Austin's premier master planned community voted multiple times as community of the year has been hammered for well over a year with excessive inventory creating substantial price reductions along with abnormally long selling periods.  This summer we were consistently seeing inventory at all time record highs in the 200's with no end in sight.....and then we see the credit crunch and then the credit implosion.

OK, here is a bit of a double negative:  There is a definite trend of increasing inventory decreasing for the last 4 months on Austin's west side.  In Steiner Ranch there is a definite trend of decreasing sales increasing for the past 3 months.  We knew that new home inventory would be slowing, but did not anticipate the resale inventory to start an improving trend.  Mostly, we did not anticipate that the negative sales trend would be turning around now.  If the trend continues we may see improvements over last year by year's end.  If that does happen, hang on.

Though our market in Austin is currently made up with a very high percentage of buyers from California, the number one concern is the property taxes versus California.  (Moreover, our group has more buyers from California and Arizona than we do from Texas; and, Florida and Nevada are not far behind).  The concern is brought up as many Californians have a 1% property tax, excluding those with a Mella Roos taxation.  Those in a Mella Roos district should not be complaining at all as they are paying 2% or more of a home triple in value from what can be bought … (1 comments)
