I came across an article written by Don Miller published on the NuWire Investor site highlighting an alarming and growing trend - walking away from homes rather than opting for Short Sales in Phoenix.
Don leads off with:
"A growing number of homeowners who owe more on their mortgages than their property is worth are opting for "strategic default," which means walking away from their homes, even though they can afford to make their monthly payment."
and provides later in the article:

BUT.....How much time are we wasting doing it ourselves?  Would it be easier if we were able to turn it over to someone else?  Is $350 or $400 worth the easier life, more time and more potential sales?

According to new Treasury data released yesterday, about 300,000 Americans have received permanent loan modifications. But a higher number of homeowners are being denied permanent modifications and are being dropped from the program.

We're starting to see an unfortunate trend as some real estate agents are becoming "economical" with the truth.
For example: "737 Transactions closed in 2009 - I specialize in Short Sales"
One would be mis-led to believe that a large number, if not all, of the above, were closed Short Sales - when in fact, they were REOs - a very different proposition.
Another that came across the radar - but has now vanished:  "More than 2,000 completed last year - specializing in Distressed Properties - Short Sales and REOs!"

Lead paint poisoning affects over one million children today. Adverse health effects include learning disabilities, behavioral problems, and speech delays. If not done in a lead-safe manner, renovations and repair activities that disturb lead-based paint can expose children, as well as adults, to harmful levels of lead dust.
