      <description>&lt;p&gt;Clearwater, Fl. May 28,2008.&lt;br /&gt;Finally, a Clearwater Beach eatery that satifies both vacationers and locals alike. During our latest trip to Beach and the Sandpearl Resort we discovered a new beachside cafe that is getting great word of mouth from locals and vacationers. The Clear Sky Beach Side Cafe is a charming friendly place to enjoy breakfast, lunch and dinner as you enjoy the cool beach breezes coming off the gulf and live steel drum music at night. My kids and I loved going there for breakfast and highly recommend the pancakes. I would also recommend the Two Egg Breasfast for a very reasonable $4.50. Having tried nearly 10 different items on this menu, I think you would be hard pressed to find something on this menu that isn't simply delicious. The pizzas are fanastic and I recommend the California Pizza with cream spinach, applewood bacon, mesquite chicken,mozzarella,roasted garlic, artichokes,avocado and roma tomatoes. For a lighter pizza try the &quot;Sky&quot; pizza with goat cheese, marinara sauce, roasted red peppers and grilled veggies. Their menu has so much variety that there is something for the whole family. They have panini, sandwiches and wraps as well as full dinner entrees like N.Y.Strip, Grouper Picatta, Cedar Planked Salmon, Drunken Shrimp Penne and Pasta Pomodoro. They even have French Onion Soup served in a flakey hand rolled peasant bowl. For salad lovers there is the Spinach Salad with fried leeks, pancetta, shitake mushrooms, mandarin oranges, raspberry walnut dressing topped with fresh strawberries and walnuts. All these entrees are all priced reasonably from $4.50 to $24.95 for the N.Y.Strip. So if you would like to enjoy something other than a fried grouper sandwich and want to please the whole family then I would highly recommend Clear Sky Beachside Cafe on Clearwater Beach. They are located at right next door to the New Sandpearl Resort and their address is 490 Mandalay Ave Clearwater, Fl 33767.       <title>Top three reason why buyers will miss the bottom in Real Estate.</title>
      <description>&lt;p&gt;With all the talk of declining real estate prices over the last 18 months its no wonder that most buyers waiting on the fence will in fact miss the bottom of the market and end up paying more for the house they want in the future. Why will this happen you ask? In a nut shell, its the same reason most sellers didn't sell at the peak. It is the old adage &quot;Pigs get fed, hogs get slaughtered&quot;. The same human emotion of greed works on the buy side as well. Today's buyer's are trying to time the market and therefore maximize their profits by buying at just the right time and paying the lowest price possible for their home. It's human nature and we all at some level access both our fear and greed emotions when deciding on investing our money. Now to the top three reasons why buyers will miss the bottom.&lt;br /&gt;&lt;br /&gt;Reason Number 1.&lt;br /&gt;Greed. I think buyers are becoming greedy today when making offers on homes and are walking away from some very attractive prices on some very nice affordable homes because they think that prices will go lower and if they wait they will get a better deal. This is one of the many signs that a bottom has already occurred. The best time to buy is when fear is at it's highest point. That occurred in March and April of 2008 and will probably be proven to be the very bottom of the Tampa Bay area real estate market. The window of opportunity is closing and prices have already started to level off and sales trends and buyer traffic are increasing on a weekly basis.&lt;br /&gt;&lt;br /&gt;Reason Number 2.&lt;br /&gt;Affordability. With homes prices in the Tampa Bay market down over 20% in some areas and the increase in income levels over the past 8 years combined with historically low interest rates makes affordability the lowest since the year 2000. The same factor that contributed to the decline in home prices over the last 2 years is the same factor that will help home prices bottom out this year. Another contributing factor is lower home owners insurance rates and lower property taxes. This actually is one of the lowest risk times to buy a home in the last 10-15 years.&lt;br /&gt;&lt;br /&gt;Reason Number 3.&lt;br /&gt;Rental Market. The rental market is strong and the need for housing in the Tampa Bay area will continue to grow. The strong rental market is giving seller's an alternative to dropping their prices to unrealistic levels when they can rent their home and wait out the market. As the bottom in pricing forms, sellers are less willing to sell at the bottom. Sellers are actually listing their homes for sale or lease. This is putting buyers in competition with renters looking for homes to lease. This is also helping to lower available inventory in the Tampa Bay area.&lt;br /&gt;&lt;br /&gt;My prediction is that there will be a lot of buyers kicking themselves a year from now about why they didn't buy at today's attractive prices. The amount of buyers who will miss the bottom will probably be the same number of people that wished they had sold at the peak in late 2005. Real Estate will once again stop being a dirty word and the talk at the water cooler will start to turn positive in the months ahead. Of course by that time you will have missed the bottom.&lt;/p&gt;</description>

