Inventory levels in the RN (River North) area of AUSTIN dropped to “normal” levels (4-6 months) in ALL price ranges under $800k for the first time in 3 years. Much of this is due to homes taken off the market during the fall market; but, this allows for a very quick market shift should we see an increase in confidence levels after today’s election. Showings have been doing quite well for several months, but decision making has remained low, so far.

Closings dropped in the RN area from August 2009 as anticipated from last month’s report. This drop was more substantial than July’s drop; but this was anticipated. Most of this drop is from three effects of the TAX CREDIT program.
1) The closings from the tax credit program ended in June, so naturally there would be an anticipated drop in sales for a few months thereafter.
2) We are competing with last years’ sales that were involved the tax credit program, thus we have lost buyers now that bought earlier.

Of course, I was wishing I was in Florida and California 5-10 years ago. Real estate goes in cycles; life goes in cycles. July's horrible is an anomaly, right? When the government came out with the tax credit program for first time home buyer, and later extended and expanded upon the program, I wondered what effect was this REALLY going to have. Would this program bring buyers that could not normally buy a home into the market? Would this program reduce the decision time in which a buyer was planning on buying a home? A combination of the above. My guess was #3 with #2 a strong second, followed by #1. Without a doubt most knew that housing would drop off after the tax … (3 comments)
