Many would be buyers are on the sidelines as we approach the spring buying season. Government intervention into the foreclosure debacle is sure to impact the market, not only in Las Vegas but throughout the hardest hit communities nationwide. The "Let's wait and see" outlook is pervasive.

Red Rock County Club in Las Vegas has not escaped the real estate downturn, prices are down sharply as are sales. Sales statistics have once again proven that location is critical in any real estate transaction.

Will Federal Bailout Stabilize Mortgage Market in Las Vegas?

Only time will tell if the bailout of the two mortgage giants will help stabilize this troubled market.

One thing the taxpayer funded rescue does is remove the uncertainty existing on 50% of the outstanding loans nationwide.

Could this be the trigger that lays a foundation for a recovery of the mortgage market?

If history does indeed repeat itself, the answer is a resounding Yes. I do not know a significant government bailout in the last century that has failed.

While it is unlikely to have an immediate impact, the taxpayer infused boost to the lending giants are sure to stabilize the lending markets in the intermediate to long term.

In places like Las Vegas, this is unlikely to give immediate relief to those seeking financing for products like high-rise condos and risky condo hotel units. That being said, any relief is welcome.

Las Vegas Luxury Homes in Foreclosure Moving Quickly

While the number of foreclosures in the Las Vegas residential housing market is no secret, what is not widely reported is the short time most of the foreclosures spend on the market before they are placed under contract.

Even in this difficult lending environment properties are moving so quickly that it makes you wonder if savvy buyers have more confidence in the market than lenders and the press.

Case in Point:

In the luxury home community of Red Rock Country Club on the western edge of Las Vegas we have seen a steady stream of short sales and foreclosures. The golf course homes in particular are being placed under contract quickly. This is making sales for the non-distressed homes difficult.

It begs the question of how deep this down cycle will actually be in the Las Vegas market. Tens of thousands of jobs are still being created, home builders have significantly reduced the rate of new home construction and short term flippers are being flushed out of the market.

Only time will tell, but it is quite possible that 2008 will be looked back upon as one of those periods in time where home-buyers will be wishing they had moved against the crowd.

Could Negative Press be adding to Real Estate Woes in Las Vegas?

Not a day goes by when you wont find negative press about the state of the local real estate market in Las Vegas. While most of these articles have statistics that anchor the demise of the local market, they also group the entire market into a single category.

This often distorts the big picture about the overall health of the market.

For example the sales office at MGM Mirage CityCenter recently raised prices on the remaining inventory for their luxury high-rise condos. Sales at CityCenter have been impressive and are approaching the $2billion mark. This amazing city within a city is scheduled for completion in late 2009 and will be the most costly privately funded construction project ever.

The single family home market as a whole in experiencing a large number of foreclosures. Investors in the mid range single family home market invaded the valley in the late stages of the real estate boom and are now paying the price. These short sales and foreclosures are being scooped up by savvy buyers who see strong job growth and a robust local economy as reasons to take advantage of the investor flop.

As is the case in many markets the higher priced area's are a different story. Communities like The Ridges Las Vegas, and Red Rock Country Club Las Vegas, on the western edge of the Las Vegas Valley are stable and have seen a much smaller number of distressed sales.

Red Rock Country Club Las Vegas; Beautiful and Water-Smart

A couple of years ago the community of Red Rock Country Club on the western edge of Las Vegas made the decision to take a proactive, water-smart move regarding water consumption on the two Arnold Palmer designed golf courses on which the community surrounds. The Goal was to significantly reduce water usage while maintaining or possibly enhancing the ascetics of the off fairway landscaping.

Time for Action

After several months of planning and review, workers began removing water hungry turf surrounding the main fairway areas. In place of the grass, desert landscaping, including cactus, succulents and a variety of drought tolerant flowering trees and shrubs were installed. The end result was a pleasant surprise to not only the golfers, but to the residents of the country club as well.

The golf courses took on a more natural and less intrusive feel. Red Rock Country Club after all, borders Red Rock Canyon National Conservation Area and the Spring Mountains. The more natural look and feel of the golf courses now blend in nicely with the mountain backdrop.

Huge Water Savings for a Thirsty City

It is estimated that the removal of several hundred thousand feet of turf will save several million gallons of precious water over the next decade. By all accounts this project has proved to be a win-win situation for the residents of Red Rock Country Club as well as the city of Las Vegas.

Despite lower interest rates, lenders appear to be holding the line on lending. Unlike the go-go days of the early 2000's when money was flying to any and all looking to make a buck flipping property, lenders have taken a very Conservative stance in the face of lower rates.

It appears the next 12-18 months is going to be very difficult in markets like Las Vegas... Here a huge influx of investors drove prices to unsustainable levels. those left holding property and needing to sell, are paying a heavy price.

The market should find equilibrium in time as the city enjoys the fastest growing job market in the country. 6000 new residents relocate to Vegas monthly chasing those jobs. Those buying property in this market should be fine long term. The key is buying quality, and of course location. One quaility location to consider is Red Rock County Club.

Buyers Starting to Move on the Great Deals? Las Vegas High-Rise Market

Today I showed two luxury High-rise properties in the Strip area of Las Vegas. I actually showed these properties to a small group of investors form Chicago who told me they couldn't stand on the sidelines anymore, with the recent drop in long term interest rates they decided it was time to act.

The first unit was a 45th floor, 6000 sq. ft. penthouse unit located in Turnberry Towers, the other was a large 3300 Sq. Ft. Strip facing unit in Panorama towers. Both impressive and priced near $800 a Sq. Ft.

I would like to solicit input from other agents or potiential buyers in the Las Vegas luxury high-rise market;
