing usually are the moving time and who gets possession when. Too often this very important and emotional part of the transaction does not get enough consideration when the offer is negotiated. I try to address future issues with *concurrent closings when I am accepting an offer for my *sellers that in turn need to purchase (3 comments)
Waiting for An Answer on an REO Offer...Did they even recieve my offer? - 06/16/08 02:29 PM
I presented an offer on an Bank Owned property 7 business days ago. I never received a confirmation of receipt or acknowledgment or any kind. The instructions were to email the offer to a specific email. I did and waited, and waited and worried. So did my buyer. I knew there would by several offers on the property since the listing price was very low. As the days past I became very worried that maybe the listing agent did not receive my offer. I did not want to bug the listing agent but I needed to know if they had at least (13 comments)
Orange County, California, Ride The Bus For FREE For A Day! - 06/16/08 12:03 PM
This morning I was watching our local news and viewed a pretty good story about the ways to save on gas. I was impressed to hear that the Orange County Transit Authority is trying to encourage new riders on their buses throughout Orange County by giving a FREE bus pass for a day! I think this is a great way for those of us that do not actively use the bus to give it a try, to see how we may be able to cut back on our around town driving. I remember that before I had a drivers license the bus way a great way (4 comments)
A Tribute To My Dad On Father's Day - 06/15/08 09:55 AM
This morning the first thought I had was of my Father, Bal Maraj of Fullerton, California. I heard his words "Don't Grow Up Too Soon" This was one of his favorite saying as I was a child. It still applies today. I came to understand that he was trying to teach me to be patient, and whatever in life that I desired would come to me soon enough. I have a brother Mark and a BFF Sharon, who is like my Dad's 2nd Daughter. He spent many hours in our childhood lecturing us on the ways of the world and trying to (6 comments)

Thanks Tina for Helping us Buy Our First Home, 5 - 06/14/08 09:19 AM
This is a note I received from a past client that I helped purchased their first home in April, 2008. They came to me as a referral from a Realtor that I worked with at RE/MAX North Orange County about 10 years ago. I was flattered that Scott remembered me after so many years. He was activily working in the real estate industry in Huntington Beach but he wanted his dear friends to have the best representation possible. I asked Scott why he choose to call me and his response was that " When Brian and Shoshanna told him they wanted to begin their new (1 comments)

US Home Auctions, Real Deal or Just a Gimmick to Sell Undesirable Homes? Part 3: Updated 8/16/2008 - 06/11/08 09:55 AM
Updated August 2008 We now have attorneys from both sides commenting on this post! August 16th, 2008 I have recently found out that there is a home buyer that is suing the REDC US Home Auction Company! I was informed by a reliable source, the home buyer's attorney that indeed a lawsuit was being filed on many counts. This information was not surprising to me. When I attending my first REDC auction back in April, their entire system looked like a scam to me. The Story:The home buyers attend the same auction I did in Anaheim California back in April. they were (44 comments)

Finding Out Your Dream Home Has Mold, Post 1 in a Series - 06/08/08 10:22 PM
In a market where there are so many homes for sale that are in poor condition such as Bank Repos and Pre-Foreclosure Sales, Mold is often lurking. We hear so much about Mold these days, especially "The Black Toxic Mold..." Mold in a home may causes serious illness, especially in small children and to anyone who is exposed for long periods of time. Mold spores are not as easily recognized as we think. The first tihing that comes to mind when you think of Mold is usually the back stuff in the shower. Actually mold could be anywhere in your home and you (5 comments)
Condition, Price and Location …Are Key for Home Buyers Today! - 06/07/08 10:58 PM
Historically, the spring and summer months are the most active home sales months of the year. This year is no different. Our North Orange County listing inventory is now lower and homes are selling faster. Several zip codes in Fullerton, Brea, Placentia and Yorba Linda have actually stopped declining in price! In the past month I have encountered multiple offers when working with home buyers and offers being presented up to full listing price on my listings. The common factors in these homes attracting buyers were that they were all priced appropriately for their condition and their location. Even though (2 comments)
