Recently we moved to a new home.  It has hardwoods floors through the main level except the master bedroom.
 Personally, I like carpet because it is easier on my feet.  My husband loves the hardwood floors and they DO look nice when you walk in the front door and the wood shines all the way through to the wall of windows on the back of the house.

There were 16 home sales in Pelham Alabama in January 2009.  This was down from a spike to 34 in December but closer to the 18 that sold in November.  The average salesprice was $187,606 with sales ranging from $81,000 for a townhome in Wildewood to $377,900 for a 4 bedroom, 3.5 bath in Ballantrae.  Six of the 16 homes were new construction in Ballantrae.  The average days on the market for sold properties was 81.  Currently there are 274 properties on the market in Pelham (down from 334 in September) which represents a 17.12 month supply.

The Oak Mountain area for the most part, includes property between I-65 and Hwy 280 in North Shelby County. Some property is within the Hoover City limits and other is in unincorporated Shelby County. This area, which possesses many homes in the million plus category, had only 32 closed sales in the month of January.  This is the lowest number seen in years. The average salesprice decreased to $298,906. Buying A Home -Take Advantage of the 2009 Tax Credit - 02/19/09 03:02 PM
The New Stimulus Bill that President Obma just signed into law gives First Time Home Buyers a TAX CREDIT of 10% of the purchase price for a home purchased between January 1, 2009 and December 1, 2009.  This means if you buy a home that costs $80,000 or more, you will receive an $8000 tax credit.   The maximum you can receive is $8000, but even if you pay a lot more than 80K for a house, that $8,000 is still a nice little sum.

Home sales in the Hoover, Alabama were down in January 2009 to 44 - but that number is still higher than they were in November 2008 (33).
In the Hoover Alabama area, the average salesprice was $288,806 with prices ranging from $79,900 for a 3 Bedroom 1 Bath in Chapel Hill, to $599,000 for a 5 bedroom 4.5 Bath in the Ross Bridge.  Currently, there are 927 homes on the market.  Just think of the possibilities!  Of course not every house is for everyone so a realtor can help you sort out what suits your needs.

I have a home for sale in Pelham, Alabama, that has been on the market a while and the price has been reduced to an amount less than the seller paid for the property.  It is a DEAL.  I had a couple look at the property for sale with their buyer's agent about three weeks ago and they got really excited about it.  It was "the one" that they wanted.  They started making plans for furniture and moving in, but they saw no need to hurry to make an offer because their lease wasn't up on their apartment until the end … (0 comments)

Home sales in Helena (one of the top 100 places to live in America) dropped to 13 in January 2009. This doesn't sound great - but it was better than the 7 that sold in November 2008! The average salesprice was $199,180. 
Prices range from $145,000 for a 3BR, 2BA in Old Cahaba to $272,500 for a 4 BR, 3.5 BA in Riverwoods. Both Old Cahaba and Riverwoods are located off of HWY 52 near the Cahaba River.

Home sales across the nation were down in January. Vestavia was no exception. In January, Vestavia saw 15 homes sell - down from 24 in December. Part of this is seasonal and part is based on the rough economic news. Three sales were in Liberty Park. Alabaster Alabama is a great place to live and is still within commuting distance to downtown Birmingham. Home sale numbers in Alabaster remained stable in January with 28 (24 closed in November and 28 closed in December). Fifteen of the 28 sales were foreclosed properties.  Many were sold at huge discounts causing the average sales price to drop to $137,539.  Sales ranged from $45,000 for a 3 Bedroom, 2 Bath off Kent Dairy Rd. to $219,900 for a 4 Bedroom, 3 Bath new home at Sterling Gate.  The average days on the market for sold properties was 93.  Inventory continues to decrease … (0 comments)

Home Sale Activity Homewood Alabama January 2009 - 02/11/09 08:05 PM
If you look at JUST the number of homes that closed, January was not a good month for Real Estate sales in Homewood.  Only 9 homes actually sold and closed.  Since there are currently 306 homes on the market, you could say we have a 34 month supply of inventory!  
Now having said that - all is not doom and gloom.  There are contracts on 58 properties in Homewood - 42 units in the new condo complex Hallman Hill are under contract - many going under contract in the last 2 months.  They haven't closed because the building is not complete. Once these … (0 comments)

Wondered what happened to Toni's Blog posts??  Well, real estate just plain got in the way.  Back in November, I found a great deal on a foreclosed property here in Hoover Alabama, that I just HAD TO HAVE.  Along with the excitement of moving, tweaking the new house to be "move in ready", Christmas, getting the old house ready to go on the market, AND a brisk real estate business - yes brisk- something had to go and the blogging was it.
 Now, I'm basically settled in and am ready to share.
