Q:  Tim, don't the Realtors keep all the good investment deals for themselves?

I called my client this morning to confirm our appointment tonight.  My young client and his wife are bringing his parents to see the home they have chosen to write an offer on, and we are finalizing the paperwork tonight.  We've looked at a lot of homes together, and he and his wife have carefully evaluated where they want to live.  Last week, we found a home that, although it needs some work, truly suits all of their needs, and it's priced accordingly.

Lately I've been showing a lot of foreclosures.  I would say about 90% of them need work.  And when I say they need work, I mean they need kitchens replaced, basements gutted and finished, and a lot more.  These are properties that have been left in total disrepair, or have been destroyed by previous homeowners.
There are a lot of foreclosures coming on the market in our area.  And there are Buyers interested in purchasing them.  The problem is that it is nearly impossible for the average Buyer to purchase one of these properties.

Q:  Is it a good time to buy an investment property?
A:  It could be a good time depending on what your financial goals are.  Whether it's a Buyer's Market or a Seller's Market doesn't matter as much as the deal itself.  Will the deal meet your goal, whatever that may be.

I was taking first time Buyers out this past weekend for their first time to look at homes.   The first house we saw may have worked for them.  It wasn't absolutely perfect, but it was a real good start.  However, they wanted to continue to see other homes for comparison, and we had others to look at.  Because the other houses were in nearby neighborhoods, we decided it would be easiest for them to ride along with me and leave their car.  Our intent was to come back for a second look at the first house.