I felt transported to the islands and couldn&amp;#39;t believe that I was still in Clearwater Beach when relaxing by the beach side fire pit located just off the boardwalk near Tthe &lt;strong&gt;Sandpearl&amp;#39;s Tate&amp;#39;s Island Grill&lt;/strong&gt;. The staff at the Sandpearl were friendly and&amp;nbsp;eager to satisfy my needs and seemed very excited to be a part of&amp;nbsp;such a landmark property in the Tampa Bay area.&amp;nbsp;The main restaurant at the Sandpearl is &lt;em&gt;&lt;strong&gt;Caretta on the Gulf&lt;/strong&gt;&lt;/em&gt;. A world-class restaurant with a desire to please and surprise&amp;nbsp;with a&amp;nbsp;menu that is&amp;nbsp;prepared with infusions of South American, Caribbean and other international inspirations offering a broad selection of memorable cuisine. The Ceviche and Raw Bar offers a fresh daily selection of local seafood and sushi with&amp;nbsp;a wood-burning oven that opens up a myriad of rustic dining selections. The avg. listing price per sq.ft is $208/sq.ft. down from $215 in&amp;nbsp;May 2007 and the avg. days on market(DOM) is 100&amp;nbsp;down from 118 days in May 2007. So your avg. Waterchase home is 3,128 sq.ft in size and lists for $651,259 and is a 4/3/3. That amount is $32,643 less than the $683,302 avg. price back in May 2007 which is a decrease of 4.7%. Today, I will give you a run down on Mar Azul, Allicante and Savona. In the village of Mar Azul- There are currently&amp;nbsp;7 listings down from&amp;nbsp;8 in May 2007&amp;nbsp;and ranging from $869,900 for a 3737 sq.ft home to $1,149,900 for 4929 sq.ft. home with DOM currently at 119 down sharply from 141 in May 2007. The avg. house is listed at $249 sq.ft. down from $271 sq.ft. and has an avg. price of $949,628 which is down from $1,121,991 in March. Alicante - There are currently&amp;nbsp;6 listings which is&amp;nbsp;down 1 from May 2007 and ranges from $719,900 for a 2993 sq.ft home to $949,500 for 3408 sq.ft. home with DOM&amp;nbsp;77 which is&amp;nbsp;down from May&amp;#39;s&amp;nbsp;80 DOM and listing for an avg. of $258 sq.ft. or an avg. price of $864,866. Savona - There are currently 7 listings&amp;nbsp;which is unchanged from May 2007, ranging from $449,900 for a 2438 sq.ft home to $675,000 for a&amp;nbsp;3000 sq.ft. home with DOM currently at&amp;nbsp;73 down sharply from 159 DOM in May 2007 and listing for an avg. of $199 sq.ft. which is unchanged from May 2007.       <description>&lt;p&gt;Tampa,Fl June 20,2007.&lt;/p&gt;&lt;p&gt;I&amp;#39;m writing this blog post to ask other agents&amp;nbsp;if they have started running into the same problem when they are working with buyers looking for homes in the Northwest part of the Tampa Bay area priced in the $500,000 to $1,000,000 price range. With all the bad press reports&amp;nbsp;and Realtor Organization Reports coming out showing a record number&amp;nbsp;of listings, where are they when I take buyers out looking. I&amp;#39;m currently working with over 20 buyers looking for houses and everyone of them is amazed at what little to choose from in their respective price ranges. This is especially true in South Tampa, Westchase, Waterchase and with waterfront homes over 5000 sq.ft. For an example, I currently have about 5-7 buyers looking for a one story 4/3/3 home in the Waterchase/Westchase area&amp;nbsp;in the $500,000 to&amp;nbsp;$900,000&amp;nbsp;range. All of them are amazed at what little&amp;nbsp;choice they have in&amp;nbsp;a supposely buyers market. This isn&amp;#39;t the case however when looking at&amp;nbsp;the condo market in the coastal areas.&amp;nbsp;The&amp;nbsp;abundant supply of new condo projects in coastal area doesn&amp;#39;t surprise me along with their declining prices, but something seems to be happenning in the more established newer gated communities in NorthWest Tampa.&amp;nbsp;Another example is a search for waterfront homes with at least 5,000 sq.ft. priced from $2,000,000 to $7,000,000 in the Tampa Bay area only returns 37 properties. If you break that down into smaller geographical areas that only leaves a&amp;nbsp;hand full&amp;nbsp;or less to choose from. As frustrating as this may be now, it is also a very encouraging sign of the beginnings of a turnaround in the market. Although I still think the condo market has a way to go before rebounding. I would love some feedback from other agents in the Tampa Bay area if they have been having the same problem. I know it sounds weird to read or hear about this but it is something that I have been running up against lately. &lt;/p&gt;</description>

