During a buyer's market, does a higher cooperating broker(buyer's agent) commission make a difference? Since I have an engineering degree, I always enjoy analyzing statistics. As I work predominantly in Oceanside, CA, I use a tract home neighorhood(Rancho Del Oro) of about 1600 single family homes built between 1986 and 2002 which has good turnover rates and a median price to keep my eye on changes in the market. During the seller's market here in the San Diego area from 2002-2005, I saw the buyer's agent commission was typically at 2.5% for 2/3 of the listings in the MLS, and at (3 comments)

Douglas Crossing built by Centex Homes (http://www.centexhomes.com/) in 2003 consists of about 179 homes in 5 models, two of which are single story. Lot sizes average 6500 square feet. The homes range in size from 1833 to 2860 square feet and were originally priced in the mid $300,000s. Today's values are low $500,000s. There are also optional floor plan variations for dens, lofts, retreats and more in 3 to 6 bedrooms. Street names are Manteca, Teal, Mendip, Spencer, Eliot, and Longfellow. HOA is about $100 per month and shares the community facilities of Arrowood including the Luiseno Park. This may have been the (0 comments)
Sycamore Springs community in Oceanside California near the Arrowood development - 10/27/07 06:23 PM
Sycamore Springs is 136 homes built by Beazer Homes (http://www.beazer.com/) around 2002. Four models from 1682 to 2749 square feet including two single story choices. Original prices were in the $300,000s and today are in the $500,000s. HOA dues are $88 per month which includes a pool, tot lot, picnic tables, and half basketball court. There are no Mello Roos. The streets include Teal, Bluegrass, Cobalt, Cerulean, Prussian, Midnight, Azul, and Aquamarine. Oceanside School District (http://www.oside.k12.ca.us/). Being right next to the Arrowood Community, you get the benefit of nearby golf, and the new Luiseno Park including baseball fields, picnic, playground, and tennis. (0 comments)

Mission View Estates by Fieldstone (http://www.fieldstone-homes.com/) was constructed around 2003. Three two story homes ranging in size from 2990 to 3516 square feet were available with original pricing in the mid-$400,000s. Many of these same models were available in the northern half of the River Ranch community also built by Fieldstone. The biggest difference between the two communities was location. River Ranch has no views and is right next to Hwy 76, while Mission View sits high on a hill with over half the homes having great northern or other views. Panorama Ridge Community in Oceanside California - 10/27/07 05:22 PM
Panorama Ridge is by Heritage Pacific Homes (http://www.heritagepacifichomes.com/home.htm) and located in the east part of Oceanside near Melrose. As of 2/20/08, it appears none of the Heritage Pacific websites are working. For now, you can call the Panorama Ridge II sales office at 760-630-9090. Panorama Ridge I was 25 homes constructed in 2004. A lot of interest was generated by these homes due to a nice combination of floorplans, lot sizes, and view lots. Sizes ranged from 2590 to 3321 square feet in the 3 models. Orginal pricing was from $500,000 to $650,000 depending on home size and view. The streets are (0 comments)
Canyon Crest in Oceanside, California near to the Arrowood Community - 10/27/07 04:13 PM
Pinnacle Communities (www.PinnacleCommunities.net) built the four floorplans of the Canyon Crest community in 2002. The homes range in size from 1602 to 2660 square feet with only the largest model being a 2 story. There are about 100 homes on the streets of Arvita, Glendora, Tropea, Niguel, Castellano, Manteca, and Panella with original pricing in the $300,000s and today's values in the $500,000s. HOA dues run about $100 per month with no real community amenities, and there are no Mello Roos. The school district is Oceanside. Many homes have nice views of the open space to the west and the Camp Pendelton hills. (0 comments)

Real Estate Disposition Corporation Foreclosure Home Auction Part III Today marks another auction occurring at the San Diego Convention Center. While I did not attend today's auction, I took a further look at the results from the last auction on August 18, 2007 concerning homes in Oceanside, CA:1. No additional homes have closed escrow that were on the auction list2. 3839 Vista Campana S. #32 in Oceanside's 55+ community of Oceana is still listed in the MLS since 6/8/07 now with an asking price of $164,9003. 4477 Pala is still listed in the MLS since 6/6/07 now with an asking price of (3 comments)
