This will be SHORT AND SIMPLE for those who don't understand the power of Active Rain.
I use AR as a branding system to increase our exposure in areas that we market. i.e I want this logo to pop up as much as possible. Though I do use Active Rain to communicate with other agents, the main purpose for me is to gain strong rankings through Active Rain and Localism on a Google search for a given neighborhood. 13 years ago, areas in west Austin, such as River Place, Steiner Ranch, Westminster Glen, Long Canyon struggled with being very upscale communities with the lack of high quality schools in the area. Thus, most parents enrolled their children in private schools.
Oh, what a difference we have experienced. Now Leander School district is considered one of the most admired school districts anywhere. Now, people come to Austin looking not for the Eanes school district anymore, but now have a tremendous opportunity of some of the top schools in Austin....if not the state. In the fall of 2009, Vandegrift High School will officially open at its temporary location on the campus of the new Four Points Middle School in Ribelin Ranch, on FM 2222 near -Tumbleweed Hill.‖ The current plan is to open the Four Points Middle School building in 2009 with Grades 9-10. In 2010, freshmen, sophomores and juniors would move to the new Vandegrift campus, and Four Points Middle School would officially re-open as a full (grade 6 - 8) middle school.

So the world is coming to an end eh? Inventory out of control? No sales? Come to Austin and you will see a noticeable trend moving to a positive market for sellers. If you are or have buyers, time is of the essence. This is a chart of sales and inventory in west Austin. Yes, sales have been altered by the stock mess, but look at the bottom of the chart and note the trend of inventory being reduce to be primed for a recovery in 2009. Austin is in so much better shape than most parts of the country.........

Note the general trend of inventory dropping over the year. We have now hit a 14 year low. We are so primed for 2009. We welcome more Californians. We love you California........

The election is over and positive change is occurring in Steiner Ranch. No matter what your political beliefs I strongly believe that there has been pin up demand merely waiting for the decision. For the first time this year, we have seen an increase in sales from last year in Steiner....and a massive reduction in inventory. Note the trend over the year......Austin is ready to explode for an incredible year for 2009. Hang on...

A very surprising report for the OCTOBER area (River North (RN)) considering the election had yet to occur, and the stock market was bouncing like a yo-yo. (Note that the RN area covers a box from Volente road on west side; Hwy 360 on the east side; R2222 on the north side (+Grandview Hills) and Lake Austin on the south side.)
