So this year I made the decision to try a home garden for the first time; ok its just a few tomato plants but its a start. Some of my favorite foods require tomatoes and having fresh, juicy, and big tomatoes makes all the difference in the world.

Driving to Fred Meyer and gathering supplies I soon had everything needed to grow tomatoes in the back yard: flower pots, potting soil, and tomato plant starters where all it took. I purchased 2 Brandywine Reds, 1 Big Boy, and 1 Arkansas Traveler to get an assortment and to see which ones grew and tasted the best. Tomato plants require 60-90 days to grow so this is the perfect time to get them going.

It was a refreshing step and with the slow down in the real estate market it was only natural to expand and branch out within a industry I am currently working in. As a result of getting licensed, I have one listing close, helped 1 buyer close (she got a great deal) and now received my 2nd listing, a 3rd listings that I am a co agent on&amp;nbsp;and three buyers scheduled to close in April and May. Wahoo! I am on fire. I have also taken to blogging almost exclusively on our companies blogsite and have put together some interesting posts (well I think so anyways). So here is a break down of everything that has been happening.&lt;/p&gt;

&lt;p&gt;Lets look an example: Homeowner A has a $300,000 mortgage and is forced to sell the property as a way to avoid foreclosure. Faced with selling, A contacts his REALTOR&amp;reg; and schedules a listing appointment. Mr./Mrs. REALTOR&amp;reg; conducts a Comparative Market Analysis (CMA) and determines a list price. A agrees to list the property for $265,000. As short sales, distressed properties and foreclosured properties start to saturate the Snohomish County real estate market homes prices will continue to adjust.&lt;/p&gt;
&lt;p&gt;According to a NAR (National Association of REALTORS&amp;reg;) the national median home price has fell to $180,000, a 12% loss in 2008, though Snohomish County's median prices are still much higher. That does not mean that local real estate is still in the unaffordable range and good buys cannot be found throughout the county. If your lawn has been soaked by the winter snow and rain or it's just in need of some clean up work these ideas should help out.&lt;/p&gt;
&lt;p&gt;Since the construction boom around Snohomish County many drainage problems have arisen despite efforts of retention ponds and other city collecting systems. Drainage problems are usually caused because of soil composition. In Snohomish County we have a rocky surface soil with a layer of hardpan underneath (typically clay). &lt;p&gt;To help stimulate the economy and help recent home buyers, the government has instituted the first time home buyer tax credit under the Housing and Economic Recovery Act of 2008. The first time home buyer tax credit allows for recent home purchasers to claim a maximum tax credit in the form of a interest free loan and/or a permanent loan from the government, depending on when the home purchased.&lt;/p&gt;
&lt;p&gt;The first home buyer tax credit applies to a home purchased between the dates of April 8, 2008 and December 31, 2008. If a home buyer purchased a home within that range they are eligible for a $7,500 maximum tax credit which can be claimed on a 2008 return. This allows for people to receive more money back on a return or have money applied to taxes owed.       <description>&lt;p&gt;Yesterday I received a notice from my broker that the NWMLS is issuing a new policy for brokerages and agents regarding the referral of home inspectors. The consumer protection policy has been put in place to prevent any collusion&amp;nbsp;between the agent and home inspector. Wonder if this is something similar to the crack down on advertising provided by title co's for real estate agents? Just say no to collusion. Wups, back to the matter at hand.&lt;/p&gt;
&lt;p&gt;Over the years, the various parties in the real estate transaction have worked hard to establish trust and build a referral based network. A lot people I know and work with and pride themselves on doing a great job for me and my clients so they can further increase their referral business. Nothing new to that business strategy.&lt;/p&gt;
&lt;p&gt;The disclosure to be used by real estate agents is a company drafted policy, yah me...I get to write our policy, to include in the purchase and sale agreement strictly stating: the buyer can freely choose any home inspector. Wow, doesn't seem like to much has changed from the past other than there is another form involved in the purchase and sale.&lt;/p&gt;
&lt;p&gt;Part of me thinks the home inspector disclosure will not change anything as clients still will tend to trust the recommendations of their real estate agent. Most people who I know, that do not work in the industry, don't know a home inspector off hand unless they are friends. Most people use a home inspector only a few times in their life time so it isn't something that buyers are going to have right off the top of their head.&lt;/p&gt;

