It is indescribable to try and explain what it's like to have a child that lives with a disease that currently has no cure like Friedreich's Ataxia. FA continually diminishes your child's ability to walk, talk, and function normally. While experiencing the battles the FA has presented us, we have come to realize that we are not alone in this fight. It is that time of the year again where monies are collected in escrow for the 1st installment of property taxes! As a reminder as to how they are collected, i have attached a copy f our cheat sheat flier! It is important for agents/lenders to know these schedule, because it can affect the dollar amounts on the good faith estimates, and can potetially throw the numbers of with dollars to close. (especially if its a refi and the borrower currently has impounds)

As many of you know Marine Corporal Joshua Ashley was killed in action July 18, 2012 while conducting combat operations as a Military Police / Military Working Dog Handler in Helmand, Afghanistan. In 2011, a XYZ Title office processed a sub–escrow payoff for an independent escrow office on a residential refinance. Later they received a call from the escrow officer, on behalf of the borrower, claiming the prior loan was never paid off. The borrower had been receiving delinquency notices from his lender for payments on the old loan. The title officer pulled the file and confirmed a check for the payoff was sent on Nov. 22, 2011 and the check had cashed on Dec. 5, 2011. SB 1342-Has not passed but probably will. This bill will allow the county recorder to collect an additional 10.00 for each document submitted for recording that is set out on the attached list. To the REO/Short Sale Agents out there: We are noticing an uptick in Deed In Lieu options being exercised by Sellers/Banks. This is another option to relieve the distressed home inventory challenge that we have been in for the last several years. However, there can be several implications when the banks accept the DEED IN LIEU. Current Loans will need to be reconveyed. If there is more than one loan, or bank this can be a challenge to address. Most common tranactions accepted have one bank, or one loan on the property. BE IN THE KNOW: When the market crashed many people had HELOC's or Lines Of Credit, and most of them were frozen, However, most were never removed from the property. I am working on a new project for a national investor purchasing distressed properties in So Cal/Inland Empire. I will be putting together a team comprised of drivers, bidders, and some administrative/research staff.
Drivers will be independent contractors driving 20-30 properties per day at approximately $5 per house ($10 with interior photos).

An unknown investor walked into XYZ SoCal, Calif. branch to open an escrow for the purchase of residential property. The investor presented a handwritten contract that contained highly unusual terms. A small piece of Lucerne Valley, Calif. was being sold for $41,000 in an all-cash transaction. The buyer and seller lived out of the area, necessitating the closing documents be mailed out for signature. The vacant land sale went sideways when the escrow officer mailed the documents to the seller and demanded they be signed in the presence of an approved notary.
