Mr. Buyer, did you really just call the Listing Agent about the home I showed you?  Did you really utter the words, "If we cut her out I should be able to get the home for less"? 
OUCH!  That smarts.  What are you thinking here?  Have you forgotten the Buyer Agency Agreement we signed?  You know, that document you put your John Hancock on stating that I was working for you and would be your Agent in the purchase of your investment property?  Yeah, that one.

Just another Neglected Listing -- or 3 or 4
Lucky me showed property yesterday.  Un-lucky me didn't get to preview beforehand. 
Now, normally, I preview, especially for out-of-town Buyers -- saves me from what I experienced this weekend and respects their time.  Unfortunately, these folks called at the last minute and only had the afternoon to look.  This happens frequently at the beach -- I believe many of you call it the Pop-Tart Agent Syndrome?  I call it -- Let's Make a Sale!  I pulled up some properties which met the criteria they gave me and off we went to see some houses!

Sellers, I'm going to let you in on a little secret -- if I can't reach your Listing Agent to get answers for my Buyers, they won't buy your house.  Even if they love it, they won't buy it if we can't reach your Agent.
I will go to the ends of the earth for my Buyers.  I will jump through hoops, make 20 calls a day, email ad nauseum and even stop by their office, if I'm on that side of town.  But there … (18 comments)

Why are they selling?      
There isn't an agent out there who hasn't been asked this question oh, once or 100 times.   Sometimes, we know the answer.  Most times, we don't.  It's information that the Listing Agent is privvy to, and if I'm working for you as a Buyer's Agent, they're most likely not going to tell me! 
I get why a Buyer would ask the question.  If it's a Short Sale you'll know the answer.  If it's not, it might help highlight a soft spot in the Seller's bottom line, or give the Buyer insight into the neighborhood that would … (23 comments)
