Advice from my real estate attorney: What harm is there to a post on a blog or any social medium? Hmmm. Most put little to no thought into the matter. In any real estate ethics course we are taught not to publicize anything that may compromise the privacy unless otherwise approved in writing by a client. We also know that most agents completely disregard or forget this when either publicizing a home in the newspaper or on the internet. For the first time in 10 years I put out a sign "COMING SOON" on a $1.1 million dollar listing and had a contract that night. I don't know if this is a strong sign that the market in Austin is in high gear, but it sure makes up for those listing that took months and months and months and months to sell. This is our best quarter in 3 years and the last quarter of last year was also the best quarter in three years, and vaulted into the #3 position of large groups in Austin by the Austin Business … (3 comments)

2011 starts off with a HUGE bang!
As forecast in last month’s report, closings in the River North area (Four Points) increased dramatically from last January whereas inventory hits 15 year lows in Steiner Ranch and River Place. This trend is turning into a movement toward a normal market.
Bear in mind, price reductions have greatly helped create such low inventories, but we are now in a situation where we may likely have inventory shortages this year with the continued improvement in demand. I am extremely optimistic about 2011 being a very good year and 2012 being a great year.

river place: Staggering increase in sales since the election a fluke? Maybe....

A staggering 59 homes are pending sales (under contract) in the River North area of Austin. Compare that to 21 closings last month and 29 closings the month before, the 59 number will gain anyone’s attention. Though some of those pending sales will not go close for one reason or another, and some will close next month, we are seeing more activity in November than we have seen in the last couple of years in the area.
Inventory continues to drop from last year; and, if we drop again in December, we will have had a year without an inventory … (0 comments)