      <description>&lt;p&gt;May 8th 2007, Tampa, Fl.&lt;/p&gt;&lt;p&gt;Remember a few years ago when everywhere you went you would hear people talking about all the Real Estate deals they&amp;nbsp;were making money on and&amp;nbsp;about how excited they are about their next deal? Well, today if you listen you hear people talking about what on earth am I going to do with all this Real Estate.&amp;nbsp;As a Realtor and Real Estate investor myself, I&amp;#39;m facing the same questions. Realtor&amp;#39;s&amp;nbsp;should&amp;nbsp;step up to the plate and give solid advice to thier clients&amp;nbsp;thinking about walking away from deposits or how to manage being stuck in a property with either negative or no cash flow. Sure, we&amp;nbsp;stand to lose some&amp;nbsp;immediate commissions if the right thing to do is to walk away from the deposit and not close but if handled&amp;nbsp;correctly we could also gain the loyality of a life long client.&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;One of the best&amp;nbsp;ways to help investors stay afloat in this market is to&amp;nbsp;generate income from&amp;nbsp;vacant properties. Vacant Properties don&amp;#39;t sell as fast and usually sell for a lower price. So,&amp;nbsp;I suggest investors put a little money in painting the house with warm colors and&amp;nbsp;furnishing the property. Then offer the home on a short term rental basis. The home will show better with furniture and&amp;nbsp;furnished short term rentals are in demand right now.&amp;nbsp;Also, when the home is decorated and furnished&amp;nbsp;it makes it an easier&amp;nbsp;tenant transition because they can move right in and out without having to move alot of furniture.&amp;nbsp;How do you decide if you should spend the money to decorate and furnish the home? Just calculate the&amp;nbsp;average days on market in your area and times that by your monthly carrying cost to arrive at an amount that you&amp;nbsp;would spend if the home doesn&amp;#39;t sell. Then take that money and&amp;nbsp;furnish the home. This will allow you to weather the slow market and ease the negative cash flow if the home&amp;nbsp;goes unsold after six months and beyond. The bonus is that you can also use the property when&amp;nbsp;it is&amp;nbsp;vacant for a vacation home or&amp;nbsp;barter it to business cleints and or friends. Went it comes time to sell the home you can also recapture some of your furniture investment with a higher price by selling the home fully furnished and move in ready. This might not be the best fit for every investment property but it is definitely something one should look at, especially if the investment home is located in or near a vacation destination or is a condo. &lt;/p&gt;</description>

In fact I would recommend that you try all their tacos especially the Filet Mignon Tacos. Tonight I tried the Smokin Chicken&amp;nbsp;Wrap made with wood fired chicken breast, cajun spice, mixed greens, mango salsa, shredded cheese, roasted peppers, cilantro, lime dressing and crispy onions and it&amp;nbsp;was excellent. My last recommendation is the Latin Barbecued Pork meal for $11.95 but you better be hungry if you order this one or you can share it with someone at your table. Chico&amp;#39;s is also a great place to enjoy this year&amp;#39;s Cinco De Mayo Fiesta from 3 -9pm featuring live music, drink specials, face painting for the kids and an outdoor tent. They are have flat bread pizza&amp;#39;sI love finding those tucked away restaurants that are hard to find. I&amp;#39;ve been in the area for almost 40 years and I just discovered it.       <description>&lt;p&gt;I was so excited about Samari Blue opening up and enjoyed it the first couple of times but was disappointed with the way they decorated the inside and the owners don&amp;#39;t seem to care to much about customer service. The sushi there is excellent and the &amp;quot;Volcano Roll&amp;quot; is a must along with their spicy tuna roll, however my wife and I received very poor customer service one night when we had to wait for over a hour for&amp;nbsp;a table then another hour for our food. The waitress didn&amp;#39;t even come take our drink orders during that time and the Manager said sorry but we are very busy tonight and that was that. Has anybody else had any customer service issues there? Maybe it&amp;#39;s just the kinks being new.&amp;nbsp;Now that Zen Bistro Bar &amp;amp; Grill has opened in the New Shops at Westchase Village and we have&amp;nbsp;dined&amp;nbsp;there&amp;nbsp;several times, we prefer Zen Bistro over Samari Blue.       <title>Top 5 reasons why we shouldn't let Florida voters decide on Property Taxes</title>
