One consideration when quoting Average Days on Market to a prospective Seller, and when structuring the length of the listing agreement, is Price Point of the Property.
Here, above $300K, Days of Inventory gets significantly longer the higher the price point.
Translation?
The higher the price point - the longer one can expect it to take to sell.
