austin: Austin is running out of water...... Can ANY of us REALLY depend on water 20 years from now? - 08/21/09 06:40 AM
Though this notice if for one community in Austin, River Place on Lake Austin, it does pose the question of what will likely happen to not only cities, but states in the coming years to decades unless some major alternatives are designed.  We will make it through this drought.....but what will happen in 25 years when our city population doubles?  I don't have the answer, but it is pretty safe to say that our water source will be bone dry if we maintain our current system and another serious drought occurs.  It is a concern that we all have been ignoring … (5 comments)

austin: Bartlett Group retains top spot in South Texas for KW - 08/17/09 07:20 AM
Well I hate to toot my own horn.  OK, that is a lie.  Sometimes when the market is down it is good to hear some good news.  At first I was not sure if we were the least worst or we actually did pretty good.  As July was our best month in a few years, I guess we did pretty good.  This is for SOUTH TEXAS REGION and not for the entire state.  We will probably never win the most homes sold as our price point is double the state's average.  Now there is August......... OK...that is enough tooting of the … (3 comments)

austin: What does the DOW Jones Average have to do with a Farm? - 07/17/09 08:25 AM
So what is the correlation of either the stock market or interest rates to your market?  Or is it both?  Or are you throwing darts at the wall for answers? I have been farming an area that has a price range from abut $300k to $4mm, with about 6000 homes for the past 15 years.  (Californians: that is sizable amount of money outside CA).  Though this has been my market I have also worked entry level housing as well.  What I have noticed for the areas that I have farmed, is a break point of somewhere in the vicinity of about … (2 comments)

austin: A great 4th of July for my family and my FARM.....? - 07/05/09 09:05 AM
This was a great 4th of July weekend both with family....and my farm.  I noted a few days ago that our little group was sponsoring our 4th of July celebration in two communities: http://activerain.com/blogsview/1139335/why-would-you-work-on-the-4th-rather-than-be-with-family-and-others-  One was a parade of about 500 and the other was a luncheon of around 1000 people. The parade we passed out eco friendly grocery bags (with our logo on it, of course) and the other we passed out 750 ice creams to the kids (and, yes, alot of adults).  We also numerous trash cans (yes, with our logo on them).
They both were a great hit … (4 comments)

austin: How to set up an event for 2000 people..... It is easier than you think! - 07/04/09 08:48 AM

So how in the world could we pull off an event this large so quick? Coming August will be the 2nd annual Concert at the Park in Steiner Ranch in Austin Texas.  In late fall we will have Holiday at the Park in Steiner Ranch.  Both of these events will bring in about 2000 home owners from the community (there are about 14,000 total residents; owners and kids).   Actually the idea started 2 years ago from a casual conversation with one of the buyers of my listings at another major event which we sponsored in another neighborhood called River Place, but … (17 comments)

austin: Sale up 50%.....what the world is happening? - 06/04/09 12:33 PM
What the world is going on in the marketplace? Our farm area of about 6000 homes had 35 closings, down 5% from last year and 30% from 2 years ago.  We have notice a massive increase in contracts over the past 3 weeks.  As of yesterday, this farm are has 65 homes under contract.  Today, we had 3 contracts, with one being full price.  Doubling May's stats?  That has never happened ever in this farm area....EVER! Something is going on that has caught my attention.  Though are sales to inventory still stinks, this is a mind boggling number that may come close … (4 comments)

austin: The smallest motivators help us accomplish the biggest obsticals..... - 05/17/09 04:07 AM

It takes the smallest things that can motivate us to the toughest things in life. I wake up every morning from chronic pain that I have suffered from for the past 23 years and think I need a crane to pick me up and get going. The only thing that can relieve the severe pain is a long run through the severe hills of my neighborhood. But good grief, I can barely get my legs out of bed, so the thought of running is waaaaaaay out of the question. Then comes "Twiggy", my tiny little dachshund. I took Twiggy running … (4 comments)

austin: Austin, TX Past and Present - 05/06/09 10:26 AM
Austin - Past and Present
Once an area where Native Americans camped and hunted, the City of Austin is now a bustling mixture of arts & culture and the high tech industry. In the late 1700s, Austin was the site of a temporary Spanish mission. The first permanent Anglo settlers arrived in the 1830s and formed the settlement of Waterloo. This settlement was chosen to be the capital of Texas in 1839, at which time a city was promptly built and named after Stephen F. Austin, "the father of Texas."
Milestones in Austin's history included:

When it was built in 1888, Austin's … (0 comments)

austin: Before you make your next text or email....consider a phone call or you may be starting a war. - 04/30/09 05:42 AM

Are you hooked on email and texting?  Really....think about it.  Do you really think about why you are texting or emailing in lieu of a phone call?  The reason why I ask is context.  It is nearly impossible to determine the context of an email or text; moreover, I have replied to zillions (OK, maybe 1 zillion) blogs about agents who are furious about the email they received from another agent.  So instead of contacting the agent by phone, they email the agent back in what appears to be a harsh tone and receive a reply definitely in a harsh … (9 comments)

austin: The Market is turning ever so slightly.....like the Titanic going around the Iceberg... - 04/26/09 01:50 PM
The market is turning ever so slightly........like the Titanic going around the iceberg.  I am not trying to be terribly pessimistic, but I am keeping my eyes wide open having gone through 4 down markets.
This is the actual picture of the iceberg along side the sinking Titanic. We are hearing numerous positive posts and a few positive news articles about the real estate industry; but is this an up tick with a another downturn around the corner or a true upturn in the economy?  Really, no one knows. So far there is no hard data to support a long lasting bull real … (3 comments)

austin: So why can't you get out of your little box? Really.....WHY? - 04/26/09 01:08 PM
So what size is your box?
Why do agents say that I want to be a 2 million dollar producer....while other say I want to be a 5 million dollar producer.....while other say I want to be a $10 million dollar producer, while others say I want to be a 100 million dollar producer....while even others say I want to be a billion dollar producer? It is all a simple mindset of what one thinks they are worth or thinks they can make based on their situation in their life.  (E.G.  I have 4 kids and only have 3 hours a day to sell real … (6 comments)

austin: Ya Gotta have the "WOW-WOW" factor or you and your seller will "LOSE-LOSE" - 04/23/09 10:09 AM
The WOW-WOW Factor in selling in today's marketis just a cheap slang term that means that the house HAS to be in the utmost pristine condition and the home HAS to be priced for a less than 30 day sale.  Attached is a home that was priced at $899k, and we took it over and have priced it at $689k.  It has been 18 days and no offer yet, but we hope to get one in 30 days.  So if the home was priced waaaay under the market, it would have sold day one.  The next home was price as a … (6 comments)
