     When I was a kid I always preferred getting the bad news first.  Sometimes we have to take our medicine (literally).  So here's some, well, bad news.  A recent article from HousingWire.com stated, "Borrowers who said it was immoral to default were 77% less likely to declare their intention to do so, while people who know someone who defaulted are 82% more likely to declare their intention to do so, the study said."  Loan originations are up as well as defaults and losses on mortgage portfolios.  Yuck.

Fannie Mae to Pay 3.5% Closing Costs or Give New Appliances Through HomePath - 02/02/10 07:00 AM
Incentive Part of Ongoing Effort to Stabilize Neighborhoods
WASHINGTON, DC - Fannie Mae (FNM/NYSE) announced Jan. 28, 2010 buyers of Fannie Mae-owned HomePath® property will get up to 3.5% of the sales price for closing cost assistance or new appliances. The offer is only available for owner-occupants closing before May 1, 2010.
Properties are listed on HomePath.com and most listings include detailed property descriptions, photographs, community and school information and more. Fannie Mae-owned properties can also get HomePath Mortgage and HomePath Renovation Mortgage financing which gives owner-occupying buyers a way to buy with no more than 3% of the sales price up front.
