Yesterday I was leaving my office driving through an area in Fullerton where I specialize. I noticed open house signs for a "Bank Repo" open house. I decided to check it out for several reasons, 1)It was in my farm, 2) I thought "The Bank must be trying to sell it quickly,  if they are having an open house on a Thursday evening" 3)I may have a buyer for it!

When I represent home sellers , I advertise their listings EVERYWHERE! The most exposure I can get for my Orange County homes for sale the better!  Lately I have been receiving several offers to purchase my listings at some incredibly low price!
This particular listing I received the offer on was a short sale. I already had an offer on it and I recently had the trustees sale date extended so that we may close the escrow. Escrow Closing Dates Often Cause Confusion - 06/19/08 12:04 AM
Today I was having a conversation with a co worker about a situation on a *concurrent closing of an escrow. Tension was flaring between the seller, the buyer and the agents.  The #  1 Transaction  was late in closing causing the #2 Transaction to also be late.
The biggest problems in concurrent closing usually are the moving time and who gets possession when.  Too often this very important and emotional part of the transaction does not get enough consideration when the offer is negotiated.

I presented an offer on an Bank Owned property 7 business days ago. I never received a confirmation of receipt or acknowledgment or any kind. The instructions were to email the offer to a specific email. I did and waited, and waited and worried. So did my buyer.

This morning I was watching our local news and viewed a pretty good story about the ways to save on gas. I was impressed to hear that the Orange County Transit Authority is trying to encourage new riders on their buses throughout Orange County by giving a FREE bus pass for a day!

This past Friday June, 13th  was Lucky for me! My listing on 2094 Mariposa Way, in Placentia, California won the illustrious title of Placentia Caravan's "Home of the WeeK'. Each week the new listings in the community are view by the active agents in the area. Clean your windows and keep them open in the daytime. Natural light is just as turning on indoor lights, and you cn save on your electric bill too.
Clean the coils under your refidgerator, stove and furnace. You can improve energy efficiency by cleaning the coils. 
Clean your open A/C vents and close the ones that are in rooms that you do not need the direct air. Try closing the vents on the first floor to keep the second floor cooler. This rally help if you have a tile roof!

Historically, the spring and summer months are the most active home sales months of the year. This year is no different. Our North Orange County listing inventory is now lower and homes are selling faster. Several zip codes in Fullerton, Brea, Placentia and Yorba Linda have actually stopped declining in price!