      <description>Snohomish County's lot supply pipeline and new construction inventory is full of developments, vacant lots and new construction homes which builders are having difficulty selling. Through the real estate growth of the new millennium, builders were participating in one of the largest land grabs in recent history and it's that land grab that developers have to deal with now.
&lt;br&gt;&lt;br&gt;
New construction homes are just not selling at the rate in which builders had become accustom to in 2000-2007 and now, late 2008, new home sales are continuing to decline. In March 2007 there were 486 new construction sales, in March 2008 there were just 243 and in September there were 155. The result is mass standing inventory that is selling at a slower rate each month that just can't be absorbed with price slashing techniques or buyer incentives.

      <description>So it would seem that Snohomish County's lot sales have flat lined. Northcreek did boast the most sales in a single area with 19 in the Westcastle plat but unfortunately the lot sizes where not available and the second biggest sale was in Marysville with 14 lots. Marysville continues to sell lots all across the city but the numbers are not what they used to be.

      <title>So I am Licensed and Have a Listing</title>
      <description>&lt;p&gt;In September I started talking&amp;nbsp;my real estate course to become a licensed with the State. Being an office manager for the last 3 years gave me a solid foundation with terminology, process, documents and the many other aspects of the real estate buying/selling process. The course went smooth and the course exam just as smooth and two Saturdays ago I took the state exam and passed well in the allotted time.&lt;/p&gt;
&lt;p&gt;After choosing a brokerage, like that was a hard chioce, I proceeded to get &lt;a href=&quot;http://activerain.com/blogsview/726538/Arlington-Rambler-for-Sale&quot;&gt;my first listing&lt;/a&gt;, verbally, on Sunday following the exam&amp;nbsp;and documents signed this last Friday. Woot. I am excited and now my seller gets the benifit of all this knowledge I have accumilated via working in the industry, hanging out on ActiveRain, reading other industry leader's blogs and doing research.&lt;/p&gt;
&lt;p&gt;It is pretty exciting even though the real estate market is nothing less that dismal. But the listing is priced right, best priced for the sq/ft in the &lt;a href=&quot;http://www.barnettassociates.net/arlington/&quot;&gt;Arlington real estate&lt;/a&gt; area and is a great home. This weekend I am starting the traditional advertising, opens and such, and the online campaign is already in full swing, as you can tell from the listing post on AR.&lt;/p&gt;

      <description>&lt;p&gt;As Activerain'ers know, a web presence is the future. The future does not live in Mordor, protected by Orcs and scary creatures of the dea, but in the real life. As the we all blog are hearts out, work endlessly to give our consumers the greatest presence online there is a evil lurking that is out to destroy us all. No it's not Sauron and his minions but other online users seek to destroy a good that we all cherish.&lt;/p&gt;
&lt;p&gt;Today I found out that my &lt;a href=&quot;http://www.twresourcegroup.com/twresourcegroupcom-was-hacked/&quot; target=&quot;_blank&quot;&gt;marketing website&lt;/a&gt;, along with friend's sites, have been compromised. The hack inserted footer links into the website. Retailers of Calais, Viagra and all that trash were now at the bottom of the homepage. The links erorred&amp;nbsp;the credibility and integrity of the site. It's not a power house per say but it did do some good localized traffic.&lt;/p&gt;
&lt;p&gt;As online marketers (every ActiveRainers is one) it is imperative that hackers do not infiltrate the purity of a trusted and established website. I took some actions and ran some tests (link is my other blog) and if you are running a Wordpress blogsite then you may wanna check it out the cached text of your site. The tool easily shows the bogus links.&lt;/p&gt;
&lt;p&gt;This is not limited to sites running older versions of WP. My marketing website is running the latest version and it was still on it. Check it out!!&lt;/p&gt;</description>

