During a buyer's market, does a higher cooperating broker(buyer's agent) commission make a difference? Since I have an engineering degree, I always enjoy analyzing statistics. As I work predominantly in Oceanside, CA, I use a tract home neighorhood(Rancho Del Oro) of about 1600 single family homes built between 1986 and 2002 which has good turnover rates and a median price to keep my eye on changes in the market.

The homes range in size from 1833 to 2860 square feet and were originally priced in the mid $300,000s. Today's values are low $500,000s. There are also optional floor plan variations for dens, lofts, retreats and more in 3 to 6 bedrooms.

Sycamore Springs is 136 homes built by Beazer Homes (http://www.beazer.com/) around 2002. Four models from 1682 to 2749 square feet including two single story choices. Original prices were in the $300,000s and today are in the $500,000s. HOA dues are $88 per month which includes a pool, tot lot, picnic tables, and half basketball court. There are no Mello Roos.
The streets include Teal, Bluegrass, Cobalt, Cerulean, Prussian, Midnight, Azul, and Aquamarine. Oceanside School District (http://www.oside.k12.ca.us/). Mission View Estates by Fieldstone (http://www.fieldstone-homes.com/) was constructed around 2003. Three two story homes ranging in size from 2990 to 3516 square feet were available with original pricing in the mid-$400,000s. Many of these same models were available in the northern half of the River Ranch community also built by Fieldstone. The biggest difference between the two communities was location. River Ranch has no views and is right next to Hwy 76, while Mission View sits high on a hill with over half the homes having great northern or other views. Panorama Ridge is by Heritage Pacific Homes (http://www.heritagepacifichomes.com/home.htm) and located in the east part of Oceanside near Melrose.
As of 2/20/08, it appears none of the Heritage Pacific websites are working. For now, you can call the Panorama Ridge II sales office at 760-630-9090.
Panorama Ridge I was 25 homes constructed in 2004. A lot of interest was generated by these homes due to a nice combination of floorplans, lot sizes, and view lots. There are about 100 homes on the streets of Arvita, Glendora, Tropea, Niguel, Castellano, Manteca, and Panella with original pricing in the $300,000s and today's values in the $500,000s.
