Strategic Defaults Increasing - 05/31/10 10:36 AM
I came across an article written by Don Miller published on the NuWire Investor site highlighting an alarming and growing trend - walking away from homes rather than opting for Short Sales in Phoenix. Don leads off with: "A growing number of homeowners who owe more on their mortgages than their property is worth are opting for "strategic default," which means walking away from their homes, even though they can afford to make their monthly payment." and provides later in the article: "Now, the country has too many houses and too many homeowners in trouble. Consider:

Should I Just Do It Myself? NO!!! - 05/30/10 08:29 PM
A prime candidate for the services of AnotherMe.com Via Todd Picconi (Stapp Home Realty): I am one of the only Realtors who has been selling 18 years and still does their own Transaction Coordinating, right?
BUT.....How much time are we wasting doing it ourselves? Would it be easier if we were able to turn it over to someone else? Is $350 or $400 worth the easier life, more time and more potential sales? I'm debating what to do with this? On the one hand, I like the control it gives me to know all was done my way, disclosed my (2 comments)
Is your blog relevant? - 05/30/10 08:19 PM
A re-blog from the master BB. He was here when I arrived in 2006 - and is still going strong! Via Bryant Tutas-Tutas Towne Realty, Inc: Hi folks. I wrote this post almost 4 years ago. At that time ActiveRain only had about 1,000 members. And already we were writing about how to blog!! I think the information is as relevant today as it was back then. What do you think? Is your blog relevant? I have read several post recently asking this question. It’s an excellent question but because it’s so subjective how do we know? I am new to this and (1 comments)
Why I Hate Social Media! And You Probably Do Too But Won't Admit it! (A REVISIT) - 05/27/10 09:49 AM
This gem from Jeff Dowler! Via Jeff Dowler ~ Carlsbad Real Estate ~ 760-840-1360 (RE/MAX Moonlight Beach (CA DRE Lic. # 01490977)): I wrote this about 9 months ago, and Bob Stewart thought it deserved another visit. I like sharing my opinions so I can't say I disagree. I reread it, and I don't see that my thinking has changed. I enjoyed writing this - the reality as well as the sarcasm - and hope you find it worthy of a read, whether you agree or not. After all, we're both entitled to our opinions. I would be curious about what YOU think. I (2 comments)
Strategic Defaults Increasing As Homeowners Choose Not To Pay Their Mortgage - 05/24/10 02:39 PM
And we will see plenty more in the Phoenix area Via Ilyce Glink (Think Glink Publishing): According to new Treasury data released yesterday, about 300,000 Americans have received permanent loan modifications. But a higher number of homeowners are being denied permanent modifications and are being dropped from the program. New data from the University of Chicago and Northwestern University found that strategic defaults jumped in the first quarter of 2010. In fact, last quarter, “more homeowners voluntarily defaulted on their mortgages and chose to walk away from their homes than the total number of mortgages permanently modified to date under the Administration’s year-old (1 comments)

Via Alex Chang (Roost): You've probably never hear of "EdgeRank." But if you're serious about online marketing, you need to get your mind around it quickly. It's more important than SEO and will make or break you on the most important place on the web: Facebook SEO as a marketing strategy for Real Estate is dying. Here's why: #1) For the the vast majority of Real Estate agents and brokers it is already dead on arrival, and has been for several years. Let's face it, only 5-7 players consistently win on any local keyword string. Are you one of those? Long (2 comments)
Via Audry Wolff (Solutions Real Estate): The report on April 2010 home sales in The Villages at Queen Creek is Now Available! The average price per square foot on sold homes in The Villages at Queen Creek was $71.74 with an average of 48 days on the market. This report should be viewed as a trend report. Since all homes are unique and factors such as condition and location will affect value, a home evaluation from a professional is recommended before taking any action on your home. LIAR! LIAR! - 05/12/10 01:29 PM
We're starting to see an unfortunate trend as some real estate agents are becoming "economical" with the truth. For example: "737 Transactions closed in 2009 - I specialize in Short Sales" One would be mis-led to believe that a large number, if not all, of the above, were closed Short Sales - when in fact, they were REOs - a very different proposition. Another that came across the radar - but has now vanished: "More than 2,000 completed last year - specializing in Distressed Properties - Short Sales and REOs!" Here's the punchline - the "more than 2,000" were ALL BPOs - (5 comments)
Lead paint poisoning affects over one million children today. Adverse health effects include learning disabilities, behavioral problems, and speech delays. If not done in a lead-safe manner, renovations and repair activities that disturb lead-based paint can expose children, as well as adults, to harmful levels of lead dust.
On April 22, 2008, EPA issued a rule requiring the use of lead-safe work practices aimed at preventing lead poisoning in children. On April 22, 2010, the rule becomes effective and firms performing renovation, repair and painting projects that disturb lead-based paint in (2 comments)
