With the 2st of several large tax lien certificate sales behind us, Arizona can rest for another year. If any of you were bidding in Maricopa County tax lien certificate sale as were I, 16% was hard to come by. The sale lasted over 8 hours and the interest rates awarded were far less than expected. I can do much better not competitively bidding at the sales and just wait till the sale ends and buy them directly from the tax collector over the counter. This is commonly referred to as OTC purchases. In my website, www.taxlienanddeed.com we have a free download that provides a little info, but by far not enough for you to be a super tax lien bidder. It is just to see if you are interested in the tax lien investing side of the business. I recently read an article printed about me and a training I did not long ago in New Zealand of all places. The author was definitely not 100% satisfied, but mostly due to the way the event was sold and how I was not on the same page as the promoters. here is the reason why, I was not part of the company that sold the training and was a last minute substitute and trained the way I know best, give it all. During my trainings I teach that tax liens are the best investment out there and if one had to decide between tax liens and tax deeds and time was an issue, then tax liens was the way to go. I said then and say now, it takes about 2 hours a day if you are going to buy tax deeds and they are hard to do long distance without help. Now I do have students in New Zealand and in Australia buying tax deeds from home, but they took my trainings and came out here to see what the US really has to offer. The buying of real estate is the same everywhere I have traveled in which you need to have a visual inspection prior to your purchase. This does not mean that you need to be the one doing the viewing, have someone else who is qualified to make do the evaluation so you can do other things that you do best. I recall that I have been characterized as taking advantage of owners for going after the overbids. Let’s get one thing cleared up right now. I do not and have not taken advantage of any homeowners with regards to overbids. We do advise the owners they can do this on their own and do not need my services. They also understand that we only ask for 20% (it has been said that I should only get 5%), yet the laws that I have found allow for up to 33%, so I am doing a good job. I also teach others to do this and advice that they need to not take advantage of the homeowner and if need be to see if they have a place to live. If they do not they should help them get into a place and possibly sell them one of their other tax deed properties at a reasonable profit. For those that are looking to jump into overbids, I have this advice.......WAIT. If you try to do this too soon you will make mistakes and this will cost you and the homeowner’s money and that is not helping anyone. Learn to work the overbids correctly and then help give back a lot of money. We offer this knowledge in our webinars and with our coaching programs. The next time you’re at an event, ask the person in front of the room teaching you when the last time they applied what they are teaching. As the saying goes, those that can.....do, and those that can't ......teach, but those that excel at what they do share the knowledge. Tax Lien and Tax Deed investing is now a far better investing strategy then a year ago based on the current market condition and the state of the economy.  In 2008 the sales were attended by many investors and so far this year the number of investors in attendance have deminished probably due to the fear factor and those wanting to hold onto thier cash while the knowledgable investor leaps forward.
