So we hear that discounted listings are they wave of the future whether the claim is to list a house for 1%, $500, or whatever.  In reality most listings are sold with another agent as the buyer's agent, and the typical fee paid is around 3%; therefore, the discounted listing should be noted or advertised as 3%+ the discounted fee; or 4%.... thus the fee is really a 2% discounted fee, and not an implied 5% discounted fee.

Maybe.   We are obviously being hit by both a mortgage crises on the coasts and oil prices throughout the world.  It will take through '09 to fix the mortgage crises, but it will definitely get resolved.  Definitely.
Oil is totally dependent on what our politicians state or do for us.  God willing they will be forthright and tell the world the reality on alternative fuels and how long we should expect before such a changeover can be expected.  Thank you Boone Pickens for starting the chatter.

OK, here is a bit of a double negative:  There is a definite trend of increasing inventory decreasing for the last 4 months on Austin's west side.  In Steiner Ranch there is a definite trend of decreasing sales increasing for the past 3 months.  We knew that new home inventory would be slowing, but did not anticipate the resale inventory to start an improving trend.  Mostly, we did not anticipate that the negative sales trend would be turning around now.  If the trend continues we may see improvements over last year by year's end.  If that does happen, hang on.
