Last week as I was taking pictures of a new listing in Decatur, one of the neighbors came outside and asked, "Are you The Real Estate Lady"? I replied, "Yes, I am The Real Estate Lady"! I was professionally dressed, holding a camera and a big Solid Source Realty yard sign. I handed the neighbor my business card and she felt confident that I could help her, so she began telling me that she has been attempting to get a loan modification from Wells Fargo and has been unsuccessful. She told me that at this point, she just wants to sell her house and move closer to her family. I told her that I would definitely be able to help her and I suggested a short sale. I told her that a short sale occurs when the homeowner's mortgage company agrees to accept a reduced payoff on the existing home loan. I gave her an overview of what was involved in the short sale process and she said that she was interested. Moments like this are wonderful because it let's me know that I am doing my part to serve my community.

When I got back to my office, I emailed her a list of the items that we would need to get the short sale process started and since I already had a listing on the same street, I knew what her home was worth. When I called her the next day, she said that she had started working on getting the requested items together and was working on writing her hardship letter. We made an appointment to meet so that I could photograph her house, collect her documents and get her signature on the listing agreement.

The short sale process can be rather long, but it is really not difficult if you have a good Real Estate Agent who knows the market, who has the patience to work with your mortgage company and who understands that pricing needs to be correct at the beginning. This week, I am scheduled to take new short sale listings in Decatur, Lithonia, and Snellville. Maybe when I go to the Decatur listing appointment to work with the homeowner in this story, I will meet another neighbor who needs to sell their home.

DeKalb County Offers Free Curbside Recycling!

If you are a resident of DeKalb County, Georgia receiving sanitation collection services from the county, you can participate in the countywide recycling program for FREE!! This service covers Unincorporated DeKalb County, the City of Lithonia and the City of Dunwoody. DeKalb County started offering free curbside recycling in September of 2012 to help decrease the amount of waste going into the landfills. This free recycling service is extremely easy and convenient. All you have to do is sign up and the county will deliver an 18 gallon blue box for recycling your paper products; this includes junk mail, cardboard, old phone books, newspapers, and magazines. You also get 100 extra large plastic bags for plastic items, glass and aluminum cans. The DeKalb County Sanitation Department will come by once a week to pick up your items to be recycled. That's all there is to it! Easy! You don't have to worry about taking your recycling anywhere anymore because it is picked up curbside from your home. Bank of America Short Sale Moving Along Smoothly

So far, I have to say that I am very impressed with the Bank of America short sale specialists with Dignified Transition Solutions. I listed 1509 Evergreen Hollow Lane in Conyers, Georgia in mid September, we got an offer on October 5th, I submitted the file to Bank of America through the online short sale management system called "Equator" on October 8th and today, October 22nd, we received our short sale approval letter. Yes, this short sale with Bank of America is indeed moving along very smoothly.

At this point, the buyer will perform inspections this week and the buyer's lender will order the appraisal within the next week. We expect no problems with either of those actions, so I will keep everyone posted on our journey to closing. I look forward to selling this gorgeous five bedroom, three bath, two story home in The Preserve at Travers Creek in Conyers. I enjoy doing short sales and even though they can be challenging, when the pieces come together, it is a wonderful thing. In this case, the buyer is getting a beautiful house for a good price and the seller is getting relocation assistance funds from Bank of America in order to move on with life without a mortgage that is no longer affordable.

How to Repair Your Credit and Get a Better Credit Score in 2013

Many prospective home buyers call me regarding my listings and it makes me so sad when they tell me that they want to buy a home but they have a low credit score. I tell them that most lenders require at least a 620 credit score to provide FHA financing, so they will have to get their credit score up if they want to become a homeowner. Since I say this several times a day, I decided to write this post to let everyone know How to Repair Your Credit and Get a Better Credit Score in 2013. You don't have to pay a service to repair your credit, you do it yourself with some time and focus.

