If you still have concerns over the effectiveness of blogging, go see the movie "Julie and Julia". Whether you like the movie or not, it is meaningless (though, in my opinion, it was a good movie, and I got a French gourmet meal out of it the next night!). Without telling anyone who has not seen the movie, the movie script and movie would not have existed without blogging. "Julie and Julia" is a true story that was discovered from a series of blogs. Though this notice if for one community in Austin, River Place on Lake Austin, it does pose the question of what will likely happen to not only cities, but states in the coming years to decades unless some major alternatives are designed. We will make it through this drought.....but what will happen in 25 years when our city population doubles? I don't have the answer, but it is pretty safe to say that our water source will be bone dry if we maintain our current system and another serious drought occurs. After reading just too many complaints about commission rates....about clients negotiating commission rates.....about how to deal with negotiating commission rates, about negative comments about clients or prospects negotiating rates, I had to say something about it. It is absolutely OK for your clients to ask for commissions reductions. Moreover, you should expect your client to ask for commission reductions. And a double "moreover", you should expect only people that do not like to negotiate not to negotiate commissions (that was a mouthful of double negatives). There are times that we get so frustrated with ourselves that it is quite easy to get depressed, and we think less of ourselves. If we are true to ourselves, this happens to everyone at some period during their life. Our area market saw a major down turn in 2000 as we were hit in Austin as others were hit over the past couple of years. Look at this year's goals with perspective of what our market conditions we have been working with for the last couple of years. I reviewed our goals for July and was a bit frustrated as we barely missed our goals. Mind you we set fairly loft goals this year to keep our mindset on improving from our dismal year last year. As imperfect of the English language as I can get, we were the 2nd least worst group in the city of Austin. So what is the correlation of either the stock market or interest rates to your market? Or is it both? Or are you throwing darts at the wall for answers? I have been farming an area that has a price range from abut $300k to $4mm, with about 6000 homes for the past 15 years. (Californians: that is sizable amount of money outside CA). Though this has been my market I have also worked entry level housing as well. Greed (or not cost effective thinking) may have cost me a sale on one of my listings this past week. I stopped working with buyers a few years back, and refer most buyers to our agents unless they have picked out a home in my neighborhood and want to make an offer......as long as it is not my listing. I never ever work with both sides of any transaction. Just found my LIFETIME PERSONAL & BUSINESS PLAN I did in 1982 with a major homebuilder. What a great find! At 22 years old, I was not too excited about making a lifetime plan.....Heck, I was just out of college and planning the rest of my life was never brought up in college.
