tucson real estate: Are HUD "Fairness" Policies Driving Prices Down In Some Markets? - 02/24/12 10:10 AM
HUD could be causing prices to tumble further as an unintended consequence of its attempts to be fair in assigning properties to listing agents in some communities. While a particular community may be geographically close to another city, that city may belong to an MLS system that doesn't really serve the market area that the community belongs to. Case in point: Red Rock, Arizona. Red Rock is a master-planned community north of Tucson by about 30 minutes. It really is a bedroom community for the Tucson region. Residents shop in Marana & Oro Valley in the NW sector of the Tucson (4 comments)
In Episode 3, THE Tucson Real Estate Show takes a break from the business side of things to ride the Historic Tucson Trolley and learn about its history from Karen Rodack, who is a volunteer conductor for the Old Pueblo Trolley organization.
Currently, the trolley runs along University Blvd. from Main Gate Square at the University of Arizona, and down 4th Avenue where it stops before going down Congress Street in downtown Tucson. This nostalgic attraction is completely volunteer operated & funded by donations. It generally runs on weekends - weather & maintenance permitting. Work is beginning soon on (4 comments)

There is the stunning beauty of the Catalina mountains in the northeast part of the foothills, a wide variety of homes and land for sale (even commercial property too). I often work with people who are looking at their real estate as an investment rather than a home. Looking for multi-family properties where the numbers made sense last year was a challenge, to say the least. With interest rates hovering in the mid-7% range for investment properties, crunching the numbers just didn't work with the prices sellers were asking, for the most part. Cap rates in the 5's and 6's were predominant - and they just didn't cash flow. Now, after the price drops, we're seeing a lot more properties with cap rates in the 8's - some even in (2 comments)

While doing some research on a property for an investor client, I ran across some interesting statistics for the neighborhood over the past few years. Really interesting statistics that ran contrary to grain of the market in general for Tucson real estate. Excited to share this, I "Tweeted" my initial findings, which caught the eye of Joe Pangburn, a reporter for Inside Tucson Business, a local weekly journal in the area...who then tweeted me back to see if we could get together. Foreign nationals wishing to become permanent residents in the United States can sometimes run into maddening restrictions or quotas that can vary, depending on political swings both in Washington D.C. and in their countries of origin. Those that have the financial means are using the “Investment Visa” more than ever before as a way to obtain their green card. Please know that I highly recommend that every buyer client of mine purchase one - not as a replacement for Homeowner's Insurance, but as a way to add "peace of mind" and help prevent claims on your insurance if something breaks or goes amiss in the first year of ownership. After generating the April Market Condition Report for the Sam Hughes neighborhood, I noticed some interesting trends in the past year: Average listing price is down from the same time last year, but the actual sales price is a MUCH higher percentage than a year ago. Time on market is remarkably shorter than a year ago. Absorption rate has come back - exceeding the rate of last year, as we head into our "Summer Buying Season" Take a look:
