Many agents are being slammed in the final week of April as buyers and sellers are scrambling for executed purchase agreements to potentially obtain a $8,000 credit for qualified first time homebuyers or a $6,500 credit for certain repeat buyers.

If you're reading this post and are in the real estate industry, congratulations are in order! Some how you have managed to survive one of the worst housing crisis in a few generations. In fact, many believe the crisis is beginning to subside. No comment on that for now! Agents who are having relatively good success in todays' market are obviously focusing their attention and education in the areas of lender mediated transactions. However, for those agents who are struggling at this point in time and have not or will not sign any deals in the month of April 2010, please take note of the following: SPRING MARKET + SELLER CREDIT INCENTIVES + BUYER CREDIT INCENTIVES + LOW INTEREST RATES + GREAT INVENTORY CHOICES = DEALS FOR ENGAGED REALTORS OR NO DEALS FOR THOSE NAPPING AT THE WHEEL.

For the agents who didn't do any deals in April; maybe they should take the hint and focus on something other than real estate.   Walmart is hiring! It's a great way to meet people who might be planning on moving and they might know someone who is in the business of helping people who are planning on moving.

Why are they taking up space in our brokerages? Why are they spending their precious resources and time to hang onto their real estate license? Many States and associations are beginning to increase the educational requirements for agents and brokers (It's about time). This industry has traditionally been made up of pre-dominantly second income earners over the generations. That paradigm is shifting to more specialized and trained professionals.

Think about this. In the last 5 years NAR reported the REALTOR population dropped by approximately 2/3rds from 3 million to 1 million realtors. Much of that attrition was related to both the housing crisis and retirement. Many projections indicate that the technological advances combined with more attrition will reduce the remaining population of REALTORS by another 50% in the next 5 years. That's an incredible reduction of licensed agents. Fewer trained professionals will be doing many more deals. For those who have been napping lately, it may be time to consider other options including retirement.

Well my fellow Rainers, it is time to review some very simple ideas about Real Estate. I posted a question on FB and received some responses that aren't shocking, or newsworthy, but should remind all of us of the basic tenets of real estate.

Q: What do you expect from a great real estate agent?

A:Constant follow up. Every visitor. Even if nothing is going on or there is no activity. A call or email is very important

A:Honestly, when I was buying my condo I met lots of different agents. Some of whom it was blatantly obvious that all they saw when they looked at me was dollar signs. I ended up with someone who was super laid-back and really easy to talk to. Approachable, and I knew he had my back. Which was great because I had no idea what the heck I was doing or looking for.

A:When I was looking for my house, I felt like I was finding more properties than my agent was. Also, the people who are buying the least expensive homes sometimes feel like their needs are minimized....make sure you offer them the same attention and support.

A:Communication. It's good to know what the agent is doing to sell your house and what the feedback is from any showings you have. We had our house listed for 6 months and let the contract expire with the house unsold. Our agent didn't do anything other than create a MLS listing in our opinion and the only time we ever really heard from her was after 3 months to sign a new 3 month lsiting agreement. Then a week before the second was going to expire. Soa as a seller the most important thing is communication. But is also important to try and sell the house, not just lsiting the house. 3 months to sign a new 3 month listing agreement and then a week before the second agreement was going to expire. So as a seller the most important thing to me is communication. But it is also important to be trying to sell the house, not just listing the house.
