ticor title: Power Of Focus Journaling- - 10/18/12 11:36 AM
Well it as been said that there is great power in FOCUS. That we tend to go to and get what we think about. Some call it the SECRET, or the Law of Attraction. Others will contend it is a firm roadmap and leads us to where we want to go! The Catch: Our focus can lead us where our head is at, the question is: Are you focusing on the right things? I have been working diligently by reading, and journaling and putting in action the things I need to do to be successful. Myths: Success is easy Those that (1 comments)
ticor title: Property Tax Calendar-Reminder - 10/02/12 01:49 AM
It is that time of the year again where monies are collected in escrow for the 1st installment of property taxes! As a reminder as to how they are collected, i have attached a copy f our cheat sheat flier! It is important for agents/lenders to know these schedule, because it can affect the dollar amounts on the good faith estimates, and can potetially throw the numbers of with dollars to close. (especially if its a refi and the borrower currently has impounds)
If we remember one thing, THE GOVERNMENT ALWAYS GETS PAID! We will all be better off. (0 comments)

Ever noticed how as you go out to conquer the world, how many people come out to tell you it cannot be done? Why is that? Is it true that misery loves company? Not quite sure why, but I can tell you that I refuse to buy into the NAYSAY, and so should you. We need to contunue to surround ourselves with other people who are succeeding and who will continue to support our VISION, DRIVE & FOCUS. I have found that by a few simple statements or questions, (that can challenge the individual) that when asked appropriately will SHIFT the (2 comments)

ticor title: Payoffs- Benefit of Wiring Funds vs. Sending Check! - 06/12/12 06:13 AM
In 2011, a XYZ Title office processed a sub–escrow payoff for an independent escrow office on a residential refinance. Later they received a call from the escrow officer, on behalf of the borrower, claiming the prior loan was never paid off. The borrower had been receiving delinquency notices from his lender for payments on the old loan. The title officer pulled the file and confirmed a check for the payoff was sent on Nov. 22, 2011 and the check had cashed on Dec. 5, 2011. The title officer told the escrow officer they would call the lender to prove to them (2 comments)
SB 1342-Has not passed but probably will. This bill will allow the county recorder to collect an additional 10.00 for each document submitted for recording that is set out on the attached list. This is not an official list and may be amended to delete or add documents. I am sure this will pass with flying colors because the county needs the funds. AB 2299-Has not passed and we hope it doesn’t but there has been very little opposition. This is a great (0 comments)

ticor title: REO/ Short Sale Agents, Be In the Know- DEED IN LIEU - 05/23/12 06:21 AM
To the REO/Short Sale Agents out there: We are noticing an uptick in Deed In Lieu options being exercised by Sellers/Banks. This is another option to relieve the distressed home inventory challenge that we have been in for the last several years. However, there can be several implications when the banks accept the DEED IN LIEU. Current Loans will need to be reconveyed. If there is more than one loan, or bank this can be a challenge to address. Most common tranactions accepted have one bank, or one loan on the property. Any issues the homeowner has on the property are (1 comments)

BE IN THE KNOW: When the market crashed many people had HELOC's or Lines Of Credit, and most of them were frozen, However, most were never removed from the property. The homeowner does not even realize they are still attached and need to be released. ticor title: Million Dollar Question, How is the real estate market today? - 04/17/12 06:50 AM
Many of us in this industry are asked daily, so what do you think, how is the real estate market today? The answers to this question are as varied as the people who are asked this question. Think to yourself, how do I view the marketplace today? My answer is this... The Market today is what you make it! Why is it that some people in any market seem to succeed? Is it pure luck, or is it a ton of hard work and effort that meets opportunity? Now don't get me wrong, a select few (2 comments)

A guy walks into an escrow branch…this seems to be how most bad stories in our industry start, and in this story, that is exactly what happened. An unknown investor walked into XYZ SoCal, Calif. branch to open an escrow for the purchase of residential property. The investor presented a handwritten contract that contained highly unusual terms. Sheri , the escrow officer, opened the escrow, but was suspicious based on the terms of the contract, which were as follows: This transaction was not a short sale; the seller owned the property free and clear. Sheri called the seller who was the (4 comments)
ticor title: Simple Cash Transaction- Avoiding Fraud - 04/05/12 08:01 AM
A small piece of Lucerne Valley, Calif. was being sold for $41,000 in an all-cash transaction. The buyer and seller lived out of the area, necessitating the closing documents be mailed out for signature. The vacant land sale went sideways when the escrow officer mailed the documents to the seller and demanded they be signed in the presence of an approved notary. Tiffany, an escrow officer with XYZ Title's SoCal office, was handling a simple all-cash sale transaction. All the closing documents were mailed out to the principals for signing. The buyer sent in his completed paperwork and closing funds. All (55 comments)
ticor title: You guys have it so easy! - 03/07/12 06:21 AM
In sales, I have found that it can be an amazing career, but it is anything but easy. In any type of sales there is going to be those that are successful and those who are not! Which one are you? Why?
It is also true that the higher the risk, the higher the potential reward, and this is true in the Real Estate Industry too. No matter what side of the coin you are on, this business is no joke, and in todays market it takes a persistence and dedication to details to truly succeed. In regards to follow-up, (4 comments)
