This is a story I hear all the time - a Homeowner wants to move, but they don't think they can because of what they've heard about ‘this market'.  When I ask the Homeowner why they think that, I usually get answers about what they've heard on the news about the tough real estate market, or the lagging economy, or about foreclosures and short sales driving down prices.

I have a house that is currently listed at $475,000.  The home has been at the market for about 60 days, and at the time it was listed, I had numerous comps to support the list price.  The home, although older, has had many updates with newer windows, newer HVAC, a recently finished basement, fully updated kitchen and bathrooms, and is decorated neutrally throughout.  Further, it is districted for a high school that is considered desirable by many in the area.  It is a dream home to list and show.

A home came on the market recently in a neighborhood that is considered very desirable by my Buyers.  The home was significantly discounted, which means that the list price was approximately 10% below other homes that were comparable.  When we got there, we could see that the house had not been well kept and would need a lot of updating.
