I can't have two FHA loans, can you sell my rental? - 02/25/10 08:08 PM
We have a client who wants us to sell the home we are property managing so she can buy another home on an FHA loan.  The home is tenant occupied until next year. I told her I could sell it as an investment property only beause I had to honor the current lease.
 
We have asked the tenant if they want to buy it, but they aren't intereseted in staying in the area. I have not had this happen to me yet, so I was wondering if anyone had any suggestions or would like to share a similar experience.

Does the Seller PROFIT on Termination Option Money?? - 02/02/10 09:54 AM
I am the listing agent on two short sale properties and this question has come up on both properties when I received offers.  Does the seller profit concerning the termination option period?  This is the option that gives the buyer the unrestricted right to terminate the contract for any reason within an agreed amount of days. The buyer gives a check for an agreed upon amount.
One of the buyers agent has told me they did not know who to make the check out to for the termination option period. I said the seller of course! She said "The sellers are not supposed to profit … (2 comments)

Can I answer questions from a seller that has their house listed with another agent? - 02/01/10 06:41 PM
I have an acquaintance of mine that has her home listed with another agent in an exclusive agreement.  She told me she is considering changing brokers. She asked me to come view her home & tell her what the comparable homes are listing for. 
 Can I answer these questions for her, much less go to her home while she has it listed with another agent?
 What if the other agent sees my car there? Do I need to get permission from the other broker?
