Just in case you work with foreign investors here is a site to be sure you stay in compliance with IRS regulations.
These regulations refer to FIRPTA or Foreign Investment Real Property Tax Act.  Particularily helpful is a list of the forms at the end of the article.  Be sure you are using a title company familiar with these rules.  Why you might ask?  Well if the tax is not paid and the form not provided guess who is responsible.  We work too hard to pay not only our own taxes but then our clients.  I don't think so.

I just came across a very good article in the Fortune Magazine.  It compares investing in Florida and what the results have been since 1999.  It also says to sell in California and invest in Florida.  Investors also have to beware not to create a selling frenzy.  This is what is happening when everyone is trying to sell at top dollar an investment they bought before the price increases.  There are no so many on the market that we have enought inventory for 9 months.