The first thing you must do to start your credit repair is assess your situation by ordering your credit report from all three credit reporting agencies. You can do this for free in Georgia by going to AnnualReport.com. The Federal Trade Commission (FTC) states that "AnnualCreditReport.com is the ONLY authorized source for the free annual credit report that's yours by law. The Fair Credit Reporting Act guarantees you access to your credit report for free from each of the three nationwide credit reporting companies — Experian, Equifax, and TransUnion — every 12 months." This means that once a year, you can order your credit reports from each of one of these companies (Equifax, Experian, and TransUnion) for absolutely FREE though AnnualCreditReport.com. Just go to the site, enter your state and follow the directions. After you have done ordered all three for the first year, you might want to spread your credit reports out every four months for the next year (example: order Experian in January, order Equifax in May and order TransUnion in December). This way, you can see what your credit is doing all throughout the year.

After you have received your credit reports, sit down in a quiet place and look them over carefully. Look for any errors in your credit reports like accounts that still show a balance when they should be paid in full. If you have small items like old utility bills or small medical bills, call the creditor and ask if they will remove the item from your credit report if you pay them. Even if they say no, still PAY THEM!! The item might not get removed, but it will show paid in full which is important to improving your credit score. If you have larger items like a car repossession or a large medical bill, call that creditor and try to arrange a settlement or a repayment plan. Make sure that you get this arrangement in writing and have them agree to report these payments to your credit report.

The next thing that you can do to help you to improve your credit score is open a secured credit card. The benefit to opening a secured credit card is that this new credit card will report to the credit reporting agencies and help you to establish yourself as a good candidate for new credit because you will pay this card ON TIME! Check out some options for a secured credit card from some sites like www.firstpremier.com, www.orchardbank.com and www.premierplatinumcards.com. Even Bank of America has a secured credit card.

Raising your credit score is going to require that you make a lifestyle change. You will have to settle old debts and curb spending. Sometimes lower credit scores are the result of something that happened that was out of your control like a job layoff or a medical bill. You can recover; just keep working on paying off bills and stay focused on the ultimate prize: Becoming a Homeowner! Remember that a good credit score opens doors for you to have lower interest rates and keep more money in your pocket. Try following the plan above and you will be able to Repair Your Credit and Get a Better Credit Score.

My Client Bought a Home with No Money Down Using the Georgia Dream!

I have to say that I am feeling like a proud parent right now. Even though it was not my child who bought the home, it was one of her friends. I helped a very smart young lady buy a home with no money down using the Georgia Dream Program Downpayment Assistance Program. The process took a little longer with the mortgage people than a regular transaction because of the extra steps involved in underwriting her loan, but it was all worth it.

My client works in a hospital and therefore is eligible for the PEN (Protectors, Educators and Nurses) which is a program within the Georgia Dream Program. Under PEN, anyone employed in the following categories is eligible:

Protector: Any branch of the Military, Any Police or Sherriff's Department Employee Officer, Firefighter, EMS

Educator: Teachers, Anyone who works for a school or daycare

Nurses: Anyone who works in a hospital, doctor's office, dental office or nursing home

32. Set up closing with attorney.

33. Keep MLS up to date with various status changes.

The Way to Properly Fold the United States Flag

In celebration of Independence Day, many people may be displaying the United States Flag. Please see the proper way to fold the flag as taken from usflag.org.

1. Two persons, facing each other, hold the flag waist high and parallel to the surface of the ground between them.

2. The lower striped section is folded, lengthwise, over the blue field of stars. Hold the bottom (folded) edge and the top (open) edge together securely.

3. Fold the flag again, lengthwise, folded edge to open edge.

4. A triangular fold is started along the length of the flag, from the end to the heading by bringing the striped corner of the folded edge to meet the open edge.

5. The outer point is turned inward, parallel with the open edge, forming a second triangle.

6. Repeat the triangular folding until the entire length of the flag is folded.

7. When the flag is completely folded only the triangular blue field should be visible.