      <title>Getting my license...finally</title>
      <description>&lt;p&gt;Well I am finally getting my real estate license. Getting the license has been a long time coming and many already think I have it. Nope but I also have never conducted a real estate transaction.&lt;/p&gt;
&lt;p&gt;All my knowledge has been from the business operational side of real estate; carrying out marketing plans, doing the books, commissions and so on. Now that things are changing it is a good idea for me to put into practice what so many preach on AR about.&lt;/p&gt;
&lt;p&gt;The opportunity is perfect since it matches and fits my business background. Having a real estate license allows me to implement best practices like everyone else and survive in an unstable economy. Woot! Sounds fun.&lt;/p&gt;
&lt;p&gt;But before that can happen I need to do 1 more week of classes and pass the state exam. So far so good and it is nice to have a teacher where questions can be bounced off at any time. Our broker is usually to busy with other task so randomly throwing and getting a detailed answer.&lt;/p&gt;
&lt;p&gt;Having a back ground in real estate makes the class pretty easy but how knows if I pass the test ;)&lt;/p&gt;</description>

      <description>Yesterday I received the 2nd Quarter 2008 lots sales figures and to my surprise there was a 46% increase. That is not saying much though since lot sales increased to a meager 69 for all of Snohomish County from 47 in the &lt;a href=&quot;http://www.barnettassociates.net/snohomish-county-lot-sales-1st-quarter-2008/&quot;&gt;first quarter&lt;/a&gt;.
&lt;br&gt;&lt;br&gt;
The price in which a lot sells for is the most important factor when forecasting what a new construction home will sell for on that lot. If a developer gets into a piece of dirt for X amount of dollars and forecasts a selling price of Y but the current market will only bear Z it leaves little to no margin for the developer as well as the future builders. 
&lt;br&gt;&lt;br&gt;
Lots can be listed for any price but if they are not selling, which the beginning 2007 to current 2008 have shown (93% decrease in total sales), then the prices are just to high. The price has to be low enough to make economical sense all the way across the board and in a market where inventory is high; prices have to be highly competitive otherwise the lots will have market times of 365 days or more.

Bothell is celebrating the Fourth of the July with a &quot;Red, White and Blue&quot; theme Independence Day Parade that begins at 12pm on July 4th on Main St. at 104th Ave. NE, continues on Main Street to SR 527 and heads north to NE 188th.       <title>Who do you write MLS property descriptions for?</title>
      <description>&lt;p&gt;After receiving an email on a property today with an inquiry about &quot;issues&quot; on a property. So I decided to look up the property and to my surprise I seen this piece.&lt;/p&gt;
&lt;p&gt;&quot;HUGE Price drop.Back on market. Home sold as is There are some issues (we have inspection report) Seller no longer making payments! This will be a short sale! All offers will be subject to underlying lien holders approval.Three bedroom with territorial view.full wrap around deck,Large double car garage and shop plus additioanl storage in back. The living room/ dinning room area has very nice hardwood floors.&quot;&lt;/p&gt;
&lt;p&gt;Broken and choppy writing is nothing new for agents to do when entering into property descriptions into MLS. But it should be noted that these descriptions are not only viewable to agents anymore. Since everyone and their brother has an IDX on their site these description are now viewable to all who use IDXs to search.&lt;/p&gt;
&lt;p&gt;I recommend not to write for other agents when it comes to the MLS because it is more than just agents reading. Descriptions can be written effetively as well as fluidly even in the minimal characters allowed by the MLS. Just a quick thought.&lt;/p&gt;</description>

      <description>&lt;p&gt;One of my friends recently accepted my invitation to ActiveRain, &lt;a href=&quot;http://activerain.com/lambhansonlamb&quot;&gt;Patrick Lamb&lt;/a&gt;. Patrick is a commercial real estate appraiser for Lamb Hanson Lamb Appraisal Associates, Inc. I first met him through a college buddy back in 2005 when the Huskies went to the Sweet 16 and ever since then we have been good friends and even take an annual ski trip together.&lt;/p&gt;
&lt;p&gt;Besides being a commercial real estate appraiser, Patrick is also the Director of Business Development for Lamb Hanson Lamb. His job duties are similar to mine as the Business Development Manager and I have to say he is really good at what he does (that is not just friendship talking). One of his recent business decisions has been was to institute a change to their online marketing strategy.&lt;/p&gt;
&lt;p&gt;Lamb Hanson Lamb had a website that worked, as in being online, but it did not give them the presence they were looking for. As ActiveRainers know, the importance of a state of the art blog-site with deep rich content is what the online market space is all about.