      <description>&lt;p&gt;I&amp;#39;m glad to see that Florida property taxes and the negative effects of the &amp;quot;Save Our Homes&amp;quot; amendment are finally being addressed in this year&amp;#39;s legislative sessions. What concerns me the most however is that the new house proposals are leaning toward letting the voters decide on the new property tax structure. I have 5 top reasons why we shouldn&amp;#39;t let voters decide.&lt;/p&gt;&lt;p&gt;1. One needs to remember that it was the Florida voters that got us into this unfair property tax mess to begin with when they passed the &amp;quot;Save Our Homes&amp;quot; amendment back in 1992.&lt;/p&gt;&lt;p&gt;2.&amp;nbsp;Amendments tend to get approved by &amp;quot;headlines&amp;quot; or misleading proposal names like &amp;quot;Save Our Homes&amp;quot; and can get us into a bigger mess than we started with.&lt;/p&gt;&lt;p&gt;3. A voter approved amendment will take to long. If we let individual counties approve whatever they want it will take to 2010 and beyond. We need relief yesterday.&lt;/p&gt;&lt;p&gt;4. What happens if the voter amendment does fix what was broken when it is passed? Look how long its taken to discover that the &amp;quot;Save Our Homes&amp;quot; amendment was a mistake.&lt;/p&gt;&lt;p&gt;5. What happens if the amendment doesn&amp;#39;t pass? Then we are back to square one and have lost the momentum for real tax relief.&lt;/p&gt;&lt;p&gt;Why don&amp;#39;t we set out to fix the problem that was started back in 1992. I&amp;#39;m proposing that we go back to that year&amp;#39;s property base and then add back 3% per year for inflation and whatever percentage the growth rate has been for those years to arrive at the amount&amp;nbsp;our taxes would be today had the &amp;quot;Save Our Homes&amp;quot; never got passed in the first place. Then going forward we cap government spending every year to 3% plus growth rate instead of capping homesteaded property. This would bring much needed relief to second home owners, vacation properties and business owners. We could still keep the $25,000 homestead principle in place but the yearly cap of 3% would no longer be needed because of the cap on government spending.&amp;nbsp;This would eliminate the problems and tax inequality that &amp;quot;Save Our Homes&amp;quot; has brought. Sometimes its the things that are the simplest that makes the most sense in solving complex problems.       <title>Why is the current &quot;Mexican Standoff&quot; starting to favored the buyers?</title>
      <description>&lt;p&gt;I&amp;#39;m surprised everyday waiting for the other shoe to drop and an article to come out telling us what most Tampa Bay area Realtor&amp;#39;s already know. Absorption rates (Inventory Turnover) has been dropping since it hit a peak of 59% back in June 2005. The absorption rate is determined by dividing the total number of units sold in a month by the total number of listings in MLS. It looks like it may have bottomed out in January 2007 at 4.2%!! because last month it improved slightly to 5.4%. That means we how have about an 18 month supply of homes on the market with thousands being added every month. Up until now the sellers have been standing firm and the buyers have be waiting for prices to drop, hence the above mentioned &amp;quot;Mexican Standoff&amp;quot;. Who will break first is everybody&amp;#39;s guess but it would seem that the buyers have the statistics on their side. The condo market in Pinellas is even worst with a 3.5% asorption rate in February 2007, which rebounded a tad from a low of 2.8% in January 2007. On the bright side for sellers is that interest rates have dropped a little and are now around 6 1/4% which helps and will most likely go even lower by the end of the year with the economy continuing to slow. However, we haven&amp;#39;t seen the worst of the foreclosures yet which will put more strain of home prices. Having said all that, sometime later this year and into 2008 will be a good time to buy. Lower rates and lower home prices will be too tempting for buyers who have been sitting on the sidelines for over 2 1/2 years. The pent up demand for homes is growing everyday and will finally burst sometime in the next 2 years. Until then buyers and sellers will continue to just sit and stare at each other.
