For the first time in 10 years I put out a sign "COMING SOON" on
a $1.1 million dollar listing and had a contract that night.
I don't know if this is a strong sign that the market in
Austin is in high gear, but it sure makes up for those listing that
took months and months and months and months to sell. This is
our best quarter in 3 years and the last quarter of last year was also
the best quarter in three years, and vaulted into the

A staggering 59 homes are pending sales (under contract) in the River North area of Austin. Compare that to 21 closings last month and 29 closings the month before, the 59 number will gain anyone’s attention. Though some of those pending sales will not go close for one reason or another, and some will close next month, we are seeing more activity in November than we have seen in the last couple of years in the area.
Inventory continues to drop from last year; and, if we drop again in December, we will have had a year without an

but Friday I was going to write a blog that we could still sell and
close a home within 5 days. But at the closing table I got
some horrible news that made the 5 day closing meaningless.
My client did not show up on time for closing, so I called to find out
