1) Not Getting Pre-Approved by a Lender-Don't get your heart set on a certain neighborhood or type home until you have talked to a lender. Have you ever seen Property Virgins on HGTV? The host starts the show walking the homebuyers down a street in their favorite neighborhood. She asks them how much they think homes in the area cost and they are usually WAY more expensive than they thought! We all have Champagne taste right? A lender will look at your income, assets, debts and credit to determine a monthly payment you can afford.

Tax Credit Possible Extension for 1st time Buyers
Want to buy a new home but haven't yet and your a first time home buyer? Hang on the $8000.00 tax credit might be extended according to Bloomberg.com !
As you have probably heard by now, the credit ends November 30,,2009. This means you have to find a home and have it in escrow at least 3 weeks prior to this date. The lender and title companies need at least this much time to do the paperwork and gaher closing documents.

Tenants divorcing...she wants me to show her houses?
I have some tenants whom are divorcing and the wife wants me to show her houses. Is this ethical that I help her? She signed the lease on the current house they live in which I property manage.  She is still bound to this lease.
Should I get a signed agreement from the husband taking her off the lease, making him the only responsible party first?
I understand that things happen in people's lives and want to help her but I also want to follow the rules.

Is this unauthorized practice of law by the agent?

Wylie East High School Firstcoming in Wylie, Texas..What's a Firstcoming?

The Pride of East Band
This is the third year Wylie East High School (WEHS) has been open, but the first year it is recognized as it's own high school.  It is now a seperate school from Wylie High School.

Do I want to be on a TREPAC committee?
Recently a person from my association called and asked me to be on a TREPAC committee and I said I would. When I got the invite it was for a kickoff meeting from 1-5pm, I have not accepted it yet because I am not sure I have the time to commit to this.
I know little about this committee. I know they travel to Austin and they have great fundraisers.

Do you have questions for $8000.00 tax credit in Texas?
First I would like to remind anyone who's considering taking advantage of the first-time homebuyer tax credit of up to $8.000.00 that was part of this year's stimulus package that time is running out!  Unless Congress extends the deadline--which I wouldn't count on--you must complete the purchase of a home by November 30th, 2009.  It can take up to two months for the homebuying process--find a home, make an accepted offer, pull together the money and documentation you'll need for a mortgage, appraisal, inspection and closing.
